Constant issues with fire alarm system. MFD will come to clear the building, leave, and fire alarm will continue to sound for extended periods of time. Trash can overflow. My unit did not have AC for 3 weeks - even with portable unit temperatures reached 86-88 inside my apartment. Gated garage that is an additional $100/month floods and has consistent issues with the gate not working and so is unsecured. In the 2 years I’ve lived here have now gone without water for extended periods of time twice. Power has gone out on the whole building and key fob locks on the outside doors do not have power so you either can’t get in the door or the door is just open to anyone depending on the location. The security patrol has no access to the building or any contacts at the building. Location is ideal

The apartment is great!I just move in Memphis and I found this apartment online. At the beginning ,I was worried because I have to set up everything through phone calls. However,the fact is everything is great as described on the website. Staffs of Office are so nice,the environment is great,room is clean and big,moving process is smooth,packages are safe,the equipments are awesome.…What I like most about the apartment is the swimming pool!It is clean and beautiful!I enjoy spending here for a while at night! What is more,you just need to walk 2 mins to Walgreen and Kroger!So convenient for your daily life! Right now,I really love my new home in Memphis!And I appreciate the great service of the Office!The breakfast they had on Friday morning was so wonderful!!

The Citizen provides a safe, comfortable, and inviting space to call home. The management team (Brittany and Zach) is excellent and has addressed any issues I’ve had quickly and professionally. Overall, this place has been an excellent choice, blending convenience with comfort perfectly.

I've had a wonderful year living at The Citizen. The location in Midtown is fantastic, with an array of restaurants, bars, stores, and services just a short walk away. The convenience of having everything I need within reach has made daily life so much easier and more enjoyable. My apartment is cozy with a beautiful view of downtown Memphis and stunning sunsets. The Citizen provides a safe, comfortable, and inviting space to call home. The management team (Brittany and Zach) is excellent and has addressed any issues I’ve had quickly and professionally. Overall, this place has been an excellent choice, blending convenience with comfort perfectly.

I was a resident of the Citizen for a little over two years. The main positives of The Citizen are the security measures of the primary apartment building, location, the cleanliness of most common spaces, and friendliness of the leasing staff (when you can actually get in touch with them).

Which brings me to my next point: the negatives. First, the apartment itself is an older builder (used to be the old Holiday Inn in Midtown), so of course things are expected to stop working sometimes. Not here. Things stop working frequently. The main one being the security gate into the P3 parking. You pay $100 extra a month for security and the gate may work about 45% of the entire year. There was one stretch where anyone had access to our “secured” parking level for about 6 months. The elevators aren’t too much better either. They break down often, so just expect that inconvenience from time to time. Oh, and the fire alarms. There was one point where it felt like we had a fire alarm once a month. The worst one being randomly at 2 o’clock in the morning on a weekday.

My next point on the negatives is the difficulty of reaching the leasing staff and receiving follow-up from them. The leasing staff is very friendly, yes. But I would be lying if I said they were easy to reach any other way than physically going to their leasing office. If you call, good luck getting someone on the phone. And if you leave a message, don’t expect follow-up. Since moving out, I have been waiting for over 8 weeks for my security deposit refund. I have called and I have even visited the office for answers. I keep receiving the same short answers that don’t actually answer my question. If you don’t know, I’d rather you say “I don’t know” than to tell me one thing and it doesn’t happen. Recently I’ve called and left messages and haven’t had anyone call me back on the status of my refund. At this point, it’s not about the money that’s rightfully owed to me (okay, it kinda is about that too), it’s the lack of communication that frustrates me. And Ram Partners LLC’s corporate office isn’t better. I’ve called their Atlanta office and they NEVER answer the phone.

Overall, The Citizen is a decent place to live in Memphis. Would be better if communication and follow-up between from staff...

11/25/24 Update:

I ended up moving into The Citizen after my tour and here are my final thoughts:

My overall experience living here has been truly pleasant. There was a shift in ownership within the first month or so of me moving in, which came with a few hiccups but the management team handled the transition exceptionally well. They were accommodating in every situation I brought to them; showed a level of care for the residents that I haven’t experienced at any other property in Memphis. They consistently go above and beyond to make everyone feel at home.

The community events, complimentary exercise classes, yoga sessions, holiday activities etc all made me feel involved. I've lived in various states and this is the most "at home" I’ve felt in an apartment complex. Safety was the most important thing for me and I can truly say I felt safe here.

A special shoutout to leasing and management team—in my opinion, this property wouldn’t be half of what it is without their dedication and oversight. Like any property, there were challenges, such as fire alarms and water issues last winter (which were city-wide), but what matters most to me is how the team responded. They were diligent, transparent, and proactive every step of the way, keeping us informed and addressing concerns quickly.

Maintenance requests were handled quickly, and steps have been taken to improve areas like trash collection with the hiring of a new company, which has been a noticeable improvement. The fire alarm issue has also been resolved, and I haven't had any furher issues within the past few months.

I will genuinely miss living here. Thank you to Zach, Brittney, maintenance crew, and the entire team for making this such a positive experience. They truly are an incredible team, and I felt it was important to share my experience as a thank-you for all...

I thoroughly enjoyed living here. Ill start with the downsides I noticed. There were several people who lived or visited here who didn't respect the space. There was consistently trash in the garage but management tried hard to keep that at bay. There were only a couple of neighbors near me who caused any issues (loud after hours or leaving pets on the balcony). Again, when these issues were brought up to the new management, action was taken. So once the management changed, it felt like things were getting taken care of quicker and that they actually cared about the issues. Other than those things, living here was a treat. They often had resident activities to show appreciation: yoga classes, food truck days, pet appreciation gifts, parties, front door decorating contests. They have really well decorated and clean community facilities like the club room, pool area, coffee bar, gym. LOVED having a gym on site that felt private. It was a more expensive place to live but it seemed worth every penny for these amenities. Shoutout to Zach and Brittany (new manager) who took care of any and every concern, question, and friendly hello. Those two made me feel like they actually cared and wanted to make it a happy, safe place to live. If it weren't for the crazy cost of the world we live in right now, I would still be there.
