I love and appreciate the special "stay 2 nights and get the 3rd for free" in the off season. This is what drew us to make reservations.
The staff are very friendly, helpful and responsive. We stayed in one of the Spa Suites (partial kitchen) and had a wonderful time. We loved the peace and quiet, even though there were no vacancies. The river lulled us to sleep. The kitchen was perfect for our needs: sink, dishwasher, microwave, mini fridge (no freezer!), coffee pot, toaster oven, crock pot and electric skillet. All dishes, utensils, cutting board, coffee & filters, hot cocoa, tea, and sugar/creamer were supplied. The ice machine helped us keep our frozen items cold in the cooler.
We enjoyed the king bed, love seat, coffee table, small TV, large shower, and in room jetted tub for 2. There were BBQ grills with propane and picnic tables outside, a long with plenty of chairs to sit and enjoy the river. We had a small front porch with 2 chairs and a small back deck with 2 chairs. We had plenty of blankets, pillows, & towels. Staff was very responsive when we reached out for anything additional.
We loved how close to Rocky Mountain National Park we were, very close to the Stanley Hotel and to Estes Park downtown. And yet loved how we felt far away from civilization and in the woods.
A few cons: -Only a few windows had screens and of those 3 windows, only 1 could actually open. The others were broken. -The bed was VERY firm, we prefer a medium bed. -You are right by a main road and from most everywhere on the property you do hear and see the passing vehicles. The river helps drown out the road noise some.

Read moreMy wife and I recently spent a few days at Boulder Brook on Fall River in mid-October, and it was an experience we won’t soon forget. The setting is nothing short of breathtaking, especially with the autumn colours adding a warm glow to the already beautiful landscape. From the moment we arrived, we felt immersed in nature.
One of the absolute highlights of our stay was the abundance of wildlife right outside our door. We spotted elk wandering nearby, and the sound of the river paired with birdsong created such a peaceful atmosphere. Every morning felt like a new experience, with different wildlife sightings adding to the sense of wonder and connection to nature.
The cabin itself was immaculate, incredibly cosy, and equipped with everything we needed to feel right at home. The private hot tub was a special treat – there’s nothing quite like soaking in the warmth while surrounded by autumn trees and the sounds of nature.
In terms of value for money, Boulder Brook really stands out. There were no hidden charges or added fees, which was refreshing. Everything about the place felt well-kept and thoughtfully maintained, making our stay as comfortable as possible.
Do keep in mind, though, that you’ll need to hire a car, as taxis and rideshares are quite limited in the area. But the added flexibility makes it easy to explore all that Estes Park has to offer.

Read moreThis was our first time visiting Estes Park. We stayed for 6 nights and booked the Aspen suite in the off season of May 6-12, 2024. The rooms and living areas are large and the kitchen was well stocked with what ever you need. Along the Fall River it was quiet and calming with great views of the river from both bedrooms and balconies. The rooms were very clean. You are 5 minutes from the Fall River entrance to Rocky Mt National Park so it’s convenient both in mornings and when coming down off the mountains.
There are two bedrooms split by the large living area and kitchen. Two toilet areas. Master has en suite shower and double sinks with sunken tub with jets and a skylight over the tub to gaze at stars and tree.
The Sofa and loveseat are pull out beds. If you have a large family just know there is only one shower in the unit. The TV is has access to Netflix etc so bring your member codes. There are some jigsaw puzzles and Trivial Pursuit games in cabinet.
We had Elk visits almost every morning and evening. It was a great sanctuary for us who live in a busy major metropolitan area. Staff at desk and maid were very service oriented and friendly. I hope to come back and will always try to stay at Boulder Brook...
