DO NOT CONSIDER MOVING HERE - SAVE YOUR TIME, MONEY, AND PEACE OF MIND This is a detailed review, but I urge you to read it all to understand why you should avoid this place. I've been renting for over a decade and have never experienced such poor treatment in any apartment. Even The Drake, with its own issues, treated me far better. If you're considering renting here because it might seem cheaper, trust me, it's not worth it. When we first toured a unit exactly like ours, everything appeared great—it was clean and spacious, and the appliances seemed to be in good condition. We checked in multiple times before moving in, and Marilyn, the leasing manager we dealt with, assured us everything would be ready. However, when we moved in a month later, the reality was far different. Upon receiving the keys, we asked Marilyn if the unit was clean and ready. She said it was, but mentioned we might need to do some "touch-ups." I understood that, but I’ve never done the “touch-ups” I did here anywhere else. What we encountered was far beyond minor touch-ups: Upon entering the apartment, a maintenance worker was still in the unit. The doors hadn't been painted, the AC units were dusty, and there was mold in the master bedroom AC. When we reported the mold, the property manager laughed at us. The refrigerator was damaged and taped up, causing items to fall out whenever we opened it. It took over a month and multiple complaints to get it replaced. The oven/range was old, scratched, and full of grease; the gasket was torn and needed replacing. The carpets had been replaced, but pieces were left all over the apartment; it took 2 full shark vacuum tanks to get it out. We asked for the windows to be cleaned due to dust allergies, but they were left with years worth of dirt and some grease. Some bathroom tiles were cracked, and many electrical outlets were improperly wired, requiring rewiring. We filled out a walk-in sheet and documented everything with photos. Chris, the maintenance director, visited and apologized, promising repairs would be done within the following week, but were eventually done weeks later. On June 26, we requested a discount, for the inconveniences. Marilyn suggested contacting their corporate office, but after weeks of trying, we received no response. We called numerous times but were unable to reach them, we emailed and got no response. When we finally spoke with Marilyn again, she said they wouldn't be able to offer a discount because we'd signed the walk-in sheet—contrary to her earlier advice. Some leasing associates have been rude and unhelpful. One acts unbothered, annoyed, and on the verge of rolling her eyes. If you don’t like dealing with tenants I suggest you find another job. If everything had been done before we moved in, these things wouldn’t have happened. None of you do anything unless we repeatedly go down and talk to one of you guys, and state what needs to be done. We are even more annoyed and angered than you guys. When we tried to speak with the property manager about our bill, she avoided us. We went down in the morning, she told us she was training someone and that she was busy all day, and that she’d call us when she was free. However, we did not believe she’d call us since that’s never happened. Later we went down again, and she was helping another resident. After that resident was done, we tried to go inside to talk to her, but they locked the door and wouldn’t let us talk. The property manager was doing something on her computer, I pleaded my question would take 5 minutes, but she just ignored us. Why was she able to help another resident, but when it came to us she didn’t want to? This felt like discrimination, especially as I am a hijabi Muslim and my father does not speak English well. These issues aren’t the only things that have been happening, numerous tenants are not pleased with how K&D and the leasing office operate. If you value your time, money, and peace of mind, don’t come here. This experience has been incredibly frustrating and disappointing.

I've lived here for 3 years now. I've never had to clean snow off my car on my way to work because of the covered parking at Gates Mills Place. I've never had to unload groceries in the rain, never had to get into a blazing hot car that's been sitting in the sun. That's just one of the awesome benefits you don't pay extra for here. My apartment is always warm in the winter and cool in the summer. The central AC unit swiftly handles the climate control with ease. I love to cook. My fully equipped kitchen with ergonomically designed layout makes creating culinary masterpieces a breeze. The food disposal and dishwasher make cleanup quick and easy. The bathroom is big enough to be comfortable yet not a monster chore to clean. Even with my computer running 24/7 and big screen TV, my electric bill is rarely more than $30. The common areas of the building are cleaned daily and the friendly maintenance employee that keeps it sparkling always has a kind greeting as I pass her on my way to work. The property has an online portal so I can pay my bill and submit maintenance requests from the comfort of my home. I haven't made many requests but the last time I did, I got a knock at my door about 2 hours after I clicked the send button on my request. The building has 2 exercise rooms, 1 cardio room with treadmills, steppers, and bikes and a weight training room with 4 or 5 machines. The indoor pool is open year round and an outdoor pool with barbeque area is open from Memorial day to Labor Day. It's located far enough from I271 so you don't hear the traffic but it takes less than 3 minutes to get on the freeway. I work on the West side of Cleveland in the Clark-Fulton area and commute a half hour a day by choice. I haven't found a better place to live as long as I've been in Cleveland.

