I am a timeshare owner and have been for over 20 years. I was deeded weeks 23 and 24 UNIT 301 from my father after my mother passed in 2003 as it was always her happy place. In mother’s memory we continue to visit yearly celebrating and honoring her. We have been owners since the 80s, and continued to maintain our fees even as the tropical breeze was destroyed and awaiting rebuild. A few years ago, upon arrival I was informed my unit was not available due to damage and moved to an interior unit with the bedroom facing the street, not the gulf, and a walled in balcony. My unit, 301, is a 2-sided open balcony end unit with the bedroom facing the beautiful gulf. This view is very much part of my relaxation waking up and falling asleep. Our 2-year-old grandchildren love to sit on the bed and watch the kites, jet skis, and their Papa and Zio play through the window as they rest a bit from the sun. I believed what I was told at the time because I am a person of good morals, integrity, and ethical character. We just thought okay, bad luck this one year. HOWEVER , upon arrival June 8th , 2024 , I was once again informed the unit was unavailable due to damage and placed in an interior unit with the bedroom overlooking the front road undergoing intense construction , a McDonald’s , and NOISE , not the relaxing gulf waves but doors slamming shut all evening ; the balcony is of course a claustrophobic walled in space. I returned to the office and politely asked if I could be moved to a comparable room. I was told “It is the same room “but yet, it most definitely is not. The female staff member was flushed and couldn’t make eye contact as I asked her if she honestly believed this was acceptable and would she be happy in the same circumstance…. she barely looked at the computer for a compensating room thus I grew suspicious. I asked her what exactly the damage was, and she replied, “it’s either the A/C or water damage”. HMMM, she doesn’t know. I knew she was being dishonest by her lack of eye contact , her excessively repeated “ I’m so sorry , I’m so sorry” ; “ there is nothing I can do , you will have to wait for the manager in the morning , maybe she can help you but I’m seeing nothing “ …so I , being tired after a long drive and disheartened wandered up to the third floor end unit 301 to see if work was being performed and ! to my absolute shock and disbelieving dismay the unit is occupied ! RENTED TO OTHERS! • I literally have recorded deeded access to this unit weeks 23/ 24 every year. The unit and the week in unchanging. My sister uses week 24. I am absolutely appalled that Holiday Inn Club Vacations would willfully deceive loyal timeshare week owners for monetary gain at the disregarded expense displacement of the rightful weekly tenant. I have called guest relations and have been informed I am unable to speak with the owners' side until Monday morning. This is after being told via phone call by the “supposed highest in command “it’s a booking problem “after being told it’s a damage issue. In true fact this is an egregious breach of contract deed, ethical business practice, and utter lack of concern for a family's vacation time. And, to receive this maltreatment after offering to purchase a 2-bedroom last fall and being informed I can never change my UNIT 301 nor my week. Awaiting response for proper resolution from the executive leadership. Very disappointed, shocked, appalled, and stressed out “guest”.

Read moreI booked this hotel after seeing it online. I called the reservation line and the rep was very helpful in booking the room and getting us a government discount for one of our nights.
The hotel was easy to find and as promised, it was right on the beach. The apartment looked just like the pictures. It was clean and spacious. Everything we needed was provided from dishwashing liquid to bottle openers and paper towels.
It had a full kitchen with fridge, stove, oven, double sinks and plenty of cabinet space. There was a radio, toaster, coffee pot, and blender among the many kitchen implements needed to cook.
The dining and living room spaces were large and comfortable. It provided two stools for counter eating and four chairs for the table. The pull out sofa had a thick and comfortable mattress. This was a first for me. The pullout beds I usually encounter are not fit for an adult to sleep on. I was really impressed with the mattress quality. The living room area also had a chest with two drawers that housed the television and DVD player.
The balcony was large and included a table and three chairs. It had a fantastic view. All the apartments have a balcony with ocean views. It looks out over the pool and spa. The insulation was pretty good because we could not hear the people or the music playing in the pool area unless we were out on the balcony.
The bedroom was standard size with a queen mattress. It felt kind of small, but comfortable. The bedroom also included a television and DVD player in a cabinet that contained three drawers. The one nightstand also had three drawers. The closet was small and contained a safe.
The bathroom was very nice. You have to enter the bedroom through the bathroom area that includes the washer/dryer closet and a sink area with a lot of counter space and cabinets. There is a door that closes off the entire area to the living room. A second door leads to the tub and toilet area. The tub is large and includes a shower head and separate faucet to fill the tub. It was very clean.
All the floors are tile except in the bedroom. There are plenty of towels and the A/C kept the room quiet cool. We preferred to turn down the A/C and just use the two ceiling fans: one in the bedroom and one in the living room area.
The pool goes from 3ft to 5ft and is heated. The separate spa is very hot. The beach access is convenient. Guests can rent a beach chair and umbrella from the hotel. My only compliant is that when you get to the sand, there is not a lot of room to set up your own chairs. The tide comes up pretty high. The beach was clean and not too crowded on our side because there are so few hotel rooms, hence fewer guests.
The hotel has DVD rentals, board games, and beach game supplies. When we arrived, they had advertised a movie night on the deck area near the pool, but a separate dry area with tables. The movie was free, but you could purchase popcorn from the hotel.

They have it rated as a 4.5 -5 star property which it absolutely is not. |there's NO service to speak of. There's one person who sits behind a desk like a motel. |you even light your own fire pits . |theres a couple of games out for the kids , connect for, etc. |I'm unclear why it's categorized as a vacation club. |The amenities are minimal. There is a game room on the fifth floor but it's not worth going to.|The room furnishings are very islander style. Definitely nothing luxurious, but it was comfortable enough.|my bathtub didn't drain each night and the pillows were so high I got a neck ache. They definitely aren't Marriott heavenly beds. |Panama City draws a clientele that is less desirable than Rosemary Beach or Santa Rosa Beach witch is driving distance. there were still plenty of families on the beach here . |I will be positive and say that the views are absolutely amazing and every room is oceanfront. We stayed in room 203, which was down one flight of stairs to the sand. this property is only five floors high which I loved. there are high risers on either side. |the front of the hotel does sit on a busy street, which is worth noting, and the area is nothing that I would feel safe walking around at night. |so I am going to say if you expect a three star property, you will be happy. I feel like my review is fair. I did have a wonderful week. I came here with my 13-year-old daughter to kick off the summer. I was incredibly disappointed as I was told. It was a five star property but once I adjusted mentally I was OK. I stayed in a one bedroom. |there was massive construction happening at the front of the resort, so check if that's complete if you're coming in June. if you get a good price on the room, it's definitely worth staying here.|The hot tub was amazing and piping hot but my issue was there was no check system so anyone can walk in and use...
