Rooms partly have what used to be high-quality furnishings (example: Kludi - plumbing), unfortunately management doesn't seem to cherish such, employing bungling blundering maintenance, or just none at all, letting things degrade.
The place keeps changing names, first it was something like Kimi-Hills, which seems to have been the better days, then it became Arizona, now it's Epitome, huh. Ask yourself why.
The lookalike mosquito nets are no more than decorative objects, for they're not properly connected to the ceiling thus dysfunctional. (actually not even decorative because they look dirty. But maybe that's the dim, spooky no-light bulbs they have in some of the rooms?)
WiFi is unusably slow. Receptionist says it's been like that for a long time!! and they don't know the reason!!
Electronic door key cards keep causing trouble. Not only do they suffer from occasional amnesia. Each time you close your door from inside, a pointless alarm goes off, loud enough to be heard in several other surrounding rooms at night.
The rooms with windows have some noise and quite some mosquitoes. The rooms without windows have, well,… no windows.
The level of cleanliness is about acceptable, but don't look too much into details either.
Panorama windows in the restaurant are dirty on both sides so you can only get a blurry vision of the world outside.

The solar system seems to have suffered some degradation. Even though it is huge, covering most of the roof, in the late morning hours there is not always enough warm water.
Most of staff try and do about what they can, but tend to be overwhelmed should any situation outside the blinker hoods arise.
Some rooms are forcefully lit at night like torture prison cells due to strong light spillage from the hallway. When you tell them, staff say they know but couldn't do anything. Management seems clueless and careless about it.
There's way too much "we don't have" on the restaurant menu. The waitress could have informed you from the start, but no, she's waiting until you have selected one of these items.
The remaining food itself isn't bad, but, sorry to say, it's somewhat boring. (≈ Christmas '23)
When I pay my bill in the restaurant why do I have to sit around and wait for change while employee is going on an expedition? Why does it have to be all that complicated? Why does management not equip the employee with change to work with so the customer can go on with his life and the employee can go on doing his job instead of having to go on an expedition for change, stealing the customer's time?
And why does it take nine minutes to pour a cup of tea and bring it to the table, what is so painfully difficult about it? To my knowledge such operation takes less than thirty seconds - provided you want it.
As if the street around wasn't loud enough already, too often some reckless feeble-minded are making loud noise in the hallways at night, without staff ever choosing to take action.

It's right in downtown Nairobi, on the backstreets where the garages with mechanics are for several streets surrounding this one. As soon as I arrived my Taxi driver advised me that it wasn't safe to walk around here after 5pm. It's dark and dingy. The building is more of a lodging with locals come in and out. There were people (locals) standing talking, eating, smoking right outside my room door. I could hear the canteen from my room. It was loud I assume its a neighborhood one as anyone and everyone walks in freely.
