This property has deteriorated at an alarming level. It owned by the KOA corporation and I contacted the KOA Customer Service and forwarded to them a detailed letter with the issues and nearly a month later not a word from the KOA Home Office or the Tucson Property.
To whom it may concern, We arrived on Saturday December 16th with a departure date of December 22nd. This would be our 18th stay at your location. Check in was flawless and we felt welcomed back by the clerk. We then presented a Holiday gift to the front desk. We arrived at our site and found several large ant piles (Bull ants) and brought that to the attention of the front desk and they stated they would send someone over to treat them. We have a dog so we did not want him to be stung by them. (We departed on 12/20 the ant piles never got treated)
While setting up the coach we discovered our site was surrounded by smokers. Both sites to our right smoked, across the street a cigar smoker and to make sure we could not escape 2nd hand smoke to the left were smokers. We could not enjoy the patio, we did not BBQ, we could not open our windows and enjoy the beautiful Tucson weather and finally we could not do some detailing of our new coach because being outside was undesirable.
Finally yesterday (12/20) we awoke to dogs barking insesavly in the unattended toy hauler next to us (site REDACTED) By the time 10am between the dogs and the smokers I went to the front desk to advise we would be departing on 12/21 as we could not enjoy our stay nor could be accomplish getting the new coach set up because we did not want the smoke in our new coach and furthermore it was absolutely nauseating, especially offensive was the cigar smokers.
At 11:30 (12/20) the dogs continued their barking. Our concern was we saw no activity at this site and I was concerned about the welfare of the animals. I approached a groundskeeper (Older gentleman with a grey goatee) and told him about the dogs at site REDACTED. His exact words "What do you want me to do about it?" Seriously! I went to the front desk and my concern was noted and I was assured that the person would be notified that they needed to attend to their dogs. Was handled very professionally and I was treated with courtesy. At 2:00 we had enough and packed up and left your property. The gentleman at the front desk (very courteous and professional) said he got in contact with the owner at site REDACTED and he was at a doctor's appointment. (from 7:00am - after 2) Additionally your own rules prohibit dogs to be left unattended to prevent excessive barking.
A few things to address...
a) Site ants never got treated and put us and our dogs at risk of being bit b) Sewer cap at the site is broken c) Why can you not provide a non-smoking area? You prohibit it in your buildings but allow it under the power parasols. d) Why did no one offer to move us? The campground had numerous vacancies. e) Aside from the front desk it appeared everyone was a relative to the Grinch. No one was smiling, nearly no one waved and lastly to be spoken to rudely to my face was simply unacceptable. The holidays are supposed to be a joyful and happy time, some members of your team did not get that memo.
After staying at your property 18 times over the course of years and each stay a duration of 3-7 days we will not return. This was also a celebration time for us but it was nearly ruined by what I stated above. This stay was so off, yes it wiped out years of good experiences. I felt unappreciated and moreover my business was not appreciated. Clearly management needs to employ more problem solving techniques to address problems not allow them to fester ultimately leading to cancelled reservation and loss of revenue.

Read moreBeen coming here for a couple years and in most areas they shine. Some of these activities might be seasonal, we were there Feb-Mar 2024, so keep that in mind. Spacious sites and most are level, cable tv available but pretty basic(no Golf or Hallmark/GAC channels), fruit trees(orange, lemon, grapefruit) that you can pick from, two pools with hot tubs, a restaurant on-site with generally decent food, two laundry rooms(which sometimes get crowded and there are usually machines down for maintenance), a fitness center with treadmills/bikes/rowing machines & dumbbell weights(thanks go to the slimeball who stole 1-30lb dumbbell around the middle of Feb-it made me up my weight), basic pickleball court, and two sets of bathrooms with showers. Park is kept really clean by the crew patrolling in golf carts continually during the day.||Sunday pancakes w/ sausage for $ was good, but even better when they switched back to blueberries versus chocolate chips. The staff handling that were great & fun! Donuts/snacks on Thursday’s were also fun. They charged a $1 for a donut this year but no big deal as far as I was concerned. Previous yrs saw the young, & yes some old, take advantage of the free ones. There were also plenty of crafty things going on, along with Trivia every so often in the restaurant.||||Couple downers this year and one was Bingo. Previous years they had cash payout for winning, this year it was a ‘Mystery Prize’ that you got when spinning the wheel. Half hour bike rental, 6 wings, etc. We attended one time to see what it was, and never went back. Used to fill two rooms, with maybe 8-10 tables, approx. 8 people at each table. The time we went there was one room, couple tables, not filled. Used to be a fun social get-together. Heard the money all went to their Kare Camp fund, which is a great cause. But from what I understand, the fund got half of the proceeds from previous years. With attendance down, I wonder if they made more or less this year. Another downer was realizing that deposits & site picks for next year had increased 5 times from the previous year! That’s a lot of MY money for KOA to be sitting on for a year. Also, water was shutoff three different times for maintenance. They did warn everyone days in advance, so use of your fresh water tank was imperative. Felt sorry for the tent campers though. Water out meant bathrooms closed too. They were fixing leaks.||||Gates are closed & guarded at night. There is some noise. Two busy streets, one International Airport, one Air Force Base, and train tracks, can disturb the light sleeper. Propane refill is offered. Last I heard, motorhomes go to them, they do not come to your site. Plenty of dog areas are offered all over the park. Heard some yippers on/off. Plan on going back again but hope some things change back the way they were. Seemed to be a lot less...

A majority of the people staying here were amazing, and only a handful.of the employees were awesome, Ashley , Bailey, Bridget, Dennis, and another lady and 1 other gentleman which I can't remember their name, were the best people I've met who work there. They are the most friendliest employees we came across. There were a few, I believe his name was Micheal and the owner dawn were horrible to socialize with. The place says family oriented but this year as I talked to returned stayers(is our first year here) , they too got the feel it was slowly phasing out that aspect. Older folks complained alot about the kids around the park , which they were only being kids as they should, they must have forgotten they weren't at a 55+ resort. Which family oriented resorts are far and few . The day of our departure we had a last minutes mishap and went to talk to the office about what was going on, Bailey and my husband worked quick to get things figured out and as our time was running out. Dawn had called us and was not very understanding and demanded we get it towed out of the park or they will tow us. Yes there was a unit coming in that day, for only a couple days, but they had 30 some closed sites for emergency use they could have put the incoming unit in . They were very rude and demanding and would not consider opening up a site. They didn't even mention it and I only know this as one employee had mentioned to us about the emergency sites. We got out of there with 5 minutes to spare , we limped our rig out, as we finished repairs outside the gate our friends( the few employees) that we had made helped us from 1pm till 9pm at night. And the other few friends we made that are staying till June came and kept checking up on us. They informed us that the people checking in didn't even arrive till 10ish that night.
On another note, the laundry rooms always had broken down machines aswell. The pools were awesome , that was a plus. The hot tubs were hot but very hard on the butt so sit on. Little rocks that dig into you. The fitness room wasn't always kept clean(floors) but the people who used the equipment were the ones that kept the machines clean. It was a good place to workout.
