IT'S A WONDERFUL BUILDING THAT'S WELL SUITED FOR PEOPLE SEARCHING FOR COMMERCIAL OFFICE SPACE TO LEASE. I HEARD THAT IT'S BEST TO BE SPECIFIC AS POSSIBLE AS TO WHAT YOU WANT IN YOUR OFFICE SPACE AND HOW LONG YOU INTEND TO LEASE. THERE'S A CERTAIN PREFERENTIAL TREATMENT FOR LONG TERM LEASING OF FIVE YEARS OR TEN YEARS. HAMMER OUT THE TERMS OF THE LEASE IN THE BEGINNING AS MUCH AS POSSIBLE. SOME OF MY INFO CAME FROM LISTENING TO TENANTS TALK WHILE GETTING LUNCH AT " 6B " AND HOW SOME WERE RENEWING AND A FEW MOVING OUT BECAUSE COVID-19 DID A NUMBER ON THEIR BUSINESS. JUST IN CASE ANYONE WANTS A PRIME MANHATTAN LOCATION JUST ACROSS FROM GRAND CENTRAL TRAIN TERMINAL AND WALKING DISTANCE FROM PORT AUTHORITY BUS TERMINAL AND TIMES SQUARE - THEY'RE ABOUT 85% OR 90% LEASED OUT AS OF THIS YEAR.

THERE'S A LARGE BRANCH OF CHASE BANK INSIDE ALONG WITH CHARLES SCHWAB OFFICE. NEWER LARGER BRANCH OF TD BANK ACROSS FROM THE BUILDING TOO. A REALLY DECENT SHOE REPAIR SHOP AS WELL AS A GREAT RESTAURANT CALLED "6B OR SIX BURNERS ". THE BREAKFAST AND LUNCH BUFFETS ARE GREAT WITH A DECENT SELECTION AND THEY DO HAVE A GRILL SECTION FOR SANDWICHES AND BURGERS PLUS DECENT LAMB GYRO 👍. THE RESTAURANT COOKS SMALL TRAY BATCHES OF ENTREES AND MAKES MORE WHEN THEY SEE IT'S GOING QUICKLY. FRESH HANDMADE SUSHI AND MADE TO ORDER TOO 👍👍 !!! VERY TASTY GELATOS AND FRESH BREWED COFFEES.

THE SECURITY PEOPLE WERE VERY NICE TO ME THAT ONE TIME I REALLY NEEDED A BATHROOM. I DIDN'T HAVE ENOUGH CASH TO BUY A MEAL OR DESSERT AT A RESTAURANT TO USE THE BATHROOM - " FOR PATRONS USE ONLY " !!! THIS WAS THE PRE-COVID ERA AND A FEMALE SECURITY LED ME TO THE RESTROOM, OPENED IT, AND WAITED OUTSIDE...

Located on 122 E 42nd St, #Midtown #Manhattan #Chanin_building by Irwin Salmon Chanin an Art Deco style tower with black Belgian marble tiles on the ground floor, #bronze embossed frieze above depicting scenes of #evolution and a #zigzag floral pattern (which you can see). Lobbies are also #worthvisiting, originally served as a "palatial" bus terminal which still connect to the #GrandCentral #subway station. Originally 50th floor had a silver-and-black #luxurious #high-brow movie theater. Atop the building from 1936 to 1965 was the transmission site for most-listened-to #classical-music station in the US #WQXR FM. One of NYCs classic beautiful office buildings. Huge floors and probably over 100 tenants in every sort of industry in the building. The building dates from the 1930s and the exterior and lobby architecture reflects that.

Individual floors are a little maze like, but the spaces I have seen are all nice and ESRT has a reputation as a good landlord.
