We have held our family reunion at this campground over Memorial Day weekend for the past three years, renting numerous units including the event hall (to host around 100 guests), all the cabins on the hill (5–6 two-bedroom cabins), and 8–9 RV spots. As always, we paid in advance and secured our reservations early.
However, just weeks before our arrival this year, we were informed that the campground had changed management. We were also reminded that per their policy, cancellations were not permitted within a week of the reservation. That was understandable.
Days before check-in, we were notified that one of the hill cabins had an unspecified issue and would be unavailable. As a result, we had to shuffle our family’s arrangements to accommodate the situation—no small task for such a large group.
Several family members arrived with RVs on Thursday evening and were charged additional fees to set up early. One RV couldn’t get power because the breaker was faulty and had to be relocated. Another family member had to relocate four times. My own unit required a special adapter due to a faulty breaker—otherwise, I too would’ve had to move.
Two of the cabins on the hill reeked of propane. When we asked for maintenance, we were given air freshener.
The new management was particularly rude and unprofessional. On Friday morning, they harassed our event coordinator—who recently became a widow—regarding parking her boat in a spot where the power didn’t work anyway. When she tried to explain, the manager rudely stated she was tired of customers “telling them how to run their campground.” Ironically, she didn’t even know there were electrical issues or that guests were having to relocate—something that isn’t easy when you’re towing RVs.
After some back-and-forth, the manager agreed to let us park the boat and also promised to provide the chairs and tables we were originally told were unavailable. We appreciated that gesture and decided to continue with our reunion.
Unfortunately, the event hall’s air conditioning was inadequate. When we brought it up, we were told the hall’s max occupancy was only 86, not the 100 it was rented for. We ended up having to buy additional air conditioning units just to host our event comfortably.
As if that weren’t enough, during the event, a staff member (a woman with braids who reminded us of Laura Ingalls) stormed into our gathering demanding we shut off our water slide bounce house—something we’ve used without issue in previous years. When we asked to see the written policy, she couldn’t provide one. She claimed six of our guests “charged at her,” but we have video clearly showing that only three people calmly tried to speak with her, and that she was the one being aggressive and rude.
After all this, we are left extremely disappointed and unsure how to proceed. This campground has been a cherished place for our family gatherings, but under the new management, it has become disorganized, hostile, and poorly maintained. We hope they seriously reconsider how they treat guests—especially returning ones who’ve brought large groups and steady business...
Read moreI stayed a couple of nights in the cabins up on the hill. I enjoyed this location and felt safe staying here. We had previously stayed in an RV for almost a year prior at this KOA location, without any issues until we got ready to leave.
However, there were some concerns with the time spent at the cabins for our most recent stay.
There was a water leak from the ceilings in one of the cabins on the first night of staying, so we had to move to another cabin. The maintenance lady suggested we move to another cabin, so she could turn the water off, so the ceiling wouldn’t collapse. I was a little bit disappointed when we were moved into the new cabin. There was a propane smell coming from the stove around the evening time and the detector went off around 1 am.
I called the emergency maintenance line and no one answered the phone. I left a voicemail for someone to return my call as it said someone should respond within 30 minutes, but no one ever returned the call. I texted a lady from the front office and she told me to go down ask the maintenance person who lives on-site to shut the gas off. He came and shut off the gas after going to get him. At 6:12 am the detector went off again and again at 7:15 am. At this point, I knew sleep wasn’t going to happen anymore, so I got ready to go.
On the way out, I decided to stop by the office to talk to the manager for a refund because of all the issues that I had encountered while staying there for the two nights. She had me wait as she was talking to her team. While trying to tell her my concerns, she continuously talked over me, but later assured me that she would call me back later that day once she had spoken to her boss. Because I had not heard back from her in that time frame, I reached back out via text message to ask for an update.
I still have not heard from her and it has been two full days past the time she was supposed to message with an update. It is very disappointing when the manager will not return your phone calls or provide an update as a professional courtesy. I had mentioned my concerns about the emergency maintenance line needing to be answered in situations like this so they can respond promptly. We arrived in the off season at about 6:15 and the office was closed. We made our reservations on line for 3 nights and when we arrived late we found instructions on the office door that assigned us to spot #39. That spot along with all of them on that same row were the absolute WORST we could have had. There was no way we could have kept our toad on that spot with us so we had to park it behind a hedge row. It wasn't far but we couldn't see it. The next morning the staff said they would never have given us that site but because it was done online that row was given. That is a pretty ridiculous excuse. I am certain that given the park was WIDE OPEN they could have over ridden the computer. They offered a much better spot but because we were settled in, we chose to just stay there. BTW...perhaps a 40' MH would be the max I would recommend for that row.
We were told WIFI was only available in the swim area and office but we had a great WIFI signal where we were at. That was also part of the reason we didn't move.
Office hours were a bit short compared to other places. 9-6 is what they had (perhaps off season hours?) but 8-7 is more typical from my experiences so far.
The sewer connection was so recessed into the ground I couldn't directly screw the sewer hose elbow into it and connect my hose. I had to resort to a donut to get my sewer elbow high enough above the ground to connect my hose.
Landscaping was minimal so we had no problem with SAT TV reception. The lots were not super tight but not super wide either but we didn't feel crammed in. We would like to see more trees as long as they controlled them to not block SAT reception. We were fairly close to a trash bin but a couple more of them might not hurt.
The location is pretty darn good for accessing Lake Conroe and the whole area. Plenty of shopping and restaurants in the area to be had. This is a large park with a couple enclosed dog areas which our 2 GSDs enjoyed.
So, even though I spent more time complaining about some things, we would come back here. Knowing how to work around the short falls we ran into will mitigate the worst of what...
