It’s more of a 4.5 due to always feeling like this location is understaffed and the long wait for your drinks. That’s aside, Glad they opened one up in Rowland after I usually go to the one in San Gabriel area. Expect to wait a bit, but this place is great to get your milk tea fix. Flavors are great, tea, toppings, etc, but expect to wait as they are very busy. I wish they would choose to open up in places with better parking.
The prices can’t be beat, especially when toppings (boba, pearls, tea or coffee jelly) are free. Normally with the low prices, it’s “you get what you pay for,” but the quality is above that. Everything tastes great and you can definitely get your fix at a very reasonable price.
Now don’t expect the best quality tea, this isn’t the place for that. But if you just wanted to buy some above average milk tea while also getting boba or pearls, this is the place.
Personally I’m a fan of the pearl milk tea with coffee or tea jelly added depending on my mood. For $3-4, it doesn’t break the bank like some of the other milk tea places nowadays. Pearls will last until the next day if you can’t finish your drink vs getting normal boba.
They also have a mango pomelo sago that I enjoy. While not blended like yifang’s version, I really like this one and it saves you a few bucks.

This is the second location, there is another location in San Gabriel on valley blvd and Del Mar. I have heard feedbacks that their teas are pretty decent so I came and ordered one to experience. I ordered the Ovaltine 70% sugar with coffee jelly. I like the taste of it, not too sweet and the coffee jelly didnt overtook the paste of the drink. I would recommend people to come and try their stuff and i would come back to try another drink next time.
