Bonus star for being in a great location, close to restaurants / bars / parks. Loses stars for poor maintenance and management. I am now eight, going on nine, months into my current lease and still dealing with fixes that were supposed to be completed before move in. Hidden Fees - Amenities not included. The common areas (pool, kitchen) were closed the first year and a half I was here, none of those fees were refunded even though they said they would. The first time I tried to reserve the kitchen area, I was told that I could not - I had to just show up and use it if no one was there. When I showed up to use it, concierge came up to kick me out, saying that I couldn't use it unless I paid for the reservation. When I argued that we didn't have to pay an additional reservation fee, he said in fact someone else reserved it. I waited. There was no one else. I also pay extra for parking. Flooring - the floors were damaged when I moved in. Some water damage, impact damage and gaps from where the pieces weren't measured correctly. The gaps are over a centimeter at largest, and occasionally will stub your toes or lightly cut your feet if you are walking in your apartment barefoot. Floor transition - came loose and raised. A variety of fixes include gummy silicone exuding an inch from the transition to blue painters tape, which is still in place. Doors - I think previous owners had a pet. The doors look like they were chewed on all over. Laminate is gone in several areas, sub layers of the mdf are exposed. The fix was coloring it in with a marker. The front door will not close unless you force it. This has still not been addressed. Paint issues - I was charged over $700 on my move out from my last apt where I never put anything on the walls. Zero holes. Some trim here was painted sloppily, with paint marks extending onto other surfaces that were not supposed to be painted. The rest of the apartment was never painted, which we were holding off until the fixes were completed. At this point, don't think it will be addressed until after I move out. Paint is discolored in the shower, not sure if it's a leak or just condensation that doesn't dry out. Appliances - Came rusty, dented. Maintenance said all of them are like this so they can't even switch out the doors/etc. They did replace the rusty dish rack. Windows - I know of two that shattered in the building - the ones in between you and the world. Maintenance said it's the way the building flexes sometimes, I don't know. One of them was the apt above mine. Over the course of a month I had a lot of glass shards on my balcony. They came to clean it in the first week, left a bunch of shards behind & never came back. Thermostat - It swings five degrees. Maintenance suggested I get a nest and replace it myself. Trash  - Always sitting out in the hallway area in front of the chute, takes awhile for someone to come clean it. At some point we had flies coming up the elevator shaft for a couple weeks because of trash at the bottom level. Review getting too long, other issues: amenities constantly closed. The garage door to parking left open for a year or so while tenants had their cars stolen or vandalized, building would not assume responsibility and deferred to their own insurance. Key fob. Multiple issues with access and losing access. No bathroom exhaust fan for 6 months. Several tenants have HVAC problems. Re: management. I have emailed, called, shown up in person dozens of times to address these issues. The main response I would receive is, "We don't cover wear and tear" before they'd even take a look. Then after some hounding, someone would come by, make promises, and then not show up for repairs. They have missed countless appointments and follow up calls. After the missed appointments and not hearing from them in weeks, they'd say they thought it was magically resolved because I didn't say anything. In my last in person visit to the building management, instead of speaking to me and dealing with the open issues, I was asked to send another email that they could ignore.

Moving to Houston a few months back, I moved to another hanover building. I am a Hanover fan now. Every building is better than the next. Montrose office management team is amazing, but no one beats service to people living here like the maintenance supervisors Dulla. He truly cares and loves his buildings, and it shows. The apartments are amazing, I chose the K unit because of its views, with 4 large windows overlooking the Galleria skylines and the other side overlooking downtown. I think I choose, right! The apartment is an open floor plan, and the kitchen is a great size with a lot of storage. As you know, my thing with closets. This apartment didn't fail me. It has one walking closet, average size, and one small walk-in closet. I do love that the guest bathroom is not attached to the room like many other apartments. The master bedroom I am a little sad because it's small, it does fit my king-size bed, but not the whole night stands, but it's okay I found a solution. The balcony is also a nice addition to this unit if you love looking at the sunrise and sunset and have a drink. Only negative there is a glass divider with your neighbors so if they are out there chatting and you are out there you might over lap, but so far we had amazing neighbors so we hardly see each other. There is a gated garage, but the best part there is a basement garage for those who have luxury cars and want them in a reserved parking and away from many other cars. Inside the basement garage, there are single garage units for those extra luxury cars. Amenities: The gym is a little small and can get crowded at some parts of the day, but it has good machines. The club house is beautiful and big for nice parties and it's also hidden so it's not mixing. It also holds a large table with chairs for those dinner parties you want to host. The theater is nice as well. Well, that's all for now. I hope you enjoy touring this building. I definitely ask for Joanna she's a super friendly leasing agent, and Keith is the office manager, and he's is just as amazing. Thank you, hanover, for another amazing building to live in.

With not much time to spare, the quick work of the staff and Property Manager Keith made the credit check process short, and it took only four business days to receive the lease agreement. Since the previous tenants were living there before our move-in date, we couldn't do a visual tour at the time of the contract, which made us worried. However, upon arrival, my unit was excellent. Especially, the leasing consultant Nhu perfectly handled all the special requests regarding the carpet and many other tasks that needed to be checked before moving in, even taking care of the things needed for the Pods moving. When Nhu was off, I went to the leasing office for some maintenance work. And this time another leasing consultant, Alexandra kindly and meticulously resolved everything. I really appreciated her willingness to actively help residents. Particularly, this apartment has valet staffs at the first-floor lobby who help just like in a hotel, and as soon as you enter the door, there is a concierge. The staff here communicated systematically and efficiently with the leasing consultants in the office right behind the concierge, helping to ensure a successful move. If anyone is moving to Houston, Texas, I would recommend this apartment. From the staff I met in the basement cargo room to the apartment entrance, concierge, leasing office, and maintenance, everyone was kind, responsible, and communicated well with each other, ensuring no delays. Especially the maintenance manager, Gerson and the team member, Pedro are incredibly fast, friendly, and genuinely help us live comfortably in the apartment without any inconvenience. If you need leasing assistance or an apartment tour, please ask Nhu and Alexandra, and you will feel they are genuinely there to help you.

When Nhu was off, I went to the leasing office for some maintenance work. And this time another leasing consultant, Alexandra kindly and meticulously resolved everything. I really appreciated her willingness to actively help residents.

Particularly, this apartment has valet staffs at the first-floor lobby who help just like in a hotel, and as soon as you enter the door, there is a concierge. The staff here communicated systematically and efficiently with the leasing consultants in the office right behind the concierge, helping to ensure a successful move.

If anyone is moving to Houston, Texas, I would recommend this apartment. From the staff I met in the basement cargo room to the apartment entrance, concierge, leasing office, and maintenance, everyone was kind, responsible, and communicated well with each other, ensuring no delays.

Especially the maintenance manager, Gerson and the team member, Pedro are incredibly fast, friendly, and genuinely help us live comfortably in the apartment without any inconvenience.
