I have been living at Fiori for about a year and absolutely love this place. I have lived in all different kinds of high end housing, from student level, to apartments with golf courses, etc. and Fiori takes the cake. Here are some of the big items I know I was wondering about when I was looking:
Issues from Past Reviews: When I was first looking, I found some reviews online that made me a bit nervous. I can say that all of those issues seem to have been fixed. The water problems were fixed with major investments (pump station installed) and reworks of the system. I have not heard of anymore issues here. Some of the original constructions was pretty shoddy but management seems to be working hard to fix this (for example many of the shower pans were installed incorrectly - mine was replaced without issue and quickly).
Noise level, guests, smoking, etc.: Some reviews complain about the guest policy but I think that is ridiculous. Read your lease when you sign. You are allowed 2 guests. That is it. It keeps the noise level down and keeps things clean. Similarly, there is no smoking anywhere on property and they WILL fine you for smoking. This is another reason the place is so clean. If you are looking to throw parties all the time or are a heavy smoker, probably not the place for you.
Staff & Maintenance: The staff respond expediently (sometimes within the hour) to any issues, are professional and trustworthy, and most importantly know what they are doing. Repairs are addressed and I have never had management try to dodge any issues. They often go above and beyond to make sure residents are taken care of. Having a concierge to trust with my dry cleaning and packages as well as to let up food deliveries is also a huge plus. It is also the cleanest apartment I have lived in.
Security - this is the most secure apartment I have found in Dallas and is one of the main reasons I chose this apartment. Everything is key fobbed and the staff make sure that doors don't end up propped open etc. The area around it also feels very safe and I have not heard of anyone afraid to go for an evening run. I believe there is also a police officer or security guard on site in the evenings.
Amenities - We have two pools, a skybox, wine room, two story gym, multiple lounges with tv's, coffee machines at every main door, 24 hour concierge, and the list goes on. Most of the stuff is under-used (wine room is kind of pointless) but the pools and gym get used pretty heavily and yet are always spotless. The pools close at 10 which is a little early on the weekends. I know a number of people who live next to the pool and they have never had any issues with noise. Think more relaxing spa than party at the Hard Rock, although on holidays it can be pretty fun.
Parking - most of the time parking isn't an issue and the garage seems very secure. If you come home at 3am, it might take you a while to find a spot. Visitors sometimes can have a tough time finding a spot to park on the weekends - the visitor spaces probably need to be enforced a little more but that is a tough prospect.
Age range - Most of the folks here tend to be young professionals - I would guess mid30-'s is the average. There are a few families and some young people fresh out of college but the majority seem to be business people. This really helps to keep the noise down but at the same time you don't hear of a lot of complaints from tenants against each other.
Pets - probably the most pet friendly place I have been to. Plenty of good sized dogs that probably would be over weight restrictions at many high end complexes. That said, in over a year, I have never seen and dog droppings anywhere on premises. As I said earlier, cleanest apartment I...
Read moreI broke my lease at Fiori. Absolute shame as living at this complex had been a dream of mine for years. Unfortunately, this would be the first time I've ever broken my lease and I've lived in a multitude of complexes over the past 11 years. Never once experiencing what I have at Fiori or through UDR. Please note, I gain nothing from leaving this review. I'm writing this for prospective residents as I wish I had received this level of transparency beforehand-- I would have never signed a lease.
For 8 months, I had the unfortunate circumstance of living underneath a neighbor who was in a domestically abusive relationship. Every night, I endured being woken up during all hours of the night (primarily between 1-6am) hearing shouting, things being banged, screaming, dragging...everything and anything you can possibly imagine, I experienced.
For months, I reported these occurrences to the leasing office, elevated up to the director, called the cops. I took voice recordings, videos, images of their dog's urine leaking over onto mine. I took every form of evidence possible to the office requesting for help. It became so severe, I was terrified for the safety of my neighbor alongside my own safety. I no longer invited my friends or family over. I moved back to my family's home for 3 of the 8 months. I broke my lease at 10 months.
