This email constitutes a formal complaint and written record of dangerous, unsanitary, and unacceptable conditions in my apartmentâconditions that jeopardize the health and safety of myself and my 1-year-old child. Please be aware this correspondence may be used as evidence in court if necessary.
Misleading Readiness & Hazardous Maintenance Despite being informed my apartment would be ready by noon on move-in day, I arrived at approximately 1:00 PM to find the unit only then being cleanedâdirectly contradicting your notification. The apartment was not move-in ready at the time promised.
The following day, after moving in, I discovered that the oven handle detached, the oven glass was fell off, and multiple screws were missingâleaving the oven unstable and unsafe. At one point, the oven glass door fell, creating a serious hazard that could have gravely injured my 1-year-old daughter. When I confronted the maintenance technician about this, his response was dismissive and unprofessional. He shrugged his shoulders, rolled his eyes, and gave the impression that he had not put in any real effort to properly repair or secure the oven beforehand. His conduct was disrespectful and discriminatory, and I strongly believe his attitude would have been different had I been accompanied by a male.
Severe Odor and Health Hazard From the moment I entered the apartment, a strong cigarette-smoke odor was presentâintense enough to trigger headaches and impair my ability to work. The smell appears embedded in the vents and surfaces, and not something simply masked with room fresheners. This is a documented health risk, especially for a toddler, and is contrary to the habitability standards every tenant deserves. I notified you on move-in day and you said youâd go yourself and take a look at the apartment.
Additional Safety Hazards There is also a missing panel under the dishwasher, leaving sharp edges and exposed areas within my childâs reach. This is extremely dangerous for a 1-year-old who is naturally curious and at floor level. Combined with the oven handle/glass issue and missing screws, this shows a clear pattern of negligence in preparing this unit for safe occupancy.
Key Questions ⢠Was the unit truly inspected, cleaned, and deemed ready before move-in? ⢠Why was I assured the apartment would be available at noon when it clearly wasnât? ⢠Do you consider this apartment safe and habitable for a child?
Formal Demands I hereby request the following immediate actions: A certified deep cleaning of the entire apartment, including vents, ducts, floors, walls, and all hidden or hard-to-clean areas. A thorough inspection and repair of the oven (including handle, glass, and screws), the dishwasher, and any other appliances or fixtures to ensure they are safe and secure. Written confirmation that all of the above has been completed, including dates and vendor details as applicable, provided no later than 7 calendar days from receipt of this email.
If these actions are not completed promptly and satisfactorily, I will take all necessary steps to protect my rightsâand those of my daughterâincluding: ⢠Filing formal complaints with the local housing authority and health department. ⢠Pursuing legal remedies for breach of habitability, negligence, and misrepresentation.

Expect to deal with persistent issues stemming from drug use and sales. This was the most concerning problem for me.
One person tried to walk into my apartment because he was so strung out he didn't know which building was his. He was confused as to why I was in his house and I had to physically push him out of my doorway to get him to leave.
Another time a man was screaming and attempting to break through my neighbor's front door. He did this for half an hour while we waited for cops to arrive and deal with it. By the time they arrived there was a crowd of about a dozen people who had been brought out of their units by the disturbance.
Two different people seemed to think I owed them money because my car was the same color as a dealer who was slinging out of our complex. Three other people tried to purchase drugs from me, but only if they saw me getting out of my car.
Your building will probably be tagged at least once, and it will take months to have it painted over.
Finally, a man was shot in the complex over what the police report said were "drug related activities" in the fall of 2014, after this we gave our notice to vacate.
Expect your car, or the one next to you to be broken into repeatedly.
2)I had my car broken into twice after they moved, thankfully I had moved anything valuable out after what happened to my neighbors.
Expect maintenance to be unreliable or downright incompetent.
For nearly a year there was a persistent stench that would make the unit all but unbearable a few times a week, maintenance could never address the problem and we just learned to live with it.
Several work requests dating from our move in were never completed. After the first nine months of repeated office visits regarding the requests, we just gave up trying to get things fixed and lived with a semi-functional apartment.
Expect your dumpster to be overflowing for at least half of your trips out, and every time you try to take something out on the weekend.
Expect the dog refuse pick up stations to be empty, after never seeing a bag for the first six months, I gave up looking. What is the pet rent going towards if they can't keep those stocked?
Expect the deposit money you put down on move in to disappear when it comes time to move out. My wife and I put down more than $600 between move in and pet deposit. When it came time to settle our account all that money had mysteriously vanished, saddling us with another $400 in fees. We paid the fees just to put this place behind us.
Lastly, the office staff is friendly - if you can get a hold of them. Their office hours were simply atrocious for anyone with normal working hours. As for getting a hold of anyone in an emergency, such as all the drug related incidents, if it is after hours or on a weekend you are out of luck. They do not list the apartment prices appropriately. When I looked up the prices I was extremely shocked. This complex likes to list the base rent very low, but keep in mind that there are mandatory fees that will bump your rent to at least $900.00 or more, I haven't met anyone here paying less.
The maintenance and staffing complaints are valid and real, my ceiling in the living area has been falling apart for a year with me making multiple complaints. The pool is almost always closed, and the closet they like to call a gym, is included whenever they decide to close the pool.
Receiving packages is almost a joke here, expect your packages to get sent back to carriers regularly, and without notice. The mail room is practically inaccessible day or night due to the fact that people are always parked around it.
Expect to pay an outrageous deposit, especially if you have animals, and don't ever plan on getting that money back. Three people I know have already moved, and they all lost money even though the unit they rented was sparkling when they left.
The complex will not give you any notice whatsoever when doing inspections, outside or inside repairs, or parking lot changes. You will be expected to comply within 24 hours or face being towed. Though as a tenant you are required to give at least 30 days notice upon leaving the unit, or expect to pay another full months rent. Also a first and last months rent is required to move in, you will never be discounted for your last months rent, nor will you receive that money back.
Landscaping is done at 8am during the summer, and they are not quiet about it. Also during the evening they flood the complex with a faulty sprinkler system. Don't walk on the grass or it will turn to mud, and expect an inflated water bill because of it.
The units noise insulation is decent at least, but if your in the bathrooms, you will be able to hear literally anything going on around you, and I say that due to the fact that I am partially deft in one ear and I can hear the downstairs talking all the time.
They have a honor system clean up policy for the grounds when it comes to pet that almost nobody adheres too, and the threat of fine never actually happens, so staying of the grass is recommended.
This is a metro area, there is a complex directly next to this unit and if you are anywhere near it, during the evenings, you are going to be miserable, likewise can be said about being anywhere near the front of this complex, or towards the back.
Upon being shown a unit for your approval, and giving them a unit deposit, keep in mind that you will more than likely NOT get the apartment they showed you, but rather whatever is available on the date of your move in. We were walked through a completely different and UNLISTED layout, then what we moved into.
This complex has a lot of problems and it is extremely expensive, especially when it is time to move in or move out. There are other more reasonable priced places across the city. I would highly recommend that you stay far away from, "Somerset Village Apartments" and save yourself a...