Cigarette butts on the floor on the balcony, dishwasher was dirty, but the master bathroom (shower) was the WORSE. It has dirt and grime, a big crack in the middle of the floor as well. Marilyn assured me that this would be fixed by the time I moved in two weeks later. On my move in date I get my keys and “yuck”!!! Nothing is cleaned everything is still disgusting especially in the bathroom. I put in another request and they said they cleaned it, but it still looked the same. Since my move in date May 27th, I had put in at least 5 request with nothing being done to fix the situation. I cannot use the shower in my master bathroom (that I pay for in my rent) because it is not safe and it’s unsanitary. Currently looking into how I can take outside action and possibly move to another property. Please search for another apartment and don’t move in anywhere that says K&D management. Save yourself the trouble and headache. I wish someone would have warned me about the lack of care they take in their tenants, cleanliness, and upkeep of their properties. **pictures below represents how the master shower looked when I first moved in and after they said it was cleaned the 2nd and 3rd time.***

**DO NOT MOVE HERE**. I moved into Gates Mills west building at the end of May. Before moving in, I did a walk through with Marilyn and I saw some things that were not up to par. Resigned my lease. Had an issue with my air conditioner. It had been a week. It was new so they were having it serviced under warranty. But they didn’t know when that would happen. A heat wave was going to hit Monday through Wednesday with heat advisorys. I work from home. I wasn’t happy. MACK came through in the end before the weekend and brought me a new unit. Thanks to him. Mack has always been a very friendly professional prompt maintenance worker. I appreciate him so much. 5 stars for him.

Removing 1 star, the new people who are working in the leasing office are horrible. Ive had call returns ignored about my lease. Another one who was attitude of too bad for you. Needing a package and the building package lady never being at the counter during posted hours. Assured me she’s here just wait… 45 minutes later still waiting for my medication package. Horrible customer service. Wasn’t like that when I first moved in.

2nd star removed front office staff again. ROACH INFESTED REMOVING STAR 3 SEE PHOTOS I also have called 4 times, once a week, so over a month. I still do not have access to the call box to let anyone in including 911 personal if needed. They are short rude and don’t give a crap in the office.

Response to talk to the leasing office which is a waste of time as they are rude and disrespectful.

Removing 3rd star. Bug guy came my cat pointed out another roach 2 days later, my cleaners were here this morning.

Well management is having my google remove my photos. Today is 1/18/25 and there are active roaches as I photographed 1 last night. My toilet is not flushing completely and the maintenance request from is not working and hasn’t been for a few weeks.

1/21/25 My last update. They have their toilets rigged to only 1/2 way flush so dirty sewer bound water stays in the toilet bowls. They charge on top of rent for water and you can’t properly flush your poop and pee.

Good luck to new tenants. I can’t deal with cockroaches and used toilet water not flushing completely.

Today is 2/9/25 found 2 new roaches. Imagine this has been going on since October. The walls, pipes, ect have to be infested to a point of no return. Oh something I never complained about… the elevators will be down at least 1 or 2 not operating. Good luck if you’re on the 3rd and it breaks while you’re on it. Make sure you always always have your phone with you. And when all 3 are down well im on the 12th floor.

3/24/25 Updated thought maybe I was in the clear… Just crushed another roach. 🪳

4/10/25 its been like clock work every week at least 1 roach. Last week it was located in a paper trap they set up. Today it was running across my kitchen counter. 5 1/2 months I have dealt with someone else's bug problems. The don't care. Pictures up under google map site. Until they take them down again. Google should not allow that to happen.

My last 2 roach complaints were logged off and completed. This is my 3rd in the past 2 weeks. Found 1 in my dishwasher it’s 4:45 pm not even evening. Date 4/12/25 5 MONTHS.

So this will be my final over all review. The place is filthy in general. I washed clothes today and the laundry room was the filthiest Ive ever saw it. If you step on the grass you will 100% step in dog poop at some point. You will 100% find the elevators not working. And lastly you will 100% find other tenants garbage in the garbage shoot room. No one is forced to take accountability for their messes anywhere in or out of the building. There’s nothing luxury about any of the apartments and the last update as the brochure says was in the 80’s or early 90’s. If you are expecting that from reading the website well you are going to be extremely disappointed.

Today is my move out day!!! Just a few short days from a murder drug dealers. It wasn’t because of legal weed! Young teenagers and one 20 something adult. Lease at your own...

DON'T NOT MOVE HERE!

I am a family member of MG, we couldn't post a reply so I will be doing it on here.

The maintenance team that worked in our suite after we moved in was friendly, understanding, and polite, and we have no complaints about them. Their professionalism and kindness is the only reason you get a 5-star rating from other residents.

However, apart from the maintenance staff and the lady in resident services, nothing about this place meets acceptable standards.

We did not personally view or pick this specific suite. When we requested to see the actual suite we were moving into, Marilyn told us there was work being done and that we could only view a similar suite above ours.

If the issues were merely "cosmetic," we wouldn’t have spent over a week cleaning. The suite was covered in dust, dirt, and grease, which were extremely difficult to remove.

We understand the building is old, but that doesn’t excuse the mold-infested AC or your property managing laughing when we reported it. It also doesn’t excuse the unpainted doors upon move in.

Moreover, it’s unacceptable and ridiculous that we paid a significant amount of money only to be presented with a taped-up fridge, an oven caked in years of grease, and a torn gasket.

The suite only looked presentable because you repainted the walls and changed the carpet. If you believe our concerns were unjustified, reconsider. No one should have to live in these conditions, especially when you are more than capable of fixing it.

The workmanship on this suite was poor: mismatched window panels, faulty outlets, and a wrongly a installed dishwasher railing that made it hard to use. Instead of checking the apartment before we moved in, you failed to, and allowed us to move into a suite that was in this condition. Had you or your team checked in on everything inside the suite, all of these issues that we had would never have risen.

Your maintenance team, while friendly, is slow. During an emergency leak under the kitchen sink, a worker applied putty and promised to return with equipment but never did. We had to email and visit the leasing office a couple times to get it fixed, and even then, it wasn’t fully resolved.
