We have recently moved from Jersey City to Springfield and we are thoroughly enjoying it. After more than a month at Lakeside Appts, we are convinced our decision was right.
Our primary considerations were the commute to NYC, the school district (and distance to school) and parking.
---There is a park & ride right behind the apartment with Lakeland buses to NYC (Port Authority), the commute is flat 45 minutes and very convenient. Lakeland buses run at a frequency of 30 minutes and provide a very efficient service. Almost always on time and I have had no reason to complain. The Summit station is a few minutes away too, although parking there can be a challenge. ---The Springfield school districts is one of the best in the region and the best thing is that there is a school bus to this apartment. The school associated is Edward Walton school and that has turned out to be surprisingly good too. ---Parking is not a problem at all, although it would have been great if spots were assigned.
The apartments are really good, clean, neighbors are friendly. There is a small gym in every building with a couple of tread mills etc. The highlight though is the park right in front. Briant Park & lake is a real treat to the eye and a great place to relax and rejuvenate.
Everything else is within 7-10 mins drive, good doctors, markets everything. Summit downtown is close, so is Shoprite and Overlook hospital. It is more Summit then Springfield actually. Great place to be for people looking for a quiet, good...

🚨 WARNING TO TENANTS & RENTERS IN NEW JERSEY
If you’re considering renting from Life Assets Development or LAC Property Management, be aware: these companies, operated by Alberto Goncalves, have repeatedly failed to assist tenants with urgent property repairs—even when issues are submitted through their own app, which they require tenants to use for rent payments and maintenance requests.
❌ What Tenants Are Experiencing:
• Work orders submitted through the app are ignored or closed without resolution • Repairs for leaks, mold, broken appliances, and unsafe conditions go unaddressed for weeks or months • Tenants are left in unsafe, uninhabitable conditions, despite clear documentation and repeated requests
📱 The App Proves They Knew
Tenants are required to use a company app to:
• Submit repair requests • Pay rent • Communicate with management
This app creates a digital trail of complaints, proving that Life Assets and LAC had full knowledge of the issues—and chose not to act.
⚖️ LEGAL IMPLICATIONS UNDER NEW JERSEY LAW
Under New Jersey’s Truth in Renting Act and Landlord-Tenant statutes, landlords must:
• Maintain properties in safe, habitable condition • Respond to repair requests in a reasonable time • Provide heat, hot water, pest control, and working...

The maintenance Dept is very good and respond the same day if you have a problem. Any problem is resolved quickly depending on the situation.
Yes the rent is high but it is within market value of the area. This is NJ. Each apartment has self controlled central air and heat. The kitchen appliances are adequate and washer and dryer is in each apt. There is also a dish washer and microwave included. Being next to Briant Park is a definite plus.
I would rate the living...
