Already regretting buying here...
GATED: IT IS NOT A GATED COMMUNITY as it's advertised. There are NO gates, and no plans to add any around Laureate Park. This is false advertising.
AREA: The houses look pretty and the community has a lot of amenities, but this place is already beginning a rapid decline and it's not even finished being built yet. People toss trash on the ground, leave dog crap everywhere, let cats run rampant, peel out in the streets, blast music, wander into unfenced yards, let their yards get overgrown, and solicitors harass you at your doorstep daily.
NOISE: There are 3 primary sources of noise: planes, trains, and neighbor music. The trains will wake you up in the middle of the night, as will the idiots with fart cannons on their cars blasting club-volume music. Next-door neighbors blast loud mariachi or gangster rap Every. Single. Day. The planes actually aren't that bad in comparison, but there is seriously never a quiet moment around here. Massive disappointment.
CONCLUSION: Warning to potential buyers: If you desire peace and quiet, AVOID LAUREATE PARK! It's pretty now, but it's fast becoming the next Pine Hills.
Current buyers who are already on the hook: GET OUT FAST! This place is not going to retain value for long.
