We stayed as a family of 4 (2 adults, 2 children under the age of six) for 3 nights in a room with queen bed and fold out sofa bed.||This apartment was situated on the second floor of a typically charming old Roman building. It was well situated, within a few hundred metres of the Ottaviano metro station* and within walking distance of the Vatican and many great restaurants, cafes and bars. The room was not overly spacious but clean, modern and had all the basics required when we were mostly out exploring.||A warning to anyone travelling with a lot of luggage, a pram or other mobility restrictions - although the apartment was only a short walk from the metro station, the Ottaviano station does not have a lift or escalators, so it was rather tricky getting out of there. On our homeward bound journey, we opted to take the public SIT airport shuttle bus instead of the train - the bus stops at Via Crescenzio 2 and for a cost of just €6 each (kids under 4 years free of charge), it got us to Fiumicino Airport in 40 minutes. It was easy to book online and only about a 20 minute walk from the apartment (without any stairs!).||Highlights:| Location|* Secure - key access to the building and apartment area and swipe card access to the apartment |* Small elevator - we climbed the stairs each day but this was helpful to transport our luggage up and down upon check in/check out|* Great shower and bathroom|* Shared kitchen facility available, and basic tea/coffee and snacks provided free of charge ||Improvement opportunities: |* Beds were hard and fairly uncomfortable - although it was our experience on travels throughout Italy staying at B&Bs and apartments that this was quite common. Unfortunately whereas in some other places additional blankets were provided that we used to soften the bed, this was not the case here. |* WiFi was very unreliable - it continually dropped out and on several occasions we could not even log in using the password provided. We were reliant on this service to make arrangements for our activities while in Rome, so it became rather inconvenient.|* TV remote was not working properly.|* Check in could have been more smooth if it was made clear on the booking how to access the guesthouse. The front door to the building happened to be left ajar when we arrived, but none of the apartment bells were labelled as Fabio Massimo Guesthouse. We ended up going to the cafe on the corner to use their WiFi and call the number provided on the booking, at which time we were asked to make our way up to level 2 to check in. ||Having said all of this, Julia who greeted us and checked us in was very helpful and friendly when we saw her during our stay. m We may have been able to resolve some of the issues above if there was someone on site always and/or we personally had regular phone access.||If these issues could be ironed out, we would definitely consider...
Read moreWe have just checked out this lovely little place. We had a superior room with a terrace. The room and bathroom were large,there was a wardrobe with a safe, espresso machine, fridge and kettle to use. The TV was a smart TV allowing you to look at holiday photos from your phone on the screen after a long day, the TV also had Netflix so you can watch a large variety of shows in your language if you do bit speak Italian. ||||The room was left spotless everyday by the cleaners everyday with linens changed. The bed is firm but comfortable and the shower was lovely with over head and back jets. The area could be noisy at night with street noise such as cars beeping and motor bikes but the air-con did mean you didn't need the windows open.||||The place is hidden in a building with law firms and other guest houses and was hard to find on first arrival, in fact we ended up in the Fabio Massimo design Hotel which is a few doors away. It's the large double wooden door next to the tobacco shop on the corner and when inside is on level 2 of the building.||||The guesthouse is situated perfectly being a short walk to the Vatican and other attractions, there is a nearby metro station and a airport transfer bus stop very close too meaning no lugging suitcases for miles.||||Julia who owns the guesthouse is lovely and helped us find our way to the beach. Read more||➖ Nothing I didn’t like. I wanted to book the more premium room because I was worried that economy may not look like the pictures but it was sold out. Not to worry in my opinion it looked exactly like the pictures and felt like a premium room anyway!||➕ I can honestly say that for the price, this is one of the loveliest places I have stayed at. It was in a beautiful old fashioned building but the room was fantastic. It was modern and cleaned everyday. Towels, glasses, cups, bins were changed everyday. Shower was clean and warm, decor was fabulous. Bed was comfy, there was a safe, a TV with Netflix etc already installed, WiFi. ||The staff were lovely. We needed tickets printed for a football match and they did this whilst we were out and they were there for us when we arrived back. We arrived slightly earlier than expected but it wasn’t a worry we just went to go get something to eat and in less than an hour the room was ready. ||For the price, you really cannot complain, for this standard you are definitely getting your money’s worth. It did not bother us that there were not staff around all the time, Julia was easy to reach via phone and the staff were there in the morning if we had any queries! ||I would definitely recommend to anybody staying in Rome. About a 10/15 min walk to the Vatican City and 5 min walk to the metro which can take you anywhere in Rome.
