Discovered this place after seeing a post on TikTok. Checked out the Google reviews and website- wasn’t impressed. Very hesitant to book ahead. The website was outdated and had limited photos of the rooms. Didn’t show all the rooms or options. Highly recommend revamping the website! After arriving to Estes on a solo trip with no lodging plans but knew I wanted by the water, hot tub, and fire pit- I decided to be risky. I didn’t want anything in the city limits either. I decided to just show up. I discussed with the gentleman at the office what I was looking for. He suggested Room 1. I am VERY GLAD I ended up booking 2 nights (5-1 to 5-3, 2025) This ended up being “my 5 star kinda place”. I can only vouch for Room 1 and the awesome hospitality and politeness from Joel the property manager. Room 1 was a lil dated but nothing that deterred me to leave. Since this stay was only me- I didn’t need a fancy or upscale place nor did I want to pay a lot. It appears that they do a walk in rate but I’m not sure other than what is on their outside sign. Bed was comfortable, indoor fireplace, basic bathroom, and a basic kitchen (even with a cast iron skillet). The hot tub and fire pit were steps away. The drive to Estes Park was within 10 mins. Ended up having several good conversations with Joel. If I needed anything, he was within reach at all times. He allowed me to have my space but then visit when I wanted. My photos will display the wonderful stay I had! Thanks once again Joel!

I love these cabins! There are 10 to choose from and are all reasonably priced. The manager is super accommodating and is quick to make suggestions to make your vacation in Estes Park be the best ever! This place is down the street from the Stanley Hotel and the Rocky Mountain National park entrance is a 4 minute drive. Pets are allowed (with a fee) and all the cabins have fireplaces and kitchens. There is a hot tub also. I will definitely stay here again!

We stayed at the Blackhawk Cabins, it was a very nice cabin with full kitchen. Very clean and 5 minutes away from downtown Estes Park. Customer service was great, they sent us a text early in the day with the code to get in the cabin so we could arrive at any convenient time for us. We enjoyed it a lot and will definitely go back!

I do not understand the great reviews. We stayed in cabin 10 and it was filthy. We tried to book another place we could afford but couldn’t find one so we had to make do with it or leave Estes Park. I didn’t want to leave.||I told Joel that we were going to have to vacuum and clean everything ourselves. When I sent pictures of the cabin he stated I should have told them sooner. I told him the first day. Guess I Should have been more aggressive in trying to explain concerns but when I did, he immediately stated several excuses but NO solution. ||1. He blamed it on his brother who was building his own cargo camper and was too hot.||2. He said he and his brother were the only cleaning staff ||3. Informed me that they had a lot of cabins to clean that day , even pointing to themand saying “we had all this to clean”||4. Said his brother didn’t feel well and was even now sleeping in the rental below us because it was cool. ||5. We saw and heard his brother hanging out in the cabin below us|| || Joel kept telling me I didnt bring it to their attention and e when he asked me I refused. OH MY!! Im not STUPID. LOOK at the pictures. If he had offered something else I WOULD NOT HAVE REFUSED. That’s just a ludicrous statement on his part.||First thing I noticed is that the railing is a lawsuit waiting to happen. It’s very loose and rotted. (they have replaced it, so they stated)||The whole place was dusty and sticky. My son stepped on an earring left by a previous guest. ||I also had to clean the bathtub (scum), and sweep and mop the floors. It was disgusting. The bathroom has no vent and the window doesn’t crank. It's a very small bathroom. The bath curtain is stained also. Some spots look like blood.||This place needs serious cleaning. Leftover food from previous guests, along with their dirty dishes in the cabinets…yep, food caked plates were left in the cabinet. The kitchen curtain is stained and needs to be replaced. ||When I vacuumed I found a tie sticking out of the sofa and a pair of panties by the bed. Also under the end cover of the bedspread on the floor was, deodorant, makeup, a battery, and 4 disposable red solo cups. How could they have made the bed but not picked these up?||For almost $300 a night this place was probably the worst place I have ever stayed. Don’t be fooled by the location like I was. Don’t know what happened between the great reviews and the wonderful pictures, and my stay, but WOW….beware. I have pictures to back up every single claim. ||The plus side was the sheets were nice and clean even though the bed was rock hard, and the bath towels were plush. The view was great and the location of the park was a plus. That’s the only nice thing I can say. We went with it because we had no choice. Didn’t do anything but sleep there. Didn't cook, eat or sit around the dusty area, just outside. The website states if we left the place a mess they charge up to $200 cleaning fee. REALLY???? I took pictures because I didn't want to be charged. I wish I had taken more, before picking up stuff.||I sent pictures to Mr Joel because many things needed a MAJOR CLEANING and he said he’d see what the owner could compensate me for because the cabin was scheduled for renovations. They gave me a $100 refund because they said I didn't bring it to their attention before checking out. While it's true I didn't send the pictures until the day before we checked out, I TOTALLY told JOEL that his staff didn't clean the cabin within an hour of arriving. He says he offered to clean it but I declined. I'm not an idiot. Do you think I wanted to clean it myself???? I'm on vacation.!!!! He just offered the excuses above. At no time did he say he would put us in a different cabin. The sign said no vacancy. I am including a link to a video on my travel blog and youtube channel along with additional pictures. ||Lesson learned: Sometimes you have to be a KAREN to get something done. I tried to be nice but it didn't...
