Good tea with fresh ingredients! I've found this place to be a little inconsistent in how flavorful/watered down my drink is on a given day, but it's never flat out bad. I tried the strawberry matcha royale and it was very good, but I think I like Boba Guys version a bit better. Teaspoon has by far the best passion fruit tea, though (I think it's called the Ladybug) with real passion fruit seeds. Their toppings are good, too. Tried the brown sugar crystal boba for the first time and I like it even better than regular crystal boba. A good alternative if you want something that can be refrigerated and saved for later (regular honey boba is great, but loses its signature chewy texture if left in the fridge for too long).

Read moreI used to live in the neighborhood. I have no complaints for the shopping-center shops, but I do have issues with the ABYSMAL parking! It's maddening trying to run "quick errands" only to have to circle the lot multiple times until someone already parked is leaving. Or you park across the street at the shared Safeway-7-11 lot and, hopefully, your errand won't produce more than one or two bags that you'll have to cart across the street.
Otherwise, it's convenient to have both a CVS and Walgreens in the same lot, not to mention all the mom-and-pop stores (dry-cleaners, hair salon, music school, martial arts for kids, etc.) and eateries, including a Subway, Baskin Robbins, Una Mas (I think), a deli, and a Mexican restaurant (which only...
Read moreExtremely convenient for anyone living close by. Safeway for food and about 6 restaurants ( my personal favorite being Como Está ) two of which are Cafés. Two pharmacies and a dry-cleaning place. And for those who are interested a place for children woodworking, two for martial arts, gymnastics and rock-music. There is a all-leather-things and suitcase repair shop too I live two blocks away and I rarely need anything I cannot go and buy in Midtown.
