I stayed at Cae Villas for seven nights in early May. We were looking for a spacious place to unwind at the end of our trip, and the villa's central location and generous square footage made it an appealing choice.
The villa itself is beautifully designed and comfortably furnished, with an enormous amount of space both indoors and outdoors. It offers a great deal of privacy, as all neighboring villas are separated by walls. The natural light is abundant, and the lighting throughout the villa is excellent. The air conditioning unit worked effectively, and the bed and pillows were comfortable and clean.
The location is quite central, making it easy to walk to various attractions. However, the only drawback is that accessing the main road requires walking along the busy Soi 88. This is a minor issue if you’re not planning a beachside holiday.
My biggest concern was the cleanliness of the property and the room. Many surfaces had not been properly cleaned for a long time, with sticky stains on the kitchen bench, dead mosquitoes, dust, and mold in the bathroom. You won’t be able to see through the wine glasses as they were covered with fingerprints. I felt compelled to wipe everything down with antibacterial wipes before placing my belongings on the counters and in the wardrobe. The outside flooring was so dirty that walking barefoot left my feet black, requiring a scrub afterward. We also avoided using the pool or bath, as they appeared filthy and were covered in dust and dry leaves. Additionally, the room had a slightly unpleasant odor.
Be prepared for nightly noise from the nearby food court, which plays music until midnight, as well as drum practice from the adjacent school. Although I requested a quiet room and was given a villa away from the road, the music was still quite loud.
Since we did not pay a premium price, I chose not to complain, as I understand that you often get what you pay for. However, upon checkout, I left a tip for the cleaners on the bed and waited for airport transport at the reception. Shortly after, the receptionist informed me that they found a small blood stain on the sheet and that we would have to pay 1,200 baht for damage. I pointed out that the sheet would be washed and the stain would come off. They presented me with a price list for damages, highlighting the cost for bedding. Second option offered to me was to pay 750 baht and keep the sheet. I returned to the room, washed the stain out, and resolved the “irreversible damage.” This situation was quite unpleasant, as it felt unreasonable to expect guests to maintain pristine cleanliness in a hotel that was not itself clean.

This hotel is for people coming to enjoy eating, strolling through markets, and mingling in slower pace living. Service: staff are friendly and are always at the front desk even later in the night. We had some chit chat with a few of them too. Room: size about 120 SQM., almost there times the size of rooms in other hotels. You get small private pool, large bathroom, dining area for two. The room is great for people who don't plan to go to the sea much. Bath: you have liquid soap, shampoo, hairdryer, bathrobes for bath. Shower is inside but bath tub is outdoor. Sleep: 4 pillows and very soft 185 cm wide bed. Air conditioner is on a small side so it takes 10-15 to cool the room this large. There is no humidity not odour from it so it's good one. Food & drinks: the room provides 2 350cc water bottles, instant coffee, and a few things for free. Snacks are at normal price. Ordering food is also at market price. We didn't order as we are only 10 minutes away from all the food so we can't comment about how good it is. Amenities: the hotel does not have shared area. They do have bicycles to borrow at no costs. Parking lot holds only ten cars, equal to the number of rooms. Note that the entrance area is gravel floor, so wheelchairs might have some difficulties. Read moreI found this hidden gem by accident. The pictures say it all so there is no need for me to add any. ||||There is 24 reception, so arrival is not an issue as we arrived late. The staff are amazing, greet you with a smile and go the extra mile to make your stay a memorable one. The man on duty at the entrance helps you exit the property if you're using your own transport - he even turns around our Scooters so they are facing the correct way for us to leave on our next trip out. ||||We had a Villa with a pool, which was extremely spacious and very clean, Excellent air-con and a 42-inch flat-screen TV with an abundance of English channels as well as Netflix. There is also piped music that you can switch on and listen to, which we found very relaxing after a day of sightseeing, as was the pool. Light and airy villa with 2 huge rooms - big bathroom with rainfall shower, nice toiletries & towels. Very pleasantly surprised at the whole experience and extremely good value for money. We booked for 7 days and couldn't be haapier with our accommodation. They ask at the desk every day if you want your Villa cleaned and fresh towels. Very good service. ||||The Cae Villas are great value, not far from the hustle and bussle of Hua Hin town - perhaps 15/20 minute walk on flat ground. Grab cars are fairly easy to get if you don't want to walk - sometimes a wait but on the whole was pretty good. ||We usually stay at the Centara but this time decided on a change as we found the Centara price hike a little too high for us.
