Terrible management and customer service. There's no way in God's green earth this deserves its current rating of 4.4 stars.
I was lucky to be let in by a resident, and certainly wasn't greeted by any receptionist. Instead, I had to call a listed number only to be told the proprietor overbooked this location and told me my only option was to stay at a nearby absolute dump. It took over an hour of waiting and texting with the manager, but with no other last-minute alternatives available, I had no choice but to stay in a gross, old facility. I'm leaving tomorrow morning for a room I don't avoid spending time in.
I booked through Agoda, and they were no more helpful in sorting out this mess. Beware of their customer service.
Stay far away from any Sunstay properties like this one and Sun Clover Boutique Hotel, and probably many more. And don't believe their ratings for a minute.
Edit: After reading their honestly defamatory mischaracterization of what actually happened, I find it both laughable and sad they're defending such grotesque customer service. The communication was misleading at every step - both through photo and text. In what universe are you surprised I'd leave a negative review? You and seemingly your entire family banged on my door around midnight, implicitly threatening violence and siccing cops on me as you canceled my stay last minute and kicked me out into the rainy night. Read moreUnsure of how to start this but we had really high hopes for this place when we booked it. We wanted to stay outside the old quarter but close enough so location wise, this seemed pretty good and the reviews were decent.
However, upon arrival things started to fall apart one by one. At check in, no one was at the "homestay" and instead it was just some guy running the adjacent restaurant that showed us to our room and asked for the money. It was pretty jarring.
Next, the room. Take the pictures with a grain of salt, they really got the lighting and angles correct while hiding all the blemishes. The door lock on our room was literally falling apart and held together by a screw jammed in at a 45 degree angle. Just about the most unsafe room we've been to in a long time.
Our shower had no hot water when we tried to take a shower, and eventually had to call the owner which then instructed us to head back out of the unit to turn the hot water on. What in the world?
Oh, we also never even got the wi-fi password so I can't even comment on the speed or connection. We reached out to the owner to ask for it (which, should have provided it initially anyways) and never received a response for it.
All in all, a very disappointing stay. Maybe worthwhile if you get it for the "right price". We certainly didn't...

Pro: very kind staff, nice rooftop terrace, good location. The area is very peaceful and quiet. A lot nice coffee are located close to the hotel. I like to support that kind of small hotel. There’s also a kitchen. A/C works very well in the room.
Con: I ask for room with « backyard view » (Hanoi is very very noisy because of the scooter horn) and my window was facing the street. So it was a bit noisy. My « sky room » was a the second floor. It’s a detail but I pay few dollar more to have a backyard view. My last hotel was in the middle of old town and it was more quiet (windows facing the backyard and on the sixth floor.
There’s no coffee (even instant coffee). No housekeeping service. Only one towel in the room and they don’t change it. It’s not particularly clean. Not dirty but I cannot say it’s a clean hotel especially in the bathroom. The bathroom fan doesn’t work, so there’s moisture.
I pay 550000 dongs per night. I mean it’s not expensive, but my last hotel was downtown old town, free breakfast, more quiet, very clean, housekeeping service each day, free coffee for 150k more. But it’s very pleasant to stay near the lake. Sorry for the 3 stars, but I think that’s a...
