Disappointment! Disappointment! I have never written a negative review in the past 12 years of renting apartments but it is unfortunate that I have to write this review to share my experience with other people who are considering renting an apartment in this community or any Irvine company apartments. So after 3 ½ years of my grandmother and I renting a 2 bedroom apartment, I had to move to the east coast for externship. To reduce the cost of living for my grandmother who now lived alone in a 2 bedroom apartment I contacted the community manager Janeth and asked her if it would be possible to transfer to a one bedroom. My grandmother is 86 years old and living with Alzheimer under 24 hr care. Janeth had us sign a 30 day notice to vacant the 2 bed apartment, pay a 250$ transfer fee and had us choose the most expensive one bed apartment in the community (saying that choosing the most expensive apartment the management be more willing to let us transfer). She got back to us after a week telling us to move on a certain date; 13 days after the notice of vacant was signed telling us that the 30 day notice would be waived. We moved my grandmother and two weeks after she got a bill for 1800$. 350$ for cleaning fees which we were ok with and 1450$ for moving before 30 day notice was due!!! After trying to get in touch with her she totally denied telling us she would waive the 30 day and insisted that we picked the earlier move in date and therefore are responsible for 17 days of Rent for the old apartment. This was all through email; she never returned my calls again. Obviously the whole point of us moving was to save my grandmother money, we would have never accepted to move on that day if we knew they’ll be charging us for two apartments simultaneously it is absolutely ridiculous. She totally played us! Unfortunately we just signed another year contract with them and have to stay in the community until our lease is up. After explaining what happened to us to two other friends who also live here they were shocked and we all will be moving from this community once our leases are up!! My advice: trust nothing they promise you over the phone. Have them give you everything in writing and any Deposit you have with them consider gone +some. There are way better communities with better management out there. These people don’t care about Loyalty, even after 10 years once you decide to move they will get out of you whatever they can. Read moreEveryone say The Irvine Company Apartments' rent is expensive. And they're not wrong. It is on the higher end of the rent spectrum, but do you know why it's worth the extra $? The maintenance team! Hands down. the maintenance team is amazing!! The peace of mind I get from not having to worry and search for a good service provider for when things break down, is seriously, priceless. When something is broken, I just submit a ticket and someone from the maintenance team comes right away, no question asked. Hugo is a prime example. He is one of The Irvine Company maintenance team members at Rancho San Joaquin. He can fix anything and fix it well!! Any time anything needs fixing in my apt, be it the microwave, the garbage disposal, a broken window pane from the golf balls, a leak in the pipes or just changing a light bulb. I just create a ticket and the next thing I know, Hugo is there to fix it! He always put on his paper bootie so he doesn't track dirt into the apt. He is polite, courteous, super professional and goes above and beyond at times. He knows how to fix everything! If he doesn't, then he know how to bring in another professional to fix it. He fixes the problem in the quickest manner possible and never fails to follow up afterwards to make sure everything is ok. Additionally, he is super patient and answers all my questions about what's causing the breakdown and why he does what he does to fix it. I can ask a lot of questions!! For me, this kind of good, prompt and reliable repair service that Hugo provides is so worth paying a little more in rent each month. In general, I am super happy at Rancho San Joaquin! It's a great little community here! But Hugo and the maintenance crew really puts the icing on the cake!! Great...
Read moreI would not recommend this community if you don't like: when management disregards your concerns and issue, they always say just "We are sorry" instead of any action stale marujuana smell and no any action on management side about it (even if you are point to the proper apartment with smokers) permanent issues with on-site laundries old kitchen appliances (that includes rusty fridge and frankenstein-like kitchen furniture) mold on the windows (they said - you can use some spray) mouse's smell within home to pay additional money for "awesome landscape" and have stale dirty water and "swamp smell" (streams and lakes) to have increase of rent just because of "market" even if prices around are decreasing
Also we had an issue with additional charge for carpet replacement (we were there for 3 years and when we come - there wasn't a new carpet as well). Plus, we were waiting about 3 months for toilet replacement and had just tales about "broken order".
