Pros:

◆Within a 10-minute walking distance from ICONSIAM. ◆The common areas are very comfortable, great for families and friends. ◆The balcony allows smoking, which is very convenient. ◆The host is extremely warm and helpful—always willing to assist with any requests, which makes guests feel at ease.

for Improvement: ◆It would be helpful to state the maximum number of guests more clearly. There’s an extra bed in the attic, but we weren’t informed about it and ended up paying for an additional bed. Also, why not place the extra bed in the attic? (We never used it during our stay.)

◆Both Room 1 and Room 2 on the fourth floor had a very unpleasant smell coming from the bathroom drains. Room 1, which was for the elders, was quite small and difficult to move around in — and it smelled terrible! In Room 2, the bathroom floor was slightly sunken, yet water still leaked out into the room. The odor could even be smelled from the entrance on the first floor all the way to the elevator. It seems like your property might be newly opened, so this issue really needs to be addressed.

◆The spotlight in Room 1 keeps flickering and needs repair. Also, the lighting in the fourth-floor rooms is quite dim, which feels uncomfortable.

This cozy duplex is perfect for a family or friends retreat. Very cute and well-design atmosphere with 4 bedrooms, each with its own bathroom, suited for even more than 10 people. The charming living area is very spacious, complete with a full kitchen area and a big dining table. There’re stoves and a laundry machine as well. My nephew loved the built-in bunk bed where he can relax while we enjoying our game night here. Overall, this was a delight experience. The location is ideal too, Iconsiam is only 5 mins away by car. Truly a home away from home, I would recommend this place...

I was stay at Baan Khlongsan on the 4th floor and it was amazing! Super cozy and fun floor plan definitely made my stay memorable.
