My boyfriend and I just recently moved into these apartments. We have moved into the smallest floor plan the have available. The application process was a breeze, and the office staff was extremely patient and courteous with any questions. Fast forward, we have signed our lease, we've moved in for the most part, time to turn in our 48-hour inspection. I don't want to be charged for anything I didn't do, so I meticulously went through and marked everything I could find. Chipped paint, to a dingey shower head plate, to some holes in the window screens, and some water damage to the ceiling from the previous tenants. I wasnt there when my boyfriend turned in the sheet, but he told me the office staff was appalled. I don't blame them, considering how amazing everything else was. Brand new carpeting, brand new fridge, dishwasher, and oven.. they probably thought they hit the nail on the head. However, when I came home from my second job, I was happy to find every single item I had listed on the 48-hour inspection had been addressed. Brand new window screens, every paint scratch touched up or entirely repainted.. dryer lint collector replaced... I mentioned a lot of things, but they managed to fix everything I had put on the sheet. Overall my first few days in these apartments has been amazing. Very attentive; I feel well taken care of. I would recommend these apartments to friends or anyone looking.

It has been a year, and we have officially renewed our lease. The previous year had been pleasant. I wish we could give them more than 5 stars. Of course no place is perfect, but every time something is wrong and we make a maintenance request they come that day if not the next. We've had two major issues, both immediately taken care of. Once our washer's load capacitor had begun to melt (fortunately we were home) and had begun to fill our apartment with smoke. We turned off the machine and I went straight to the office and told them. It wasn't 10 minutes before the head of maintenance was here tending to our needs. The other happened today. Our A/C went out while we slept. I was prepared for the worst, because I have always heard horror stories of how some people have to go over a week without A/C in Texas heat. We went to the office and informed them of the issue and went to breakfast. By the time we came back they were already working to fix it. We left again to run errands and when we came home our apartment was freezing. It amazes me how quickly they took care of us. We informed them around 12 PM, and by 5 PM it was fixed. They staff is always polite, we have never had any bugs, they are always contacting us after requests to make sure everything has been taken care of, the environment is very relaxed, people always walking, children outside playing, no issues with neighbors or loud music, and you can't beat the quality for the price. They finally returned my deposit after receiving a Demand Letter from my lawyer. Appreciate them finally retuning it; however, it shouldn’t have taken that much for them to return it.

I generally don’t make reviews; however, a lot of these reviews don’t talk about how the management staff is incredibly shady and this complex is nothing more than crooks.
This being said, I was between Preston Bend and another apartment complex, given I was moving from out of state, and put forward an application to both places. I can guarantee that if you’re looking at Preston Bend, then you can easily find another apartment just as nice, if not better, that has a management team that doesn’t try to take advantage of you.
After being approved for both leases, I decided to go with the other apartment complex, which I understand by signing the application agreement at Preston Bend, then I would forfeit my application deposits.
This being said, I was more than happy to forfeit the $60 application fee; however, Preston Bend is REFUSING to give back my security deposit, despite me retaining 3 separate pieces of documentation clearly outlining that I had $250 put in for a security deposit, which according to Texas property code is NOT and CANNOT be considered as a part of an application deposit.
I have several email threads and documentation supporting that they simply are refusing to give me my security deposit back and that they legally cannot do this. This being said, they are still making me go down the legal route, which the only reason I can do this is that my work provides me with legal benefits.
The purpose of this review is to CAUTION anyone on doing business with a company that takes advantage of people like this. However, the customer service was horrible and got worse as the year went by-specifically, the management. I never worked with Sherry, who seems to have gotten good reviews here. Abigail was not friendly and did not care if she was rude over email. There was a woman in the front office I spoke to who was kind-I think her name was Natalie. Make sure you keep records of everything you sign because they never send a copy or keep it in the resident portal. When I moved out I got trapped into the TERRIBLE trash policy. If you leave it out by your door after the random hours that are not clearly communicated, you will get charged $25 PER BAG. So, I left 4 bags out when I cleaned my apartment, and got charged $100. Ridiculous. Also, when I moved in, it reeked of cigarettes. No matter what I tried, it didn’t go away. When I complained to the manager, they apologized, then came to check it out during the work day and claimed to smell nothing. The whole year, if I went away for the weekend, I came by and it stank. They were not clear about the smoking policy, and I got the bad end of it. There was also rarely communication from the leasing office during power outages or severe weather events. All I remember getting was an email reminder to let your faucets drip…but when the power would go out, we got nothing. When I got my move out statement, I mailed them a money order, and they never received it. They also told me that I had to overnight part of the payment or else it would get sent to collections. I had to practically beg for an extension. Finally I drove up to the leasing office and turned in my new money order.
