We stayed here for the first time and we do not plan to return next time we are in the area. It is very overpriced on the weekends. The weekend rate is $121 higher just because it's the weekend. We were disappointed with the layout of the room, especially the bathroom. We arrived on a Thursday and stayed through the weekend. We usually stay mid-week in this area but since we did not come to Newport last year, we wanted to come to Newport. When we first arrived I was taken back at the total cost of the hotel stay. Our first night was $151 and then Friday and Saturday were $279, averaging each night was 267. This is a 2-star hotel charging 3-star hotel prices. The check in desk was not appealing and the check in staff we did not find friendly. When I was shocked at the weekend rate she told me, "This is a great rate, you should have seen the rate last week". We stayed after labor day holiday. The check out woman was worse than our check in person. When I asked for the check out statement she reported "Wasn't it under your door". I advised her it was not. She complied but it seemed to be a bother that she needed to print it out. I made a comment to her that the hotel rooms need to be renovated as she only replied "we will let our manager know". Not even an inquiry why we were disappointed in the lodging. After the lobby is the hotel continental breakfast area which is a large area, clean and serves hot and cold food. But once you start down the corridors to the rooms, that is where it changes. You can start to smell a musty odor. Carpets look fairly new but their are stains. Each time we went into our room, although we ran the air conditioner, it smelled musty. It only improved once we turned up the air conditioner. The carpets appear new in the room. The door to the room is not full size width. The bathroom is the worst planned layout. The door is very narrow. If anyone is obese or handicapped such as someone who uses a walker, would not fit through the door. The door is probably only 18 inches wide. My own home bathroom door is 26 inches wide. Once in the bathroom, the tile at the bottom edge near the floor is dirty and a chalky red color dust. The toilet is no more than 6 inches from the tub. The tub enclosure does not have any railings. Usually you would expect to find in other places we have stayed, a short 6 inch railing in the center of the tub enclosure wall. Anyone with balance issues will have difficulty trying to climb out of the tub. THIS IS A SAFETY ISSUE. Their is barely enough room to turn around in this tight bathroom. They entire hotel room was planned poorly. The sleeping area could have been slightly smaller which could accommodate a wider bathroom. After the sleeping area this is another open room with no furnishings which if they put a small table and small overstuffed chair would be very appealing. We will not stay here again as it was severely overpriced in our opinion, lobby staff are not friendly and the bathroom was too tiny. Other things: Tear in wallpaper, panel on door is warped, stain in wall behind the desk and woodwork lining the room is dirty. With our extended stay which went into the weekend, the room we got was not worth the average 3 day price of $267 a night especially when we did not change rooms. I do want to compliment the housekeeping and kitchen staff. They were for the most part, attentive and friendly.

This hotel was not at all what I was expecting for the price I paid. I paid for a Queen Deluxe Suite... emphasis on SUITE! The room wasn't a suite, it was a standard room with an unusable hot tub and a corner to store things. When I say the hot tub was unusable I mean, unless you want to relax to the sound of a helicopter then you couldn't use it. The fan had to be on in order for the hot tub to work and it literally sounded like a helicopter was in the room! The room was also horribly in need of repair! Damage all over! Also, there is no privacy with the windows open. Most hotels have sheer curtains so you can have privacy and sunlight...nope. If you want sunlight, everyone can see into your room. I paid over $1700 for my stay and expected a nice room! I will say, with the exception of the person who checked me in, the staff was very nice. Breakfast was not good at all. It ran out half an hour after it started and I didn't see them refill ever. The pool was decent. There was an issue of teenagers coming from the street to swim a few days but they handled it. The one good thing I will say is that this hotel is extremely close to downtown Newport and Easton's Beach and the Cliff Walk. Would I recommend this hotel, absolutely not. The also didn't change the sheets my entire stay and I know that because one of the sheets had a small stain and it was the same after housekeeping came. Find a better place to stay if visiting Newport.

The place is clean and neat, their bed is comfortable and I think it’s worth what we paid for this place.

