No idea how this place has so many positive reviews. They literally ask for you to leave a 5 star review here before you even move in. (Review is long cuz theres a lot to point out so sry in advance) 100% paying for location here. The apartments are EXTREMELY dated and unkept, even the “renovated” ones. The interior layout is just horrible and wastes so much space. There’s cracks all through out the baseboards and walls. The day we got here the apartment was covered in dirt and so much dust just floating in the air. There were clear boot prints in the carpet and on the panel flooring in the kitchen. The closet that holds the laundry machines had so much dryer lint all over it and behind the machines. The dryer barely worked and it was later discover to be due to the fact the ventilation hose in the back was broken. On top of that, the dryer had these black tar looking stains in the inside that were impossible to remove. The air filters in the intake vent for the ac were covered in mold, the vents themselves were layered with crusted dust and hardly had any airflow in the bedrooms. We filled a vacuum three separate times vacuuming just the living room before the carpet was actually clean. The bathroom fan started spitting out little black pieces so I removed the cover only to find the entire inside caked with dust and what looked like mold. (see attached picture) Probably the most disgusting part was the dishwasher. Not even a week into living here we noticed little black pieces of something on the dishes in the dishwasher after running it. See the video I have attached to see the extent of how much built up grime and mold were in there. It was very apparent that extremely little was done in terms of cleaning before we arrived. There is plenty more I could touch on, like the amount of cockroaches and crickets you’ll see in the apartment. The disgusting sewage smell that happens almost every night in certain areas of the complex. The fact that there are cigarette butts, dog poop, and pieces of broken glass all through out the grounds…. I mean the list is practically endless. The only good thing here is that maintenance request are usually taken car if quickly, literally the only thing and why I’m giving 2 stars instead of 1. I was also charged for things I was told I would not be charged for even after doing an in person walkthrough and specifically asking about those things. I called and talked to them about the condition of the place when we arrived and they were very apologetic and offered to have people come clean in a day or two which didn’t help at all since we were just moving in and had no where else to go so. I told them I didn’t want to pay a cleaning fee and was told I wouldn’t be as long as I had marked things on the move in check list. Thank god I took picture because come time for us to move out they tried charging me the whole cleaning fee. I had to insist on doing a walkthrough with one of the staff members and it wasn’t until I showed her the pictures that she finally agreed to not charge us for cleaning. I had mounted a tv on the wall so there were 4 bolt holes in the wall. I pointed these out to her and asked if I would be charged for it as I could fix it myself if need be. She assured me it was no big deal and I wouldn’t be charged. But once I get the final invoice theres a 100$ charge in there for patching the holes. I’ve called twice about it and always talk to a different person who say someone will call me and no one does. The last person I talked to suggest to contact the billing company…. I contacted them I explained the situation and they told me to talk to the office staff…. Whom I still have not heard back from. Do yourself a favor and do not move here! The move in process is extremely easy and expedited which is nice but I now think it’s because they want to get people in here and signed on a lease before they actually see how poor this place is. I’ve noticed the also get bad reviews removed and as I said earlier, ask for new residents to leave 5 star reviews.

The staff initially seems nice, the rent is reasonable, and the apartment and surrounding area are decent. The gym is well-equipped, and the maintenance team is reliable. However, the appliances are quite old. My biggest issue is the predatory parking enforcement. My truck was towed for expired plates without any notice. I had been using my other vehicle for a week while waiting for my registration to be renewed and sent to me. There is no reserved parking here, there are plenty of spaces available and it was clear my truck is not an abandoned vehicle. Adding insult to injury, there is an obviously abandoned vehicle parked right next to where my truck was that has been untouched for months (photo attached). So why was mine towed and not this vehicle? Now, I am facing a $600+ fee to retrieve my truck from the deplorable Kwik Tow company. I pay my rent on time, pick up after my dogs, and take care of the apartment and have had no problem with the staff. Yet, this is how I am repaid—with a “sorry that happened, we didn’t have your license plate on file.” You would think a 7 billion dollar company like Cortland could afford to cover the $600 fee over the misunderstanding to keep a happy customer but the manager mentioned that wasn’t an option. It was clear my truck was not abandoned, but they seized the opportunity to legally steal my truck and hold it for ransom over expired tags. I guess they think they are the police or ADOT around here, I wouldn’t be surprised if management gets a percentage of the tow fee, which is why they are so eager to tow cars around here. If you’re thinking of moving here think again bc your car might be targeted -update, I couldn’t care less about the generic owner response likely written by AI that is saying a whole lot of nothing, I’m still paying $600+dollars bc of you guys and your error of not having my license plate on file to notify me about my truck. This could have easily been avoided. Towing it over the holidays too really shows how much you care lol

We have been at Cortland for about 4 months now, and I have no complaints! Everyone in the office is incredibly kind and down-to-earth. The maintenance crew are the same, and will give a wave as they drive by. There always seems to be weekly events (nacho bar, coffee bar, meet-and-greet for new people, events for children, etc...) and there are rotating food trucks that come to the complex. The grounds are kept up, and I haven't had any issues with obnoxious neighbors. From our front door, it takes literally 10 minutes to walk to downtown Gilbert, so we have been taking advantage of that and trying all the restaurants. The Powerline Trail is right behind us so it's great for dog walking/exercising. For the price point and location, I rate the complex 9.5/10 (Bonus points for the letter board when we first moved in! 🤣) EDIT- I just read some of the older reviews, I believe there has been a change in management in the past year. I have not had any roach/mosquito/AC/or water issues. Management will send out several emails and texts if they need to do something (water needed to be shut off a couple times because of an underground leak, but it seems to be fixed now). I will update this review if anything changes in the near future.

