Modjo Villas Bingin — Hotel in Kuta Selatan

We booked all three villas for a family holiday, thinking it would be a great place for everyone. The villas looked nice, but there were serious issues. I wouldn't suggest these villas for families with older people or young kids.

In Bali, power problems can happen, but during our three-night stay, it was a constant issue for every single day/ night. During the 2nd night of our stay, the power went out more than 10 times in just 1.5 hours between 2-3 am, which was really frustrating. To make things worse, on the third day, we had no hot water. We came back late, tired from the day, and when we tried to shower, there was no hot water. I messaged the host, and she said she told us about the hot water problem. That wasn't true – she only mentioned a problem with the water dispenser, not the hot water. And if she really thought she told us, she should have warned us when the problem wasn't fixed, not late at night when we asked about it.

We're a family with older people and young kids. If the host had told us about the issues beforehand, we could have made other plans during the day. Instead, she kept the problems from us and only offered another place to shower when we found out at midnight. This was really inconvenient for my parents, who have trouble moving around.

While we acknowledge that unforeseen circumstances can arise, it is the lack of transparency from the property host that is truly disconcerting. We do not fault the property for the power and water issues, but the intentional concealment of these problems from us is utterly unacceptable. The Good: I enjoyed my stay here, specifically I loved how spacious and minimal the apartment was. It has 3 x aircon units so when they are working its stays nice and cool. Very beautiful and calm vibe.

Location is amazing - I spent most of my time at 'Bambu Fitness/Cafe' and 'The Space' so I didnt need to hire a scooter the whole time I was there as its walking distance.

The host was very responsive + friendly. Helped me book a taxi from the airport and responded to me instanty if I had any questions.

I personally loved that there is no TV in this apartment.

Housekeeping comes daily Fully equipped kitchen which is very nice

The Bad: The street is VERY loud. Felt like I was sleeping outside on a balcony. I saw this written in other reviews but wasn't expecting it to be so bad. Luckily I have noise cancelling earphones. I honestly wouldn't recommend staying here if you are a light sleeper - some nights the street was loud for literally 24/hours

The mattress is not comfortable, and has started to sag/dip.

It seems to be a Bali thing, but there were lots of centipedes in the apartment due to the rooms not being fully enclosed (all the doors have slight gaps around the bottoms/edges.

We rented the apartment situated outside the villa and nearer to the street. This review is for the apartment. ||||While the apartment is spacious, the furnishings are bare and there is no tv. The bathroom is fine but the shower has very weak pressure. There are also ants and mosquitos in the apartment. There were two Aircon units but it barely kept the room cool. ||||The worst part, however, was the noise from the street at all hours of the night. Our first (and last) night there we were unable to sleep due to the noise from the cars and motorbikes passing by. ||||It has to be obvious to the owners of this apartment that the noise situation is extremely bad. The unit itself should, in no way, be rented out if the noise issue is not addressed. ||||We left the next morning after a sleepless night and booked the rest of our stay at the intercontinental in uluwatu which was thankfully nearby. Our experience at the intercontinental was a night and day difference from our stay at this apartment. ||||Do yourself a favor if you are considering booking a stay at this apartment, don’t.
