I am EXTREMELY DISAPPOINTED with my stay here. I had a contract to stay here for 12 months and wanted to leave after only being there for 6. After strong resistance for my request to leave from the management company & the building I left after 10 months with my deposit. If I had just left when I wanted to they would have taken my deposit of $2.2k. ROOM - I had the two bedroom apartment, the room was nice enough with a great view. The ISSUES that I did have was that there was constant LOUD building noise that started EVERYDAY at 6am that went on till 6/8pm or if you were lucky 3pm. So even if you wanted to sleep in on Sat/Sun that isn't possible. Then there was a 7 week period where there was building noise from 10pm to 6am so you literally COULDN'T SLEEP as there would be constant ridiculously loud noise that you could still hear with ear plugs in through nearly THE WHOLE DAY & NIGHT it was an absolute NIGHTMARE experience. The flat smelt of SEWAGE! I reported this to the staff immediately upon moving in & nothing was done to rectify this issue the whole time I was there. I resorted to just pouring bleach down the drain 1/2 a day. I was on a high floor so it wasn't from the street, It seems that they have not designed the pipes correctly within the building & SEWAGE is collecting somewhere in the pipes, disgusting. MAINTENANCE - So one morning I suddenly hear loud drilling noise. I open my door to find out what is going on & the whole corridor is full of DUST. The maintenance are drilling through the concrete wall in the corridor. NO SAFETY precautions & no warning for residents. Drilling through concrete can release DUST that is DANGEROUS for people to breathe in & can cause long term damage. I explained this to the maintenance staff & the front office staff, I was looked at blankly. I left my apartment & stayed at a hotel for 2 nights but I appreciate not everyone can just do that. There were 2 younger children & 2 babies living on my floor so for this to be done was quite frankly HEINOUS & DISGRACEFUL. Pictures of this are part of the review. STAFF - Most of the staff that work at this building are friendly, very helpful & I have absolutely zero complaints about them. Unfortunately there is one member of the front desk team that is completely the opposite. Rude, unhelpful & pathetically arrogant. She always has a mask on (none of the other staff wear one) & I was completely bemused when dealing with her I simply couldn't believe how rude & arrogant she was to me consistently for over 3 months. Her picture is part of the review. ROOFTOP POOL & BAR - The view & the pool are amazing & was one of the main reasons for me moving into the building but again poor design & planning makes it unusable most of the time. If there is the slightest gust of wind it becomes like a scene from a tornado disaster with all the furniture & water flying everywhere. THE GYM - The fitness equipment in the gym is great, it has everything that is required & the boxing ring & equipment are outstanding. Again poor design & planning makes it unusable. The AC is physically too high so even on full blast it has little effect on the temperature in the gym & with design being all windows (great view) it is like a greenhouse & the temperature becomes unbearably hot. This makes it near impossible to train in there. I was forced to join a local gym around the corner but for me the rooftop pool & the gym had been the major reasons for me to come & live here. I could have just lived somewhere close to this location for half the price as the pool & the gym is what I was paying for & they were basically unusable. It was so DISAPPOINTING. Overall I would AVOID this place at all costs if I was a renter & I would be very thorough with my research if I was thinking of investing in any of this companies future developments as the amount of structural design flaws that I have witnessed is actually insane. Make sure you keep all your receipts when you pay your rent as this will be challenged at the end of your stay. 'all fur coat and no nickers.'

Staff & Management: My experience has been very pleasant. The customer service team is supportive, and the management always responds promptly to reasonable requests. I own a few other properties by different developers, and I can say J Tower’s management is among the most responsive and professional compared to others in Phnom Penh. Building Quality: The construction and finishing are quite impressive — good-quality kitchen appliances, solid doors, built-in furniture, bathroom fittings, and floor tiles. The building isn’t huge, but it’s well-equipped: kids’ playground, gym, sky bar, co-working space, and entertainment area — very family-friendly overall. Smell Issue (My Honest Take): I noticed some reviews mention a smell in the tunnel area. Personally, after living on the 11th floor (road-facing) with my kids, I’ve never experienced this issue once. If there was such a problem, I’d have moved out immediately since my children’s health is my top priority. Location: This is my favorite part — just steps away from my kids’ school (Bluebird International School), a few minutes’ walk to the mart and pharmacy, and only a short 5-10 minute tuk-tuk ride to local markets and restaurants. Super convenient for families. Final Note: Even my previous tenant, who stayed here for almost two years before moving out last month, never mentioned any issues with smell or staff. If there were real problems, he definitely would’ve told me. Overall, J Tower II has been a comfortable, convenient, and well-managed place for our family — a solid choice for anyone seeking a good-quality home in Phnom Penh. PS: This 2bedroom unit only $1250/m including management fees. The unit with balcony, and the washing machine with dryer function. Condo toilets really smell of sewage and I did like everybody else had to buy bleach. Toilet bowl always unable to flush as well and yes the maintenance prob not the first time they came already. I felt like for 1300 rental is overpriced. I get stress a lot everytime I had...