Honest, Factual Review...

I have lived here since August of 2013. Like any apartment complex, this complex has pros and cons. This place is cheaper than most complexes around, has covered parking, and is really close to downtown gilbert. With a few changes this complex could be great, but I don't see those changes happening any time soon.

Here is what I have experienced...

First off, don't believe what you read on the website. I'm pretty sure the only reason there are 7 reviews (as of July 3, 2014) is because there have only been 7 people who have left positive recommendations... I left a review on the website stating the FACTS about the complex and it was never posted. I know others who have done the same. So the statement that it is "100% recommended" is completely false.

On the website it lists amenities such as basketball, racquetball, and tennis courts. One of the main reasons I liked this place (at first) was because it claimed to have a racquetball court. Since I have lived here the racquetball court has been out of commission. I don't know how long it was out of commission before I came and I don't see it being usable anytime soon. The basketball and tennis courts have cracks in them and form large puddles when it rains, or even if the water from the sprinklers gets on them. Puddles also form in the middle of a lot of the grass lots and in the middle of the parking lots, in the morning I often have to jump over a puddle to get to my car. It's true the complex is quick to address your individual maintenance requests, but as far as upkeep of the complex as a whole they are lacking.

As far as the individual units are concerned, I think it depends on the one you get. The apartment they showcase doesn't look like the apartments you will actually live in. That apartment was probably decorated professionally. The actual units do not look that good. The walls of the complex I'm in have been painted many times. When we first moved in they had to replace the seal around the door because it had been painted over and was sticking when you closed the door. I'm pretty sure they patch holes by putting tape over them and painting over the tape. They painted the inside of the cupboards and as a result, our dishes stick to the cupboards. In some places there are the remnants of staples or pins in the walls with the tips of them painted. The carpets are worn and lightly stained. I cleaned carpet once and I think with a little work they could look better (they don't look terrible).

The website says there is a gourmet kitchen, but I'm not sure what is "gourmet" about them. You get a fridge, a dishwasher, an oven, and a sink with a garbage disposal. Depending on the unit you get you may get older appliances, my wife and I were fortunate to get a unit with fairly new appliances, but a lot of other units I have seen don't. My wife does like the amount of counter space there is.

I should also mention the train. Depending on where you live the train may be quite loud in the morning (I live on the SE corner near the tracks) If you live by the dumpster it may be noisy as well.

Overall I think the tenants are pretty nice, at least my neighbors are. There are a lot of tenants that smoke if that matters to you. Sometimes if your door is open the tobacco smoke will come into your apartment. There isn't supposed to be smoking or drinking in or around the pools, but a lot of tenants do it anyway and the management doesn't seem to care too much. One of the pools is right by the office and I see tenants smoking and drinking there in plain view of the management office and they don't do anything. I suppose that is good news for you if you are a smoker, but if you are like me and have small children, I'd rather not have them exposed to it, especially when it's in an area where they aren't supposed to.

All in all, if you are only planning on living here for a few months it may be tolerable, but if you are looking for something a bit more permanent, spend a little more money and get something...

The people in this office need to be recognized for everything they do for their community. I do not care what anyone says on this site about how the staff is incompetent because that is not true. I have been here for the past two years raising my daughter. Throughout those years I have not been the best of tenants. I had the cops called by the neighbors for yelling back and forth with an ex multiple times. I have called the front office and cursed out staff which was very wrong of me given the situation. Even with all my poor behavior the staff in the office still smiles and greats me every time I walk in there. They still have treated me with such respect that I do not deserve from them.

I had planned to move out only for the reason of getting a 3 bedroom so I could have an office and more space for storage. I had everything set up to move at the another complex 2 months prior to move. I put down a deposit and was ensured many times that the new apartment elsewhere was going to be mine. The day before move in and lease sign the other placed called me and said I cannot move in and to come get my deposit which was really messed up.

So now I'm suppose to be moving out of Heritage Pointe in 10 days and have nowhere to take my daughter. The panic thinking about being in a hotel room or my car with my baby was terrifying. The feeling of helplessness is something I will never forget. I called the front office at Heritage and told them what had happened with the new place. and my situation. What do you think the staff did after having to deal with me for two years as a nightmare tenant? THEY TOOK CARE OF ME LIKE I WAS THEIR FAMILY/BLOOD. The staff went out of there way to help me and make sure I have a place to stay still at the complex which I should have never tried leaving in the first place.

I will never forget what they have done for me and after my being so difficult to deal with. From the front office managers and staff to the maintenance crew they are amazing people.

Aside from my big long sob story the apartments are very nice. They are renovated inside with dark grey wood floors on the lower levels. The kitchen in the two bedroom one bath is so open and inviting. The square footage is not the most impressive but the price per square foot is really good. Location does not get better than this. Upkeep to the outside is very nice. They just renovated the main pool and its very nice. I do not have a pet but there is an amazing facility with a gym and a pet shower which I have never seen before.

Don't let anyone's bad review make you reconsider if you have an opportunity to rent here. They will treat you like...
