Beautifully maintained park right on Mission Bay. Great place to stay for an extended visit to the San Diego area. Quiet area off the beaten path yet just a few minutes drive from the beach areas, downtown, Sea World etc. This park is owned and operated by the city of San Diego and they do a fantastic job. We had absolutely no complaints after a 4 day stay! We sprang for the extra $$ for a back-in spot right on the Bay and loved it. Came out to about $100/nt which isn't cheap but not terribly expensive by California standards and there were lower cost sites elsewhere in this campground if that seems high to you. All the spaces in this park are unusually wide (see picture) and the grounds are pretty manicured with a lot of mature trees. Just a few little caveats you should know about the place 1) There is no pool or spa, so if you're bringing the family you might not be happy with that. 2) the bathrooms are old but very clean and we'll maintained. If you're really fussy about bathrooms you might not be happy here. 3) The little peninsula that this park sits on has two abandoned mobile home parks at either end. The city owns the land and has plans to redevelop the area but hasn't finished the process of planning it yet. If you go for a walk outside this RV park you will see all these old vacant mobile homes on empty streets along the Bay. We thought it was fascinating and kind of cool but some might find it a bit creepy.

First let me say, we will definitely go back to this RV resort. It was very clean & well maintained. It offers a 24 hours security guard at the entrance. Each guard was very friendly & social. The reason for not giving 5 stars....spaces were pretty close to each other - opening up curtains gave away your privacy from every angle of your rig - bright street lights at night lit up our RV making it hard to sleep, we wanted windows open to feel the cool breeze - It was always very noisy in the morning. Leaf blowers, garbage can pickup by staff, something was always going on in the morning. This resort offers reservations by the month. There were a few full timers that had bright lights on their sites at night that lit up the street. Such as, a couple selling artificial trees for your campsite. There was a RV'er that used power tools daily. Not sure what they were doing. Definitely not the peaceful place that we are used to, but the location was perfect for where we wanted to go. Staff was very nice. Also FYI...we drove around to all other RV parks in the area & would not stay at any others. Mission Bay RV Resort will be our park of choice. I do recommend this park. If you have kids, the adjoining RV park, Campland is a way better choice for you. It has a lot of activities for kids.

Nice spot to stay in San Diego if you looking to be close to everything the city has to offer. The monthly rate is similar to others in the area but the location with mission bay RV is ideal. Would be a 5 star review, but the bathrooms could be updated. The wifi is almost non existent as well. Sometimes it works during the day but very slow at night. Verizon service is also non existent here. Averaging 1 bar 5G and sometimes 2 bars 5G. The sites however are spacious depending on the size of the unit. (Spacious for city camping that is) If you are looking to compare to camp-land on the bay, which is its sister company, the wifi and bathrooms are better overall at camp land. Verizon service worked fine there, and My hotspot worked great. It did not work well at mission bay RV. There are quite a lot of kids however at campland so if you were a family with kids that would be a great place to be. If you are not looking to be around a ton of kids I’d stay at mission bay. I have stayed monthly at both and I would stay at mission bay over camp land. If it was a weekend trip however I would choose camp land.

Our rate reflects the monthly 31 day discount for a ‘Super site,’ at $46 a night. Our site was only just big enough for us to park a 40’ 5th wheel, while still being able to open our small garage and squeeze in our F350. A full-sized toy hauler of our length would be out of luck. Most of my review will be an echo of what everyone else here has already stated with the addition of our own negative customer service experience impacting our overall rating.

Mission Bay RV is a large asphalt parking lot with minimal spacing and no privacy. The sites are level and while the utilities worked fine, some may find their placement inconvenient (power and water at the far back, sewer off to the side toward the middle). This is not what most people would consider a resort- there are no special amenities and is by all means, basic. However, the location is good for exploring San Diego as long as you are willing to drive (3-10 miles to the beach/restaurants/downtown depending), Uber/Lyft, or walk/bike some (the nearest beach and restaurants are a minimum 2.5 miles). We expected the camping to be a bit noisy, and it was sometimes. We had great neighbors, but we also listened to rigs get power-washed, someone leaf blowing the dirt around their rig, etc., and make no mistake, your neighbors can hear you sneeze or listen to your TV show.

The park felt very safe (no one seems worried about leaving stuff around outside), and we found both the security guards and staff to be friendly, often going out of their way to wave and say ‘hello.’ The entire RV park is surrounded by a fence dividing the CG from a condemned mobile home park. This is where I walked our dog, and the first few times around, I found it a little creepy, empty homes in various states of disrepair including broken windows and doors. However, over the course of a month I never saw any reason to be concerned, and it’s probably more of an eyesore than a safety issue because of the vigilance of the security folks.

There are washers/dryers and bathrooms on site, and while I peaked, we didn’t use them. They both seemed clean but dated, and there are only a few washers/dryers as another reviewer mentioned. We were told that the Wifi was useless (by the staff and other campers), so we didn’t bother, but our Verizon worked fairly well with some lagging around prime hours. There isn’t anywhere to walk a dog within the CG, but there was a path just outside the park along the bay that worked just fine (mentioned above) or the Mission Bay trail is available for dogs before 9am or after 4pm/6pm (depending on the month). The park does allow package delivery, sometimes it goes directly to your site, sometimes the office, but UPS, FedEx, Amazon, and USPS (not individual pieces of mail) are allowed.

