This park is very clean and features lovely landscaping, flowering hedges, lush gardens and privacy fences and shrubs dividing the individual sites. (these fences are a welcome feature and something not found at nearby "Paradise By the Sea" where the RVs are practically stacked on top of each other, with no possibility of anY privacy whatsoever) Oceanside RV Resort is located on S. Coast HWY, just a few blocks away from the ocean, beaches and a short walk from the famous Oceanside Pier. It has a very quiet, family atmosphere (There is a commuter train that runs past this park a few times/day, but it is not nearly as loud as the Coaster train that runs through Paradise By The Sea. Neither are too troublesome and something one doesn't even notice after a day or so.) Near the main office, there is a clean, heated pool & hot tub area which is fenced for safety. There is no lifeguard, so children must be accompanied by an adult. The pool and hot tub are rarely in use and are a nice quiet spot to get some sun and surf the complimentary wifi on a laptop. Also close to the office and pool area, is the games room, which has a pool table and a Foosball table and few other games. The office has a nice book exchange if you like to read. No charge. There are 2 washroom/shower/laundry areas so you are close to those amenities, regardless of where you are parked. The staff is friendly and accommodating, with helpful tips for local points of interest and excellent knowledge of the area if you need directions or suggestions. There are numerous groundskeepers out and about all day, cleaning, doing maintenance and improving the park. Sites range in size with plenty of large pull-throughs. There is a large picnic table on each site and a privacy fence as well as flowering shrubs separating you from the sites bordering yours . Oceanside RV Park is pet friendly and there is a good-sized, secure dog run that has a bed of cedar wood-shavings. It is maintained daily. A scooper, broom and waste pail are provided for visitors, to make it easy to clean up after your pet. It can get a bit smelly at times, but this is not a reflection of the park, it is the fault of those lazy dog owners who think someone else should clean up their dog's messes for them. I have 2 large dogs and am grateful for places like this where the dogs can stretch their legs. I am always stunned when I see pet owners treating the run like a personal toilet for their dog. If you visit any park that offers a run for dogs, please show respect for the other visitors and the park you are visiting...pick up after your pet! Speaking of animals...nature lovers will enjoy the large numbers of birds in the park. Apart from the hummingbirds that dart about all the flowering shrubs, there is a slough that borders the south side of the park, which is home to several species of ducks and egrets and gulls, etc., splashing about and honking up a storm...and wild parakeets also flock to the trees in the park daily. We have been at site 135, along that waterway and enjoyed watching and listening to (and feeding) all the waterbirds through the wrought iron fence at the back of our site. We literally woke up to the birds each and every morning. We had no problem with ants or anything else for that matter. This is a nice park with good prices; close to lots of great places, next door to public transit, including a commuter train inland and of course, the famous Coaster that takes you on a scenic trip south to San Diego or north to L.A. Ā Ā Ā Read moreI decided to wait a while before writing a review. I wanted enough time to pass before I wrote an account of my 4 month stay at Oceanside RV Resort. I left at the end of May, 2016.
I will start with the positive. Located in close proximity to the beach as it's 4 short blocks away, you can walk to a couple of access points. You do need to cross a very busy Pacific Coast Hwy with having to walk a bit to the nearest crosswalk. With that said, the beaches that you will be able to walk to are the best. I'd recommend heading to the pier by car for a nice beach experience. Better yet, go to Carlsbad or Encinitas for the even better beaches. Transit is great. You can walk to the Sprinter and head all the way to Downtown San Diego for a day trip and leave your car at home.
Now for the not so positive and only one star rating:
I was disappointed with the very narrow sites. If you have a slide and and awning, you have to decide on one or the other. Both will not fit in any of the narrow sites. Some of the big rig pull thru sites were so tight, the rigs would hang over into the street. If you're towing, you'll have to fight for one of the very few parking spots that are free. I only saw two plus one handicapped site. There is parking along the street across from the pool but you will, have to pay $5.00 per day to park there and receive a permit to put in your window, or you will be towed.
The place is unkempt and poorly managed. The office people are nice, but they really are disorganized. I could go on and on here, but I'll leave it at that.
The building is really rundown and the fact that they call this a "Resort" is sorely misleading. Don't make a decision based on the photos because they are not in line with the reality of the dirty run-down park.
The rates are way out of line for what you get, but they can get away with it because there are very few RV Parks in the area. The rates were $875.00 per mo. From October to June plus metered electric which is high. The rates skyrocket to $1400.00 per month for 4 months in the summer. Gouging at best. No notice of the rate hike was given to me and there was no registration at the time of check-in.
During my 4 moth stay, there were several nights that I was awakened by fighting yelling and screaming with the police showing up several times. I was appalled that this was allowed, but I was told by an office employee that there is nothing they would do because "they pay their rent". Others who pay rent were robbed of their quiet enjoyment.
Ants infested my rig and it took me two weeks to rid them. The office was of no help. Just stating they knew of the problem and it was on going. The train is very close, but I got used to the whistle that on foggy nights and mornings sounded like it was in your back yard.
If you're considering short-term such as one or two nights, you may get lucky and have a good experience. I'd suggest reading the reviews and deciding for yourself.
I am currently in my seventh long term park. I've never experienced anything like the disappointment of Oceanside RV Resort.

Ā Ā Ā Read moreStayed for a night with some friends. Nice place. Grounds are clean. They do pack ya in there close together but its not bad at all. Easily fit big fithwheels over 35ft. I've had a 35 and 40 ft toyhaulers so I'm speaking from owner experience when I see big ones there. Kids playing and seems very family friendly! Dont think about just using the hot tub as its a sign up reservation for i believe an hour. Next to our site were the bathrooms and they were renovating the men's bathroom. So expect a nice bathroom in near future. I didn't get around too much but I will say its not bad. Not roomy slots but plenty for your trailer and set up. Ours had a picnic table sewer and water and electric hook ups. People next to us are full timers and were very nice as was all the guests I came across. Not glamping but good if you plan on going to the beach or in town and want to hook up your camper. They rent out these cool canvas looking tents that come with there own good size lots. Thumbs up on those! Also I noticed a very small pet area for your dogs to doo the duties. Thumbs up overall. Oh ya pool area was clean and the water looked clear š Camp with no worries as this isn't a dump or anywhere near being a dump. Thumbs up š Make your reservations and get out there!
*I just read a review from someone doing a lower star because of the train and petty stuff. The resort can't do anything about the train. Its good to mention but not to lower reviews. Reviews are important to businesses. If reviews low then people stop coming then campground shuts down. Rate a business based off thier business. People take reviews way to lightly and yes, ill use the trendy word Entitled. People please use half a brain. Absolutley mention the train but don't knock the business reviews over it. Being close to everything is a plus. I bet if the reviewer mentioned to the business about the ant problem they would have been compensated somehow. If not then explain so people know. Give a business a chance to show thier customer service. That is what reviews are for. If you stay at hotel or resort near airport are you going to lower review over planes? Do your homework before u stay places. In this day and age we have super computers in our pockets. Dont be so quick to low rate a business. Things happen out of a business control. If you want great location for the price this place is good. Kids riding bikes everyone there very friendly. Grounds very clean.
