As others have mentioned, this is a good choice for a place to stay the night, but it's not exactly the kind of hotel you want to spend the day relaxing in. The location is ideal, being only about a 25 minute drive from the Zion National Park gates. It's in an okay spot in La Verkin, but there's not much within walking distance of the hotel to see and do.
The front counter person was great to deal with and was very friendly. The hotel is not much to look at. The exterior is in need of some serious renovations with pieces of missing siding, gutters not attached together, holes in the walls and just general shabbiness. The hallways to the rooms are okay, but also appear sloppily renovated. If you get a top floor room you'll be taking a hefty set of stairs that can be a bit cumbersome if you have heavy bags or lots of items to haul to your room. The section I was in had two access doors to it that are not attached to the main lobby area of the hotel. Both of these doors are unsecured, so anyone off the street could walk in and hang around in the hallways, try door handles or possibly hide around the corner while you go in your room. There are also three accesses to the courtyard from the street that are all also unsecured all night and day, so it's easy for anyone to come and go without anyone knowing. This could be a concern for solo female travellers as a serious safety issue. At the very least, it would be nice if the hallways could be secured with keycard access for peace of mind moving forward.
We were given a double queen room. The room appears renovated, however the quality is questionable but overall it does the job given the reasonable rates for a night. The main problem with our stay was that the mattresses on both beds were in poor condition with serious indents on them from heavy use that made sleeping uncomfortable. The one mattress even had a broken spring along one side, so the mattress was caved in.
The breakfast was about what you'd expect from a continental "hot" breakfast. The make your own waffle station is standard fair. Otherwise, there's a slow cooker with some pre-cooked egg medallion things that were questionable. If you're happy with waffles or breakfast cereal you'll probably be happy with it, but if you want a meal or some healthy breakfast options you'll be disappointed, however it's about what you'd expect from the majority of hotel continental breakfasts.
Overall, we were satisfied with our stay, especially given the rates, but sleeping on the well worn mattresses after a long day of hiking was a bit of a let down. I think with a bit of work though, it could be a nice place to stay...

Soccer tournaments equal full hotels and little vacancy and people can't afford to care much about it because there is little choice.
I realize this is discount so I'm taking that into consideration.
BATHROOM Shower tap is placed on backwards, super easy to fix if its Pex not so much if it's got a copper manifold. kind of funny kids didn't think we had hot water. Tub had weird discoloration, and it looked like someone plastered in some carboard boxes to make seats. Light temperatures matched that's above average for discount hotels.
ROOM No outlets available in order to get one I had to unplug the alarm clock in which I had just set the time, Whomp.
FRIDGE Freezer was tiny fridge was small but worked well didn't make too much noise.
FUNNY JOKE They have ice buckets in the room, but they don't have an ice machine?!?! Git rid of the buckets! Time searching and asking where the ice machine was its almost like prank material.
COME BACK TO YOUR OWN MESS! NO CLEANING NO MADE BEDS, they empty the tiny trash cans and that is all.... I HATE the lower standard of living that came with most hotels after the covid excuse... UGGH We Made our own beds and cleaned up after ourselves.
PARKING LOT Some guy in a truck (Imagine that) with a 25-foot trailer parked the first night blocking as many parking spots as one could with a 25-foot trailer. I realize this is just an individual but it's also your hotel and your guests...
BREAKFAST This was as sparse as it comes, I fasted. The kids liked the waffles, yogurt, OJ wasn't bad. Lots of chairs and space. Staff was quiet and polite. There was a water cooler in the room, I like clean filtered water a plus there. But it was room temp if I recall and remember no ICE. Yet it was accessible after breakfast.
WIFI IT worked without issue.

Read moreThe main things we were seeking were safety, cleanliness, affordability, and a decent location. This met all of those needs. However, it was extremely dated and did not have bells and whistles. Everything looks like it was painted in a hurry and the furniture and fixtures seem worn. I didn’t find the bedding very comfortable, but the rest of my family slept just fine. The pillows and bed were all pretty firm, so if you like a softer pillow, be sure to bring your own.
The AC unit in our room worked okay, but made sounds sometimes that didn’t inspire much confidence. There is DirecTV in the rooms, but Disney was blacked out due to a contract negotiation process, leaving us with only Nickelodeon for the kids. Nickelodeon was fine during the morning and day, but it doesn’t work too great when it goes to teen shows in the evening and you have a toddler.
It had a well-stocked breakfast, which was nice to start the day. It ran from 6 am to 9 am. It had waffles, bagels, muffins, toast, eggs (that you are supposed to warm in the microwave), oranges, yogurt, coffee, apple juice, and orange juice.
It was a great location within La Verkin. However, we still had to pay for parking in Springdale and deal with the Springdale shuttle system to see the park. (Tip — make sure you don’t miss the last shuttle from the Visitor Center into Springdale because they end before some of the Zion shuttles get back and you could be stranded!) With little kids, it would’ve been nice to be staying closer to the park, so we could have nap time without a big drive (20-30 minutes) in and out of the canyon to get to the hotel, then having to deal with parking again.
All interaction with staff was pleasant. This was a great value for the money, overall. If you need something fancy at all though, this is NOT your place! If you are traveling on a budget and just need a clean and safe place at night, this is a great fit for you. It is excellent value...
