I am going to try my best to make this the most honest review of Tuscan Heights, because I don't believe in writing reviews while pissed off but I also believe people should know what they are getting into. I lived here for a year in a 1 bedroom on a third floor. Here is my list of pros and cons for this place. It wasn't the worst place to live (speaking as someone from NYC) but I'm definitely glad I moved out. Pros: 1. Slightly cheaper prices compared to other places, but be warned they will spike the rent up by 13% when your lease is up for renewal after 1 year and claim that the market justifies the increase. I didn't think the significant increase in rent was justified due to the quality of the apartment itself and the quality of the apartment complex in general. After doing some research, I found several other apartments on the market for the price range TH was asking for that were much better quality. They did offer to negotiate the rent increase with me but by that point I decided I could do better, and I did. 2. The apartment was clean and I didn't have any pest issues (except a squirrel living in my wall for a short period of time - TH did take care of that pretty quickly). 3. There is a King Soopers right across the street which made shopping super convenient. 4. They have a small pool and gym for residents but it was under renovation and inaccessible for the vast majority of the time I lived here. Cons: 1. TH doesn't adequately repair some of the more major structural issues they have with some of their apartment buildings, mine was one of them. There were clearly holes in the roof of my building. Pretty sure that's how the squirrel got into my wall. Additionally, there was significant water damage to the ceiling of the breezeway just outside of my apartment, which caused a large area of the ceiling paint to sag, then break, and leaked water badly every time it rained hard. Eventually, this started causing water damage in my own kitchen! When I reported this, TH would superficial fix the breezeway ceiling but then when it rained the water damage just came back and the same thing started all over again because they never bothered fixing the core issues and just did a patchwork "for appearances" fix. This happened a couple of times during my time living at TH. When this water damage started working its way into my own apartment, which I reported right away, they never fixed it despite my reporting it months before I moved out. You can look at the pictures to see what I mean. 2. The laundry facilities are just horrible. This was a MAJOR con for me. The washers and dryers broke down often. I don't know how many times I had to hand wring out my wet clothes because the washers wouldn't drain or had to spend extra money because the dryers wouldn't work and I had to move laundry to another dryer. There were NEVER any "out of order" signs on the machines that were broken, so you pretty much rolled the dice hoping you didn't get a broken machine every time you did laundry. The laundry facilities are repaired by an outside contractor, so TH would just tell you to report it to them. I did this MULTIPLE times and even when the machines were fixed, they didn't stay fixed for long. I got so fed up that I started doing my laundry at a local laundromat instead of dealing with the mess that are TH's laundry facilities. 3. The parking spots at this place are horrible. They clearly tried to squeeze as many parking spots as they could and it shows. These are the smallest parking spaces I have ever seen and expect to get plenty of dings on your doors as a result. 4. There are some crime issues here. There are literal crack heads living out of their cars in the parking lots. I have no idea how they are getting away with that, as parking permits are required. Additionally, someone was shot by Federal Heights PD in the parking lot during my year living here. In conclusion, I am very happy I moved. This place was a good spot to move in and save some money until you can find a better spot, which is why I am giving it 3 stars.

I would give zero stars if I could. Nothing but one problem after the next moving in here. Broken things, chipped paint, holes in ceillings, bird droppings all over the place, roof caving in on balcony and in hallway. Poor maintenance men couldn't keep up if they tried, this place is so broke down. Nosey neighbours....the last straw causing me to write this review is we wake up to a neighbour calling in the middle of the night saying our car was getting towed. Tow guy says it is because no parking permit-WHAT??? There was ONE email put out about this (MONTHS AGO) to which i responded with an email posing a question since no one ever answers at the office to "make an appointment". No one ever answers the phone and the few times i HAVE gotten through the excuse is " I am just a temp"....SO No reply and no notices, or anything and 300 dollars just to get my car out of tow. Finally someone answers at the office and lady has an attitude basically saying "too bad for you" not in so many words. The people in the office are hostile and act against the residents like this is a war zone or something. Unbelievable and TERRIBLE.