I agree with what most everyone has said about this place, and we went in with those expectations… it’s an expensive asphalt lot, convenient for exploring San Diego. However, we had an unpleasant customer service experience during our stay which definitely downgraded our experience. We were provided with some incorrect site/park information, a staff member failed to follow-up as promised, and then that person became needlessly defensive instead of offering to help make it right or even a simple ‘sorry’ or ‘our mistake.’ The lack of care and courtesy changed our attitude from planning our return stay here to choosing other options. That said, we would consider staying here again.

UPDATE: As he requested, I emailed a more detailed account of our experience to the property manager, and he responded quickly and thoughtfully. It's clear that he was genuinely interested in ensuring our experience (and that of other customers) was ideal, and I appreciate his earnest follow-up. As I wrote, we'd definitely consider staying here again, and if we do, I'll make...

UPDATE 5/11/2024 - UNNECESSARY MOVE! The RV resort told us we had to move because someone else reserved the site we were on. I called numerous times to confirm with the front office that the new tenants were still coming. We have been staying long term since September 2023 in the same lot. Now they tell us we have to move because someone else is going to be staying on our site! WHY MAKE SOMEONE STAYING LONG TERM IN THE SAME SPOT MOVE??! And guess where they had us move???! TWO SITES DOWN!!!! Why not take the time to offer that site to the new tenants? I’m sure they would’ve taken it. Instead we had to pack up all our stuff and move TWO SITES DOWN!!! And to make things worse, GUESS WHAT?!!! YES, THE NEW TENANTS NEVER EVEN SHOWED UP!!!! Good job Mission Bay RV Resort! 👏🏽 Another disappointing experience which brings our experience down to ⭐️⭐️. The front office needs help!!! ————————- The resort is a pleasant stay with good amenities. Amenities include laundry facilities, rec room, pool, and jacuzzi. The grounds are in a decent shape. Their security in my opinion could use some help. Since I have been staying here there has been a number of bikes stolen, even while chained! The security guard my girlfriend reported the incident to, did not care and was actually rude to her. Appearance- the campground is decent in appearance but definitely not the best kept. The groundkeepers do their best but I think they are also undermanned. There’s a lot of property space around the campgrounds that are unkept. This may be due to the city owning it or not but either way it’s an eyesore. Front Office - definitely needs help! Every time I go to the office or speak to them over the phone it honestly seems like they don’t know what they’re doing or at the least not all on the same page. This is not just my opinion but the opinion of A LOT of tenants here. They also pick and choose who rules apply to, which is not fair. If I have to leave for 24 hrs because of the 89 day rules then everyone should leave for 24hrs. I will say some employees in the front office are nice and others are rude specifically John! I’ve had to deal with him a handful times and each time he is other than friendly or acts like he is being bothered to do his job. I tried to explain an issue we had with situation and he cut me off and said “sir you can argue with me all you want, it’s not going to change anything!” I was simply passing information to him. If I was running that office I would do a complete overhaul of how business is ran, starting with customer service!!! People who go to the resort are on vacation and are looking for a good time not to be treated awful. I expressed my concerns to management and they were very receptive but I can only assume it was addressed but the change and the word of mouth of the tenants will be the proof. I just wanted to give everyone a heads up of what you will be dealing with if you stay here. This is my honest opinion on the RV resort based off...

I stayed here for one month Nov 2023-Dec 2023. Here is everything you need to know. Nancy is the only person who works here who knows what going on. If you stay for over a month, you get taxes back but only if the guy at the front desk is working that day and feels like doing it. If hes not in, it doesnt get done (his words). I had to sign my life away to stay here for the one month and while the guy was taking copies of my ID, he printed it to a printer "somewhere at campland". They are extremely unorganized. I extended my stay by 2 nights a week before I was supposed to leave. On my original departure date, the guy at the front desk called me at 11:59 (checkout is 12) and asks me why we arent leaving yet since check out is today. I have to remind that I am staying an extra two nights. They have a book full of rules that you must follow but then security decides that day which ones are enforced and which ones aren't. There are signs everywhere saying no ebikes or scooters in the park but they are everywhere. Kids zooming around on electric dirt bikes. I rinsed off my paddle-board one day after the beach and was told no washing allowed on the grounds. Then for the next 2 weeks of my stay, someone was washing their vehicles and trailers everyday and nobody said anything. We decided to wash our truck since everyone else was doing it and was never told it wasnt ok again. I had a clothes line up for 3 weeks. Did laundry every single week and I was right beside the ranger station so they saw me doing it, during my last week they told me someone complained about it so I had to take it down. They have pickle ball courts, when I asked the games room person for rackets, they said the court wasnt on their property and they dont have any rackets. The court is right beside the laundry room so it is on their property. Every single day they were out there with leaf blowers blowing around dirt, stones, etc. My paddle board was behind my trailer, in my back in site where the back of my site was a fence. It was sitting there for 2 weeks during my stay, everytime I went to use it was covered it dirt and dust from them blowing it around. The inside of my trailer got dust everywhere since I like to have my windows open. Truck & trailer also covered in dirt from this. It is really inconsiderate to be blowing this stuff at peoples belongings everyday while they are here. It was really frustrating to have all these rules they make you sign off on following but then day to day what you can do is different. The spot is really nice, they have a long path that follows the bay. Some of the sites are bigger than others, I was happy with the site we got. This is not a bad place to stay, you will probably enjoy your time here but it is just frustrating when nobody knows what...
