Don't do it! This place is awful. This place is worth $40/night, max. We booked an upgraded room with kitchenette. We were shocked to be shown to what looked like a lock-off bedroom of a 2-bedroom unit. It didn't even have a room number! No kitchenette at all; not even so much as a drinking glass. Access to the room was in a little corner off the garden, where you had to step around a hole with a small loose cover. There was a family in the adjoining room and a kid pounded on something until midnight and started yelling at 6am. Shower was so clogged it was just a cold dribble. The guy who checked us in, an unfriendly older guy with glasses, wouldn't even give us a 2nd room key. It was important to have one because one of us had appointments. Flat out refused. He was also there the next morning when we went to explain that the room he'd given us was completely unacceptable. We had to stand our ground and show him the online description of the room from both our 3rd party booking and their own. He finally relented and moved us, but we had to wait for hours. So, our only free day was wasted. The new room was better. It was on the 3rd floor. The balcony had a bit of a view of the pool, gardens, and lagoon. No furniture on the balcony. The "kitchenette" at least had a handful of dishes and a microwave. No coffeemaker as advertised. The microwave couldn't plug in on the counter so we had to put it on a chair across the room. One morning I found a huge cockroach lying dead by my bed. In the 5 days that we were in that room, the housekeeper came in to do our beds once. We emptied our own garbage. Sheets/towels and blanket were very grubby looking. One sheet was ripped. The "white" bedspreads/blanket were stained, and I deeply hoped they'd been washed. You'd think it would be quiet, but the party club bass traveled across the lagoon a couple of nights. Positive: The elevator worked The gardens were quite nice There were always lots of loungers available, probably because the place was mostly empty. The younger staff on the desk were quite nice. Note: we saw them trying to charge some guy 500pesos for a relatively small stain on the sheets. He had to wash the sheet and bring it down to the desk to prove it before they'd let him leave.

The hotel stay was great the first few days but the last three, we noticed whoever was cleaning our room didn't care. One day during our stay it rained really hard and it flooded the floor, we had to use the bathroom towels to dry off the floor. When we were done drying the floor, we left them in a ball on the corner so they could be removed and replaced with fresh towels. We ended up leaving the hotel room the next day for them to clean the room while we went to the beach, when we returned the same towels were folded on the sofa and they were soaking wet and smelt from using them the night before on the floor. I'm not sure if the maid thought we wouldn't notice but right away we noticed they were the same dirty towels. I went to the bathroom and was horrified to see the same bathroom towel that was on the floor hung back up to be reused. I thought they give you a fresh towel every day... I noticed also that when we finished the shower gel and shampoo, they failed to replace them in the bathroom but thankfully we ended up buying our own from the nearby shop. towards the last three days they didn't even bother to throw out the trash so we had to leave it in the middle of the hotel room for them to notice. Every night there was loud banging and booming noises, sounded like someone was doing construction in the hotel in the middle off the night. Me and the husband were woken up by a loud boom around 2am, sounded like a gunshot in the room next to us. Not sure if it's the AC making all that noise after reading all the reviews on google, I was afraid to stay in this hotel after reading that they steal from your luggage so we bought luggage locks as a precaution. No microwave in the room as advertised Room 703 floods when it rains hard BEWARE

I confronted him and asked why cash only. He responded because it’s for the government. I asked him, why the government would only except cash? Then I told him, that I find it all very suspicious and suddenly he offered me to pay by card and the price changed to USD 18 / MXN 304. I guess he’s doing this all the time and ripping off the hotel guests. Anyway, the first room was awful. Mouldy wall and mouldy smell. I went back to the reception and asked for a room, without mould and smell. He was already annoyed and told me to be back in 2 hours. When I came back, he ignored me, did some work and didn’t even speak a word with me. After 10 minutes I had enough and asked him, if everything is sorted now. He pretended to not be there at all. I told him that I find it rude. He talked about me with another colleague. I do understand some Spanish. So don’t mess with me. After waiting around, I finally got the room card to room number two. At least no mould on the wall and no smell. But look at the pictures. The only good thing is the view and the location.

THERE IS NO WORD FOR WHAT I SAW. I beg you to take any other hotel for your own safety and health. This hotel should not even be on the market. It's insanitary and unsafe. I booked through Priceline, paid in full, arrived to the hotel at 11:00pm, asked to check one room before checking-in. First room: no locker working. Second bedroom: no locker workings, blood stains, disgusting insanitary bedroom overall (see pictures). Third room: stains all over the bed, insanity. I've NEVER seen an hotel as insanitary and unsafe than this one. I've stayed in MOTELS, HOSTELS, and cheap places in countries in development, yet I never saw this level of uncleanliness. I promise you, ANY other hotel will be better than this one. I ended up homeless at 11pm in a foreign country with no phone and no internet. Save yourself the pain. Good luck! However the staff are nice and the property seems pretty clean. Overall this is not the property for you if you are looking for a high end experience but if value is your game it's worth considering.
