If you're looking for a relaxing, clean, and well-managed Panama City Beach family resort, keep searching. Our trip was plagued by a shocking lack of cleanliness, frustrating logistical nightmares, and truly exorbitant prices. From the moment we arrived, the Splash Beach Resort property felt neglected. The pool area was consistently unclean and dirty, with debris and trash accumulating throughout the day. It was far from the sparkling oasis depicted in photos, and honestly, we questioned the hygiene. This general lack of maintenance extended to the rest of the Panama City Beach hotel, leaving us wondering if any real effort was made to keep the resort up to standard. If you're searching for clean hotels in Panama City Beach, this isn't it. The elevator situation at Splash Beach Resort was nothing short of a nightmare. With only two elevators per building to service 20 floors, waiting times were excruciatingly long, often stretching over 15-20 minutes. I spoke with another guest who had to wait 45 minutes to get his luggage cart down during peak checkout hours. Several times, the elevators were not working at all, forcing us to use the stairs. Imagine lugging beach gear, groceries, and tired children up multiple flights of stairs in a cramped, un-airconditioned stairwell that was often extremely crowded. This is a major design flaw that severely impacts the guest experience at this Panama City Beach vacation rental. Forget convenience; this was pure frustration. Speaking of lugging things, don't expect any help with your belongings. The availability of luggage carts at Splash Beach Resort was virtually non-existent. We saw very few, and those that were available were quickly snatched up, leaving many guests struggling to transport their luggage to and from their rooms. This simple amenity, which is standard at most resorts, was a significant inconvenience. The Splash Beach Resort pools and water park area were a major draw for us, but the reality was disappointing. The pools were small, and the entire water park area felt cramped. Seating was extremely limited, and the entire pool area was incredibly crowded. It was difficult to find a spot to relax, and the "lazy river" felt more like a bumper-to-bumper traffic jam than a leisurely float. If you're searching for Panama City Beach resorts with large pools or a spacious family water park, you'll be let down here. Our biggest shock came at the poolside grill. The food options at Splash Beach Resort were extremely overpriced. For a simple family of four – basic cheeseburgers and a few drinks – we were charged an astronomical $150.00! This wasn't fine dining; it was mediocre poolside fare at gourmet prices. Be prepared for expensive dining options if you stay here, or plan to eat out for every meal if you want to avoid feeling fleeced. We walked to Mike’s down the street. Our bill averaged $170 over two meals for seafood platters. The food at Mike’s was delicious and the staff were awesome. Finally, and perhaps most concerning, was the complete lack of security. Throughout our entire stay, we observed zero security presence at the pool area, in the lobby, or even in the parking garage. We also saw few, if any, visible security cameras. Read moreThere are only stairs going out to the ocean. You will have to carry your wagons down. Room 404W was really dirty. I was told it is because of the end of the season. Sorry but that is no excuse. Considering its a "condo" it's more like a cheap hotel. The pools are always cold definitely not heated pools. The bunk beds creek very loudly every time anyone moved on them. So loudly it woke us up in the bedroom. The mattress on the bunk bed look like they have been on the bed since the '70's with the egg crate topper they have on them. The water dispenser is FULL of mold. The floors are nasty. We wore socks (that we threw away) or flip flops the whole time. The drain in master bath was so clogged water filled up horrible in tub. I cleaned it out myself and found 1/2 of a knife, Bobby pins and alot of hair and slimy black stuff. The surge protector doesn't work in living room. Both TV remotes do not have battery covers and we found the batteries in the floor under the coach. The remote was fixed by maintenance by sticking electrical tape on them. The patio door doe not lock. There is a table with 4 chairs on the baloney but 2 have torn spots in them. The toaster did not work but Tony head of house keeping finally brought us a new one after 2 days asking for a toaster. They have plungers in bathrooms but they just sit in the floor with is really gross. The spare bathrooms shower door will close unless it is pushed on the bottom and slammed. There is no full length mirror any where in the room. There are stains on both chairs for little table for kitchen. Pillows and love seat have very noticeable stains on them. There is food ceral and chips in and under sofa bed but we did not use it. No lock on master bathroom door and master bedroom door does not lock. Front of stove is very dirty. There is dust, dirt and some toys in floor behind tv in living room. There is a Target bag with what appear to be a child's dressing behind night stand in bedroom. The restaurant is only out doors ar pool no inside seating. Overall the 1 thing was the view was beautiful and it is on the water. No supervision at pools so the kuds run wild and the little ones kept climbing up slides while others were coming down. Several game do not work in game room and they have an ice cream vending machine that took several people's money. Notified maintenance and housekeeping of issues and was offered a mid week clean but I figured that would not help especially since I had already bought clorax and unclog the drain in tub the shower curtain also had mold on it in master tub. For the price we paid I was very disappointed in lack of cleaning and old mattresses and horrible sounds the bunk beds made everytime the kids moved. We extended our stay 2 nights and did ask for a late check out. They consider 11:30 a late check out. And no compensation for the room being filthy. Read moreWe stayed on the 18th floor. We went through a website and dealt with the owners directly. They were amazing. Very receptive and fast responses. Splash resort was probably top of the line 10 years ago but seems a bit run down. The unit I stayed in was GREAT. The owners decorated it nicely. The sink and garbage disposal unit would back up daily, toilet would not stop running, and at one point there a screw came out of the door and the plate over the lock was hanging off and door wasn’t sealing. Homeowners contacted maintenance, didn’t fix toilet, plunged sink,(temp fix) and put a screw in a random spot OUTSIDE the door. So after nothing was fixed, I tracked maintenance down and asked them to go back, at which point they fixed the door. Contacted homeowner, they sent them back to fix sink... plunged again... no fix... so, our week was spent washing dishes in the bathroom, listening to the smooth sounds of the toilet running, which, like the sink, was never fixed. The elevators were packed most of the time except Tuesday and Wednesday. One guy walking around resort smoking a cigar, bullying anyone who questioned his “right”. I enjoyed a nice trip from the 18th floor to the lobby with this Funtime a and his “Dominican”. Thanks for squashing that one security. 👎Speaking of elevator. No one wearing masks most of the time .10-15 people per elevator. The elevators felt like the cables were slipping or popping, and at one point my baby and wife stalled out and sat for a minute between floors. Needless to say, I got to hear about this for the rest of my stay. The lazy river was a very small circle that could fit maybe 10 people in tubes at a time. And most likely they were drinking, along with everyone in the second pool by the bar. The indoor pool with the hot tub typically had the same family sitting in it from sunup to sundown, literally for hours on ends. No limit for how long you could sit or take turns... so we never had a chance to even get in. The pools were typically 4.5 feet and lower throughout. My 12 and 16 year old were over it before getting in. Designed more for 10 year olds and under I believe. The beach, or what there was of beach was covered with chairs so there was no shoreline besides what was covered in chairs. My sons were chastised for burying each other in the sand by the chair people, because “that was the area for chairs” well there was no area for kids to play in the sand because it was ALL CHAIRS! The jet ski rental company were rude as heck and came close to hitting my son a couple times even though he stayed out of their area, which the workers at the jet ski rental also almost him him numerous times as they skim boarded as they “worked”. The only positive thing I have to say, which is why I gave it 2 stars, is the kid pool was PERFECT for our one year old. She was in heaven, and there is an extra grilling area most people don’t know about over there, so I could grill as she played. The view from the 18 floor was also amazing.
