We chose Ulu Tokyo Hotel because of all the glowing reviews, and honestly, it lived up to the hype! The room was super spacious, which is rare for Tokyo. Since we were traveling as a family of four and booked pretty last minute, we got a 2-bedroom studio, and it was perfect. There was an open kitchen, a cozy living room, 2 bedrooms, 1 bathroom, and a separate toilet. The unit even came with a washing machine—being able to cook and do laundry in our room felt like such a luxury! It was like my dream setup for a Tokyo stay.
One of the best parts about the room was how spacious it was—you could open multiple big suitcases at the same time without feeling cramped, which is a huge plus, especially in Tokyo where space is often limited.
The hotel welcomed us with a bottle of sparkling wine and fresh coffee beans, which we could use for the drip coffee setup in the room—such a nice touch! Plus, our room had a beautiful view of the river, which we loved.
Housekeeping was every other day, and they’d take out the trash, clean the room, and give fresh towels, but they didn’t make the beds. For us, that wasn’t a big deal and worked just fine.
Another convenient feature was the nearby 7-Eleven, just a very short walk from the hotel. It was perfect for grabbing snacks, drinks, or anything else we needed quickly.
The only downside was the location. It’s about an 800m walk to the nearest subway station (H line), and you have to cross a bridge with stairs, so it’s not the easiest if you’re traveling with elderly family members. That said, the view while crossing the bridge made the walk enjoyable for us.
Overall, Ulu Tokyo is definitely a hotel we’d stay at again next time we’re in Tokyo. Highly recommend it if you’re traveling...

Great for families, and in a beautiful Spot overlooking the river.
Bottle of Champagne on arrival, coffee beans and Grinder for that early morning wake up, 75” TV, 3 seperate air conditioners, washing machine and very new and clean facilities. Staff have great English, helped us with Uber eats one night, on-site from 10am-11pm and willing to help with anything.
It’s an apartment hotel, so no breakfast/bar on site, but with a full kitchen, a quick breakfast was easy done in the comfort of your own place especially with younger children. 7-eleven a 3 minute walk and a supermarket 15mins away
Cannot recommend this highly enough, much cheaper than some other bigger brands.
Check the out especially for families...

There's a lovely riverside walkway that you can access about 100m from the entrance and walk north or south on either side of the river - it's beautiful and very handy for seeing the city beside the Sumida river.|(Image of the boys shows the Ulu building on the right, immediately above the...
