Hi! I lived here for 4 years in building 14. So far, I have had a great experience. Pros: I would say that the apartment tries to keep the grounds looking nice to the best of their ability. I saw regular lawnmower maintenance around the grounds. They also put a layer of petroleum on the road, which was 2 years ago, I think. I personally never had any issues with my next-door neighbors. They also cleaned and maintained the pool regularly. The maintenance guys came to fix apartment issues quickly. When the mail got vandalized 2 times in the 4 years of me being there, the admin took measures. They moved the mail boxes inside the parcel building that is code protected. Also, they changed the gate locks and installed an app so residents could open the gate from their phones. And I saw cameras installed in the gates, entry and exit. You will never find an apartment without any issues whatsoever, buildings and appliances wear and tear. It's just life. Cons: Parking. I personally always found parking for myself. But, I did see cars parked on visitors' parking overnight on a regular basis. I also continue to see cars without parking stickers around all the time. Im thinking people have more than one car but choose not to report all, or perhaps people are sub-leasing. Visitor's parking was always busy and the cars where there overnight on a regular basis. Perhaps, the admin can do a runaround to the complex and they will notice that there are unregistered vehicles of tenants parking on the Visitor's parking. I just think it is not fair for true visitors to not find any parking. Another thing that happened, not to me thanks to God, is that many vehicles got vandalized or stolen. But again, the admin took measures and they installed cameras in the gates, etc. And even though, all of this happened I never felt unsafe or in danger. I will miss the afternoon walks around the dog park and the sunsets. I did meet nice neighbors that were kind to me and lent me a helping hand when I needed it. To start off this place is beautiful, i was shown a 1bed 1 bath & fell i love with this place The location was perfect, amenities were nice but as I started talking to the leasing agent Rachelle It became clear it would be a issue with wanting to apply for my husband with a Mexican passport(Which has not been an issue anywhere else we have applied) She asked over and over about legal status,visas & How my husband could possibly get around with a passport(Which I did let her know is a form of ID lol) Although this place is super beautiful, the anxiety this lady gave me was not going to be worth it. She Even gave us a USCIS paper to fill out.NO WHERE WE HAVE BEEN HAS ASKED FOR THIS !!!! I honestly overlooked all the reviews about Rachelle & the managers WES & idk the other ladies name but don’t be like me ! I was luckily able to get out out of my lease without paying anything but be aware of this place and the leasing agent. I definitely felt discriminated against as well as my husband and I do not recommend these apartments to anybody of color - very clear on the type of people they want living here.

DONT SIGN THE LEASE!!!! I moved into this complex because I really wanted to be in the medical center and I also wanted to be able to afford something less than $1,000 After moving in I had tons of roaches and dead birds in my washer and dryer connections, and one night while I was sleeping there was a a couple of opossums wondering around. I always kept my apartment clean but they still were at my place. On top of all that when I left the place, the complex kept my deposit when my place was real clean and they made up saying I left my trash outside when I had pictures of the place and outside showing there was nothing there. This is the worse place to live in, its a great location to be fair but just know you will be paying more than what your rent is when it comes to cleaning supplies and other hidden fees.

Update: Addressing the response from the property: I am not required to use my ā€œreal nameā€ my initials are just fine. You can piece together who left the review if you revisit the multiple emails I sent about the weed smell in my apartment, to which you replied that I needed to contact the Patrolman who I was only able to get ahold of ONCE out of multiple attempts, when my car was broken into. While I’m aware that there is crime everywhere, it was the flippant response that threw me off. Also, I documented the presence of roaches when I did my move in and I was told ā€œsorry.ā€ And you still haven’t addressed why the unit was so filthy upon move in, which is clearly not a one off thing because there’s another recent review about how dirty the place was upon move in. Thanks!

Original Review: WARNING: This is a LONG but very detailed review. I highly suggest you read this AND THE YELP REVIEWS before you lease here.

I’ll start with the positives. The maintenance team is great (a huge plus since you’ll need them A LOT due to these outdated units) you can open the gate from your phone and they have decent amenities. Now to the MANY negatives. I moved here because I needed to find a place quickly that was inexpensive. For someone who lived in a luxury apartment before moving here, Mission Ranch was a culture shock for SURE. The yelp reviews about the roaches are true. Never in my life have I had to deal with roaches until I moved here🤢 They do a good job of keeping it hidden when they give you the tour of course. Ask them to pull the stove and fridge out during the tour so you can check. I started seeing dead roaches pop up the day I was moving in and I was furious. I made sure to document it on the paper they give you to report anything wrong you notice when you move in. When I pulled out my stove it was clear that no one knows how to deep clean because there were roach droppings all down the sides of the cabinets and the stove. I immediately requested a new one. There were also roach droppings on some of the walls and dead baby roaches under the microwave, as well as on top of the insulation in my dishwasher. Absolutely filthy. I saw a few live ones during my stay here as well. To combat them I ended up leaving boric acid everywhere and spraying perimeter spray which seemed to help quite a bit, but they don’t do enough pest control at all. Even with these measures I would still see the occasional roach or two. There’s no light in your living room so it gets extremely dark as well as under and in the cabinets (great place for roaches to hide).

