The location and breakfast are my favorite parts of this hotel. Breakfast is the best I’ve had in any hotel. There are cherry tomatoes, sweet potato, seaweed, lotus root, orange slices, apple slices, grapefruit slices, pickled vegetables, shrimp tempura, chicken tempura, eggplant tempura, potato tempura, soft-boiled eggs, scrambled eggs, meatballs, mackerel, tuna, chicken in tomato sauce, hash browns, clam soup in a clay pot, clam rice, white rice, miso soup, pho, bagels, muffins, dessert, juice, milk, coffee, tea, and other items I’m surely forgetting.
The hotel is just a few minutes walk to the train station, where there is a train that will get you to Tokyo Station in just a few stops. There is a grocery store and Daiso almost across the street. The neighborhood is cozy and quaint, with many condo buildings and small restaurants. There is even a daycare and some sort of clinic across the street. The streets are quiet in the day, but lively at night when white collar workers flock to the area for dinner, drinks and fun.
There are also two laundry rooms in the hotel. The laundry machines were newly replaced during my stay. They wash and dry within the same machine, so no need to switch your laundry. They also have a locking mechanism that ensures no one else can evict your clothes. My clothes were washed better by these machines than by my washer at home.

You can have a separation a sliding door that can be closed between the "living room" and the corridor/bathroom which gives a lot more privacy. The reception was very professionnal and nice. You can have free drink : coffee, tea, latte, ginger ale, pepsi, water etc after 2pm or 3pm at the reception. It was also clean everywhere you can ask for an economic cleaning, complete cleaning or no cleaning for your room every day. You can see the status of the laundry service on the TV, check which one is available before going there.
You'll also have a big Daiso next to the hotel which is a shop for everything : clothes, food, little electronics, home products etc
But you'll also have 3 konbini nearby.
You'll also have a park in front of the hotel, the neighborhood is amazing it is very calm and far from tourist noises, you'll see a lot of japanese workers and residents.
But you'll have the subway at 3 min-5 min walking from the hotel, you can basically go anywhere, all tourists attractions are nearby in 10-15 minutes depending on the day, month and season you're in Japan.
You'll have a KFC, mac donald as fast foods 5 min from you and some japanese restaurants, izakaya nearby.
I'd say if you're seeking for an authentic experience in Japon with residents, you'll feel comfortable.

My first time in Tokyo, and choose Koto City for quiet (and cheaper) neighborhood. We stay 3 nights.
The room is neat (as Japan famous for..) for 3 people.. but a lot of spaces to store your luggages and clothes. I will say it compact design, both room and bathroom.
The bathroom amazed me more.. they have heater behind their mirror comfort closet with a lot helpful buttons I love the soap and conditioner 🫶🏻 drinkable tap water
The facility absolutely cool.. Laundry on 3rd and 9th floor (4 machines in total), which can be monitored from your TV in the room. Price: up to 600¥. — make sure you have a lot 100¥ coins with you (if not, they have the converter machine at the lobby —wow!) public microwave @6th floor vending machine @6th floor free cutlery set @6th floor disability friendly free flow amenities @lobby free tea lounge (10am to 21pm) luggage transport (partnership with Yamato Transport nearby)
