Been here for about 2 years now, holding off on reviewing because I really wanted to have a better experience and rate this place higher cause it is a beautiful building with nice people. When we first moved in back in July we didn't have AC for nearly 2 weeks and had to go live in a hotel for a few days. The staff was very nice and apologetic, they also gave us an entire $50 gift card to a local restaurant for the trouble. They said they couldn't reimburse us for getting a hotel to avoid the 90+degree apartment while it was getting repaired. They gave us a portable ac unit which was really loud and quite ineffective. We eventually had to change units which solved the issue. After all this time, we now have the same issue all over again in this new unit. It's 80+ degrees in our unit and the AC hasn't been working for 4 days. We have a portable unit but its pretty underwhelming and will likely drive up the electrical bill (also won't be compensated for). Every day, twice a day I call in to check on the status and they usually say it should be fixed by end of day. They have a nice pool and lounge downstairs, however you can't really do any work in there as there is no cell signal and the wifi seems to be intentionally slower than 3g to dissuade anyone spending time there other than the staff or the occasional party throwers. I think when you create such a beautiful multi-use structure you have to have your operations nailed down to demand the higher than normal (luxury) rents. There are multiple south-asian food and grocery tenants in and around the space that are just opening up and will likely take up most of if not all of the open parking spots along the perimeter of the building and the ground floor. The building for the most isn't bad, the management however nice, isn't very helpful, at least in a timely manner. I think over time if they adjust their rents to align to the quality of service and comparable properties in Lewisville, they would be a fair option.
2025 Update - My past 1 star review was based on our stay with Avenue 5 and the prior company before them and their management | My review today is based on our experiences with Weidner over the past year or so of them taking over this building. I cannot stress enough how significantly better this management team has been. They have gone above and beyond in every which way at every turn. We have fallen back in love with our building and community. Cole and his team along with Corey and Stephen and all the other wonderful people keep the space immaculate, they have a tenant first mindset that really shows. Maintenance happens before things get ever even have a chance to break or malfunction, the shared spaces smell great, the pool is always clean, the lounge finally has internet that is fast enough that you can actually get work done there, they added in a shared printer for tenants so you don't have to run to fedex or staples for a quick print. the mailroom is actually being used the proper way. I truly cannot say enough about how amazing things have been since this team has taken over the building. They Genuinely care, and are super responsive to any issues. We feel safe and heard and most importantly at home.
Big shoutout to Cole for always being quick and ready to resolve things and for creating such a vibrant and inclusive environment for all...
Read moreI don’t recommend this community at all.
New or current residents please be aware of following things .
1)The CONSTANT SOUND from highway is not something you would want to hear day and night . The soundproofing of the bedrooms is very bad. if possible ,try to get an apartment on the back side of building. I lived here for an year and it was very frustrating
3)MOVE OUT CHARGES - they charged us cleaning fee of 250$ even though we gave the apartment back very neat. When asked about it all they said is that we didn’t hire professional cleaners so it wouldn’t matter if it’s neat or not we just get charged . I understand that for the next resident the apartment has to be deep cleaned or something by the professionals but shouldn’t it be the responsibility of the owners who should take care of those things instead of charging the tenants. They don’t even have the decency to mention all these to tenants before move out so that we wouldn’t waste a day for vacuum and mopping the whole apartment. after getting charged for so called “deep cleaning “ we still got charged an extra 100$ for 2 water marked stains in the cabinets. I mean what the hell did your deep cleaning charge is for if it doesn’t cover this.
Worst of all I had to cover for the damages which happened because the management didn’t even bothered to maintain the vents attached to our dryer . Because of the vent not working properly my dryer completely got destroyed and I had to replace the whole motor and sensors. On top of it the floor board got damaged as water from dryer got stagnated below and I had to pay extra cleaning fee for that as well at the end. I raised a maintenance request before moving out but no one even came to take a look at that. Guess they just waited out to charge me . I tried calling their billing apartment and tried to explain them what happened but all they said was “either pay up or we will send it to collections “. I mean is this the kind of service we get when paying top rents compared to other communities around.
The management knows that us common people can’t do anything to fight them so they charge us whatever they want to and when we try to discuss with them they are just rude especially someone named junior from the billing department.
With the amount they are charging for rent I would recommend you to check other places because it is not at all worth it according to me. Wouldn’t recommend it to...
Read moreI am a current resident right now and compared to how the office staff was back then vs now, they are non existent. They have a phone line you call and never answer, always prompting a voice mail call. Even if you have an emergency then yeah your really screwed because it will go to voicemail. Whomever is at Bright Realty reading this, address your staff issue. This is not the first complaint nor is it the last and will continue to do so unless your management picks up. I would call to see issues on why trash was not picked up during their scheduled days and such, or the fact that there is a resident that would throw random trash in the open bins outside during pickup. Apparently littering and vandalizing someone's property is not a concern.
I am disappointed in how this have turned out. I am a resident in Valor since 2021 and it went from great to terrible and I hope they do something about it.
Update: management is not informative, as of today 6/13/2023 they are conducting some type of AC repair and seized control of resident's individual AC control. They set it to 60 without notice and trying to contact the office gives you the automated voicemail. Horrid communication from property management.
Update 2024: Whomever the building management is and maintenance, does not do enough! My unit has had multiple nights where it is at 81+ degrees! The HVAC having some error code U4-01 and it does not run! Property management is prolly aware of this and just feigns ignorance of resident complaints.
Updating August 2024:
Management has at least picked up the slack and are now handling things better for the building. I have updated to reflect the review from 1/5 to 3/5, I will continue to update as things get better and hopefully it stays that way. My suggestion too, is please answer the phone or have staff actively pick it up more. There are times people call for info, but when its tenants I really do not want my problem to be directed at an automated messaging system.
And I'm now updating my review again to 2 stars. I requested my patio door to have its weather strips fixed and the door tightened and maintenance only did one. They would mark maintenance request complete without following through with the request. When called, I asked and at first, they make it sound like something was done, but I have cameras in my unit! I can see if there was maintenance or not - blatant lie and loss of trust right there. Valor management, make sure your staff and maintenance follows through with...