As I check in Sunday they have me a regular room, so when we came inside I was shocked how small it is and I checked the bathroom right away to make sure I have the whirlpool and turns out they have me regular tiny room so I went back to the lobby and clarified everything, He was helpful and gave me another room after confirming that I booked for whirlpool room, It’s beyond better than the regular it’s more space in between the bed and TV the bathroom have a tub on it and the whirlpool is my the window, my kids enjoyed and get to use it everyday after a long day of sightseeing on Newport and providence, breakfast is same, waffles, fake eggs and cheap sausage, at least coffee is free all day. Check in process was easy and location was perfect for me. Nothing scenic but plenty of parking and located right next to plenty of stores.

The staff were extremely professional and friendly, the breakfast provided in the morning was delicious, well set up and the pool was heated, large and separate towels were great.

The room was a bit of hit or miss. I enjoyed the stay as it was quiet and opted for the deluxe whirlpool room so I'll list the pros first.

The good: This is for room 119. large room with 2 beds were mostly comfortable and very quiet as well as spacious. There were plenty of spots to plug in and it was also well lit. The room itself was very clean and there was no smells or anything to detract from the stay. I brought a projector and the room had a large white wall I could utilize to project on so I can't say much about the tv or service as I didn't use it. The hot tub was really nice and relaxing and had enough room for 2 people.

The bad: The rooms layout is a little odd to me. The hot tub is located in a slightly separate room that has what appears to be a window frame (no glass) and doorway (also framed but no door) and it to me it feels like it was an add on afterthought to the room and out of place and the hot tub needs to be re-caulked pretty bad and wow is it loud. The beds while mostly comfortable are a little hard and after a while of sleeping on them my back was kind of sore when I woke up. There is a smoke detector directly above both beds that has 2 flashing lights that goes off every few seconds. It was irritating and extremely distracting when trying to sleep. The exit door is located near the pool which is great except for the fact is has a badge swipe to get back in the hotel that didn't work with my room key so any time I left I had to go around to the main entrance. The bathroom is adequate but the shower handle was odd to us and super loose. The base of the handle leaked when moved a certain way and feels like it's going to fall off. I really wish hotels would just have 2 separate knobs for hot and cold as opposed to one flimsy handle you swing around to do both. Another problem with the bathroom appeared when I went to go to the bathroom late at night the entire toilet and floor were wet for some reason and then I noticed water dripping down from the ceiling.

Overall it was a pleasant stay and the staff, pool and breakfast were great and price was decent. I would stay here again but I don't think it would be my first choice next time I'm...

Arrived at 12:00 Noon just after checkout and room was not ready, very understandable. Clerk asked if we still needed pet friendly room and I was in shock since family is allergic to animals. Probably an error when I did online reservation. She then asked if we wanted to upgrade to a room with Jacuzzi tub. My wife and daughter thought that would be nice. We left and went to Providence for shopping. Returned to the hotel and checked in. Dropped stuff off in room and went into Newport. Must say the Mansions were AMAZING along with the waterfront. Got back to room around 10:00pm. Jacuzzi tub was filled with hot water, which was way to hot for anyone and had to be drained to add cold water. PROBLEM... Drain was at the opposite end of the tub. Had to crawl over side of tub, since it is placed in the nook with no walkable access. Drained water added cold water. Turned on Jacuzzi, could not hear the TV at all. Went to fridge to put my leftovers in and freezer was half frozen over and a small piece of cheese on the door inside. Oh yeah!!!! Cable box for TV hanging in midair attached to TV, told they had just done renovation and the " new furniture" was in. Wires coming out from wall with not plate and using extension cord and power strip in the room too. Let's get back to the Jacuzzi. Could not hear myself think when the jets were turned on. Made a call to front desk, and got an answering machine. Wife and daughter about to get in the Jacuzzi when they detected short hairs floating in the tub. They shut the jets off to make sure and , yes I waded throught the tub to drain it. Wife was not impressed and went to the front desk. NO one was immediately available. She searched around and found a staff person. Was told that their was nothing he could do around the pricing of the room. She was given a number to call Guest Services in the AM when a manager would be available. To his credit he did offer us another room. With it being past 11:00pm at this time we took the new room. During the time that my wife stepped out the Jacuzzi turned it elf on twice for no apparent reason. It would not shut off. That was concerning since we needed to rest. While I was in The new room wife makes call to the guest services number provided and we found out that it was a number that rang directly to the front desk. We slept through the night and went to the desk in the morning. Manager discounted our night by half. Charge has not come through on my card yet. We recounted our journey to her and...
