Be careful about this apartment complex! Don’t let the buildings fool you. Management is horrible! Move in First of all we moved in to the apartment with stains on carpets. When we asked for shampoo service they kept sending us emails about how busy the assistant manager was. Then we brought our stuff, and they told us to move out everything to shampoo the carpet. They never did. The Apartment had an awful smell. I sent them an email about it. Assistant manager came to our apartment and he said it smells food when I did’t even have time to cook in my new apartment. Work Order Our heater didn’t work in winter. When I submit a request for repair, they didn’t show up for a week. At the end they blamed us for not calling them. Staff Staff is looking so nice, but whenever you have a problem, instead of solving the problem they keep talking about company policies. For example, we had a problem with their online payment system. Eventhough, we had enough money for rent, system didn’t take the money. On the 5th I received a very rude call about the payment, late charges and Non-Sufficient charges. I went to the office with payment confirmation email to show them. Then they asked us to prove that we had enough money in the account. I sent them the statement, and assistant manager said that “You are not my only customer, I can’t take a look at your statement and calculate how much money you had on the first day of the month. You must go to the bank and bring me a letter that shows you had enough money in your account on the payment day”. Safety If you have a car worth little more than 10k, this is not the place for you to move in. Before we moved in, we heard that 2 cars got stolen. We asked office staff about that, and they said yes it is correct but they have police officers in the property now. After we moved in a car got stolen in May. My roommates car was messed up bc of their maintenance work in the garage and they didn’t take any responsibility and any action to investigate the unfortunate event. Also, 2 theft event have happened. They just sent us an email to lock our doors properly. Entry&Exit This looks like a high priority prison. In order to get in to the garage you would need your remote control which is normal and good. From garage to hallway you would need your home key which is an electronic system key. To exit the property you’ll need your remote control bc it doesn’t open when you get close to it. That means, when you have a guest, you would have to walk out of the property for them to exit. Thefts keep happening tho. Floor Plans As an architect, floor plans are waste of money. If I drew a project with apartments like they rented us, I would fail in university. No sun light anytime of the day. Windows looking inside the balcony which is too dark. To sum up, if you don’t want to pay a lot of money and get a horrible apartment and service for one year, don’t even get near to this property or any Pearl properties. My experience was so bad which words are not enough to explain it.

The apartments are reasonably sized and priced, but that's where the good experience ends. As other reviewers have noted, this place has a serious issue with car theft. Just two days after my tour, there was another "incident," proving you should take everything they say with a grain of salt. I was told application fees were waived, but the full truth was hidden—they're only waived if you move in. I was also assured the security was excellent, yet the parking lot was broken into before I even signed a lease. The "security" is just a person talking remotely through a speaker, not an on-site presence. I was pressured to "apply today because this offer is the best we ever had," only to see a much better promotion three days later. When I asked about the new offer, I was simply told, "tough luck." The disconnection between management and leasing agents is crystal clear. When we asked to see the unit before moving in, they came up with every excuse imaginable, which made me feel they were hiding something. The leasing agent acted annoyed, as if showing us the unit was a huge favor. Despite all these red flags, we decided to give the complex a chance at the manager's request. However, when I called a day before the move-in to check if the unit was ready, the same leasing agent scolded me for ten minutes. She also lied about letting us know the unit was ready. At 5 p.m. the day before our move, we decided to cancel everything because it was clear the leasing agent didn't want us there, and we didn't want to be treated so poorly. I have never been spoken to so disrespectfully by a leasing agent. While the manager, Megan, worked hard to get us to reconsider, the agent's behavior soured the situation even more. Ultimately, we lost $130 and had to scramble for a new place, all because the leasing agent couldn't show us basic respect.

I've been living at Pearl Woodlake for some time now and I felt I had to come on and leave a review because of how great my experience has been.

The Pearl Woodlake Team: Hands down the best part of living here is the team running the show, which you will interact with on a regular basis, they are absolute rockstars. They are honestly the reason I'm taking the time to write this lengthy review. At the bottom I'll mention the other perks of living here but I need to start by giving the team their well earned recognition. Camille is the manager and she is always on top of the ball. We just went through Hurricane Berryl and our part of the city didn't have power for a whole week. Camille was sending us emails multiple times a day about all the follow ups she made with the utility company that day and what next steps were, she organized portable toilets to be installed on site for added convenience, she paid for an ice cream truck to come out for the day as a show of appreciation... like seriously, who goes to these lengths for their tenants? I've lived in other buildings where I received a single email when we've had a similar multi-day city-wide power outage, what a difference! The rest of the front office team also gets an A+, I've personally dealt with Gina and Gabriel and both of them have always been super respectful with me, answered any questions I've had, and helped me whenever something has come up. Jonathan with the maintenance team also deserves a shoutout. My AC wasn't working as well as I wanted it to in my bedroom, everywhere else in the apartment it was working fine. It wasn't broken but it wasn't working great either. I put in a maintenance request and honestly expected someone to come look at the AC unit and say well it's technically not broken and leave me hanging. Jonathon came out, found that there was a blockage in the duct, cut the ceiling sheet rock, fixed the problem with the duct, sealed off the ceiling sheet rock, and painted it in the span of just a few days, I'm seriously impressed.

The Property Basics: the property is kept very clean, all the amenities are in good working condition, and the way the compound is built, you feel like you're living inside a gated community which gives an added sense of safety.

Additional Perks: The compound is next door to Woodlake Park which has pickleball courts, tennis courts, a huge dog park, and outdoor grills which I take full advantage of.

Location: The location is excellent, you're just far enough outside of downtown Houston to be living somewhere quiet and peaceful while at the same time being a 10 minute drive from Memorial City and a 20-25 minute drive from downtown.

Definitely take a tour of this place so you can decide for yourself if you'd like to call Pearl Woodlake home. You won't be...

Horrible staffing at its finest. I’m so glad to be departing soon. I have been at this property since July 2017, and have encountered a series of issues.

First and foremost the community does not dispose of their trash properly, which causes it to smell in the hallways and garage area. The dumpsters sit outside of my window. My view everyday was trash piled up for days until they finally built a dumpster gate, but even still that doesn’t stop residents from disposing trash outside the gate and all through out the garage area where the trash chutes are.

Next I had a package stolen because the negligence staff did not ensure the prior resident no longer had access to the parcel. While speaking to the property manger she confirmed due to video footage that it was the prior resident who removed my package, and did not accept fault for this mishap. She also said that it was not up to the staff to take the proper security measures to prevent this incident from happening. To me that is as if my locks to my and mailbox were not changed before moving in.

The community gate is continuously malfunctioning and always open. Being able to live in a gated community is one of the reasons I moved here and with the gate always open, it is definitely a security concern for a single woman like myself especially since my job causes me to get home at various times of the night.

The last straw for me was today when maintenance came banging on my door like the police. Again I’m a single woman home alone. I asked who is it and when i heard “maintenance” I told them to wait a minute. As I was in my bedroom putting on my robe the banging ensued again. I opened my door and let the 2 maintenance men at the door know that I acknowledged them and was getting dressed, there was no need to keep banging on the door. As I was speaking they began to laugh. What a disgusting display of behavior! The younger maintenance man began to speak to me in an inappropriate and unprofessional manner so I let them know to leave from my home immediately. He then thrusted himself in my apartment and said he need to get something that he previously left behind. After retrieving the object he left my apt and I closed my door which he then kicked! I've never in my life felt such threatening behavior come from apartment staff. I immediately contacted the apartment manager who did not apologize nor try to rectify the situation. After a long day of work, this was the last thing I needed.

If you are looking for a pleasant experience from your apartment community I urge you to stay far far...
