The Cortez Plaza Apartments has new administration since June 2023. My experience as the Maintenance Supervisor with the tenants was extraordinary, contrary to the support provided by the Property Manager. I was personally involved in preparing several apartments for new-move in tenants, and conducting inspections of the units. The complex requires a mayor renovation. The electrical systems and circuits are very old. This is a mayor fire safety concern in conjunction with the visible mold in several AC units and between walls which were reported to the Property Manager working for Meadow Wood Property Company, LLC. The pest control is a serious problem in the complex. I recommend to spray inside the drop ceiling area in the kitchen, where you can observe hundreds of OOTHECAE (roaches eggs). The response from the Property Manager was “that the pest control service doesn’t include the kitchen ceiling area because will be an extra charge “. The plumbing systems are also a huge concern. The toilet floor flanges located at 2nd and 3rd levels, leaks directly into the drop ceiling at lower apartments, causing the bottom apartments to receive wastewater.
There are additional safety and health concerns that must need to be addressed in order to protect the community of Cortez Plaza Apartments. Read morePlace is loaded with loud obnoxious residents that take to partying all hours of the night all week long in the parking lots and apartment walkways. Throwing their trash wherever they feel like it. Paying for things like Valet Living that doesn't always pick up everyone's trash and doesn't show up on the days they're supposed to. Pay for pest control that rarely if ever services the complex. And make no mistake, this complex has bad pest problems ( roaches and fleas are bad ) Repairs that go unresolved for months if at all. Especially if there's issues with the air conditioning. The claim that it's not a necessity is just lazy. This is Florida, it's a necessity in the summer. Residents shouldn't have to pay out of pocket for alternative means to keep their apartments cool during the summer because the owner doesn't want to upkeep the buildings. The units themselves are not modernized, dingy, and poorly maintained. All these are clear indicators that the owner only care about how much they can jack rents up without having to do anything to warrant the increase. Finally, we recently got a new property manager that seems to only be here to collect a pay check and doesn't care about the real issues that are becoming worse with each new bad tenant that is moved in. Kasie is amazing, she has worked a lot to make so many positive changes to the apartment complex, and was always very open in communication with me, and fast to respond.
However my rating goes down do to things that were out of her control. I was there for 2 years, first year in a 1 bedroom, I moved to a 2 bedroom with a roommate the 2nd year. Towards the end of my lease, I no longer had a roommate and was hoping to move back into a one bedroom by myself. I was denied this, with no reason other than "they aren't permitting anyone to transfer apartments". This alone was a major let down to me because I actually did enjoy this apartment complex, and its location. I honestly wish I would have gotten a better reason...