Another issue is that they seem to have problems enforcing their no smoking policy. So I guess that’s actually a plus if you’re a smoker! My apartment would constantly REEK like weed because of inconsiderate neighbors and when I complained all they would do is tell me to call the patrolman who conveniently wouldn’t answer. As a military member I strongly advise service members to steer clear. I signed a lease that said this was a smoke free community so why was that not being enforced? If you have to give notices to the whole building then do it. I made sure to email them so I had proof. The vents carry allllll the smells so not only will you smell weed, you’ll smell whatever your neighbor happens to be cooking as well! The walls are also thin as hell so expect to hear everything. I could literally hear my upstairs neighbors alarm clock. I hated living here so much that I didn’t unpack for MONTHS, I didn’t even bother to furnish it, just the basics which is sad because I normally take pride in my living space. Also whatever basics I had were tossed because I didn’t wanna risk any roaches following me from this place. My car also got broken into and when I informed the leasing office all I got was ā€œsorry to hear thatā€. I had to get a garage for an additional $125 a month just for peace of mind . Overall I couldn’t get out of here fast enough because I was very depressed here. This is a last resort type of place for sure. Can’t even believe I was able to stick it...

Honestly, I think it’s hit and miss here. We moved here September 2017, and I was scared off at first by the horrible reviews some people have left. For us so far, it’s been a hit. It’s close to my husband’s work, and besides hearing cars all the time(because Babcock gets busy) this place is very peaceful. The worst part is parking, and where my apartment is located it’s not even that bad. The visitor parking is very limited, but I think it’s always filled by the people who have third cars.

We’ve now lived here for almost seven months and I’ve not once seen a roach or any bug inside. All of the ā€œviscousā€ pit bulls I’ve met here are actually quite the opposite. Most of the dogs I’ve met are really nice, but I have heard of a few dog squabbles. That’s bound to happen whenever there are multiple dogs though. Some dogs just don’t get along. There is a lot of dog poop left around sometimes, but they have someone walk around and scoop it every other day.

I almost never hear the neighbors, but back when Fall 2017 semester was in session there were a couple of times I called security because their were some people being very rowdy at 2 am. They will tow your car if your don’t have a parking sticker, and with the limited parking it’s kinda understandable. I do think there should be a temporary pass system for if you have a rental car or a new car because visitors parking is always full.

At first, I really only liked one or two of the people in the office, but now that we’ve lived here for a while, I get along with most of them. If you pay your rent on time, don’t make trouble and are friendly, they’ll treat you well. Plus they give away stuff all the time! Free pizza, candy, etc... Maintenance is good. Every time I’ve put in a request, they are there the same day or before lunch the next day.

For the location and space these apartments provide, I think the price isn’t bad. Plus they offer rent specials, so I think it works out nicely. I think we got the Rio Grand layout with the patio. It comes with a big living room, 2 beds and 2 baths. The only thing is I wish we would have asked about hard wood floors because we have pets, so I vacuum A LOT.

The amenities are okay. The pool is very nice. The track and dog park are always green and cut. The gym is not for hardcore gym goers, but there are plenty of gyms right around the corner. The movie room is cool, and the business center is convenient if you don’t have a printer. Now they also offer parcel pending, which is super convenient if you work past office hours. You can go pick up packages whenever you can.

There are a few older people who live here, but they like kids from what I’ve seen. Just be respectful of others, and I don’t think you’ll have any problems here. I know this review is basically a book, but I just wanted to give a different view of the apartments. Don’t let the bad reviews scare you from at least checking it out because you...

My partner and I went this property this to try and sit down with someone at the leasing office, and possibly get a tour. We are currently really limited in our options for apartments as we have three pets which makes it extremely to find anything at the moment.

We walked in and I ASKED if the leasing Agent had time for a tour, and to discuss apartments with us. She said nothing at all, and waved us in with a smile. We sat down and it turned into a nightmare. This lady was complaining and mumbling underneath her breath me and my partner were both so confused as we confessed multiple times that if we needed to make an appointment, or come back at a later time we would be more than happy to do so.

Throughout the entirety of our visit this women had forgot about the criteria we had mentioned to her for apartments, because she kept insisting she would be more prepared if there would’ve been an appointment, if she hadn’t been in the middle of her lunch, how she doesn’t get a break but she always telling others to in her family to take one, and essentially just complaining about having to anything for us in that moment - even though we had specifically asked if she had time, and were happy to come back with an appointment later.

Another key experience that really has deterred us from this place was the discrimination we felt. As a young couple, as we get passed judgment a lot for being immature and irresponsible as it comes with the stigma… which is understandable. However, to be argued with about what my current lease terms were, with a person I’ve never even met before was also really frustrating.

Quite frankly, we didn’t need someone to judge us or tell us how to live our lives, or assume what kind of situations we are in either. Really it’s just rude. My spouse is also Hispanic, as soon as we walked in the door she never looked at him once.

Finally towards the end, when she HAD to put in our information- she asked my spouses name. She remained there with a look of disgust while my husband repeated himself 3 times, on the third time she looked at me and back to him and said ā€œyeah, what you said.ā€ With everything going on in the world we can’t really help but feel like we were judged from the moment we walked in due to our age and skin colors, which is highly unfortunate because now we have even less options as a family with 3 pets, because we will never come back here again with how frustrated and discouraged we left.