For months I endured living in complete uncertainty of whether or not another explosion would occur above my head. I wouldn't take my shoes off when I entered home. I was always prepared to run out at a moment's notice for my own protection and sanity. The concierge staff knew me by name, as I'd run to them for safety and help often. For them, I am truly grateful for their support and assistance. While it was not their responsibility, they came through more than the own management 10/10 times.
I went to the leasing office for 8 months, begging, crying for a solution. I requested to be moved to another unit repeatedly, to receive compensation for the months I was unable to reside in my own unit, to evict the tenant. Instead, I was told to stick it out, continue recording the occurrences for documentation because evidently my own mental well-being was out of the question. It would take days, at times even weeks to receive a proper response. The leasing office continued to fine the resident until their eventual move-out however never once did the office come to me with a solution. The standard response was, 'what would you like us to do'. At one point, a staff member from the office even told me, 'we have not taken care of you the way we should have', yet they had another 5 months to take charge, make an impact and nothing was done.
I'd like to reiterate, I wish for nothing from Fiori or UDR. I broke my lease, I paid the termination fee, I moved to another complex and management company entirely. Frankly, I should have done this way early on but I kept giving the community management a chance to come through, rather than look at repeated actions and understand the reality that their words only go so far against actually delivering.
While my situation was unforeseen and truly unique, I believe the character, morality and ethicality of a company is tested during these times. Fiori, specifically the leasing/management, failed in caring, protecting and supporting one of their residents. And for that, they have lost myself alongside any referrals from my end permanently.

Read moreUpdate: My mechanic just called, someone has attempted to leave my car on blocks and steal the tires here at Fiori. I noticed it immediately after it happened first thing in the morning. I thought it was a bad bearing but my mechanic called concerned. They failed to steal the tires because I have a specific key. However, he said that the front left tire was just millimeters from being successfully removed and that had I continued to drive it, the tire would have come off while driving. Others have had gas siphoned from their cars very recently as well. There are ONLY cameras in the elevators and amenities. This means that you could easily murder someone on the premise and use the stairs to leave or catch an employee in the garage, harm them and leave or return to your apartment unnoticed. Honestly feeling grateful that this did not cause an accident, just dropping here in case you have a luxury vehicle or rent cars professionally-then I wouldn’t recommend parking here I love where I live. However, we’ve not had hot water since February 23rd (written June 25th) and while we’ve been courteous and the staff have as well, it has been difficult to live here without hot water. We were told by maintenance that this is normal. Multiple residents have confirmed that this is not normal. Even both concierges were shocked when I let them know that we’re in this situation. The saving grace are the concierges. Mansour in particular is highly professional, sincere and always speaks well of management and the building in general. The facilities are typically clean, the people are kind and it feels safe. The only other BIG NO NO are the cockroaches. They’re so bad in both pool areas that many of the residents have met and bonded over a freak out near the pool. This is because they are unusually large and come out in DROVES at dusk (ie: 30+ come out together). I’ve seen groups of residents submit maintenance requests with pictures of cockroaches, but the issue has still remain unaddressed. Pros: safe, calm, predominantly clean Cons: no hot water, the largest cockroaches I’ve ever seen😭😂 Edit: Our water heater was since fixed (July 2024) when a maintenance worker advocated for a new heater, Michael. Then today Michael completed all 5 work orders I submitted less than 12 hours prior in under 30 minutes! Incredible work ethic Edit: Our apartment flooded in each room. The flood started on the 5ths floor and flooded unit 538, 438 & 338. After speaking with a long-term resident, they were able to walk the property and show me which units flood yearly. If the property is listed well below the other units you are seeing, there is likely a reason. We are fortunate to have family near by, but if you travel often, work a lot or do not have a great support system nearby I would not recommend risking it.