these people are the absolute WORST. I've lived here since 2019 and have experienced god awful services with them. to put into perspective I am always very hesitant to ask for maintenance requests for a lot of reasons. my Nintendo switch was stolen right out of my home back in 2019 and they made no effort to do anything about it. the detective on my case stopped returning my calls as well. after that I always make it a point that I MUST be home when they come, and I almost never mention the real reasons why, which is because I am always worried someone will steal from me. I say things like "My dog is very aggressive to people when I am not home" thus I need to be home when they come to conduct business. this last service request I made about my AC not working I noticed some notes saying the exact opposite of what I really said, saying: "its okay to come in when I'm not home" and "my dog wont be a problem because he will be locked in my room". I did not say those things and if my intuition is right I think the person who made my request did it purposefully out of spite. they show no patience with their tenants and if they dislike you for any reason they will give you attitude right off the back every time you come in. the guy who wrote my request is a prime example of this, he acts annoyed and bothered every time I call to ask for an ETA on maintenance because I stayed home from work to make sure I am there for the maintenance and I always mention my preferences for being home when they come over, he even says things like "yeah yeah I know you want to be home, yada yada" so why did he write those notes saying the complete opposite of my preferences? they show no care for us tenants and you had better hope you made a lasting impression on the person you talked to otherwise you will get nothing but attitude and impatience when you come in. they have terrible and unreasonable policies as well. Tuscan heights is known for their beautiful balconies but you are only allowed two chairs and plants on your balcony. no grills, no bikes, no holiday decorations, ect. and they enforce this with warnings of eviction if you don't comply. also, you are absolutely not allowed to smoke anything on your balcony or inside your apartment. not smoking inside I can understand, but why can we not smoke on our own balcony we pay over $2000 a month to live in? you have to walk off property in order to smoke vape or cigs. also, you are not allowed to do any kind of maintenance work on your vehicles on property, and they enforce this policy with threats of eviction for non compliance. totally unreasonable policies with a huge lack of understanding of our own preferences on how to live. all this would be okay if the office staff treated us like human beings instead of being bothered by our very existence. and let me tell you, its VERY easy to tick an office staff person off. I had to show proof of my renters insurance and every time I came in thinking I had what they were requesting I was met with anger, hostility and lack of patience. I emailed state farm multiple times and they were just as confused as I was about what Tuscan heights was requesting from me until I was encouraged to walk in with the same form I was presenting many many times before and zoomed in and said "is this what you were looking for?" and after all that hostility and making me feel like I was wrong and she was right and I was just a huge bother to her, wasting her precious time she looked at it and she completely changed her attitude in that moment and said "ok, ill add it to your file", and long after that she still treats me like a huge bother and you can just tell right off the bat she has it in for you and shows you nothing but attitude. if you choose this place as your next home I highly suggest you be home for every maintenance request and/or inspection because these people cannot be...

Sense I'm stuck here due to finance reasons I figure I'd notify the public about this place. This is my 3rd review. Management changed and has gone down hill as well as maintenance. So they have this mobile website that residents here can log in to pay their rent, make service requests and message the staff if needed. I've messaged them a few times. No response I have service request for maintenance and and they take their sweet time. I understand everybody is having to be safe due to the covid-19 pandemic but seriously make an effort to answer emails and take care of service requests. Answer your phones. Oh wait your phone is out of service. What's that about? This is a folliw up review. Nothing has changed. I've complained to Stacy numerous times and all she does is give me excuses. And claims that she'll write the noisy neighbor a letter. AGAIN REPEATING MY SELF. I know we all have lives to live. However there comes a point where enough is enough. The neighbor's constant noise late at night is BS! I have to turn up my TV and turn on my fan in the attempt to drown her noise. Which fails.(FYI we have central air) This neighbor knows very well that people live below her. And she can control how heavy she walks Because you can tell when someone is purposely stomping on the floor. I had to call the cops on account that this neighbor is constantly fighting with the guy of the week. Luis the guy who did get in touch with me said he was going to return my call after I had explained to him what was going on. .He never did. I've been in other apartment complexes and they did not put up with neighbors disrupting other neighbor's lives. It's not just her stomping on the floor. It's her slamming doors, fighting and throwing objects over her balcony at whom ever is with her, she's vacuuming late at night, constantly dropping heavy objects on the floor, the ground in front of our balcony is littered with cigarette butts. I don't smoke and my guests use an ashtray. AGAIN these people claim they care. They only care to fill their units and line their pockets. I don't need anyone telling me about apparent living. I've lived in apartments all my life. I've never had this much trouble with neighbors till now This is a case of disrespectful neighbors and management who doesn't care. If I could afford to move. I would. I shouldn't have to. I have a right to live in peace in my apartment. I have a right to feel safe and not worry that some one is going to throw something over their balcony and possibly hit myself or someone else. I should not have to lose sleep because of a noisy neighbors. Don't move here unless you want to lose sleep and complain on deaf ears. ________________________I've complained to them several times about the neighbors upstairs being noisy. Especially at night. Yea we all have lives to live and a right to live our lives in our rental. But we also have a right to a peaceful and safe life in our rental. All they come up with is "we'll talk to them. We can't control them." Then they suggest a transfer for me. Why should I be the one to move. I'm just trying to live my life. I don't bother anyone. This is neighbors with lack of respect. And who retaliate because they were told they were being noisy. This apartments may be nice. But they don't care about tents. I've done research and if a neighbor is being excessively, noisy and it's disrupting other's lives especially at night something should be done. If I could afford to move I would unfortunately I can't. I'm on a fixed income and visually impaired. This isn't a nice place to live in....
