It felt like guests are just money to her — if you don’t like it, she’ll find someone else. – Loud construction noise starts early in the morning. – Neighbors often drink and throw loud parties. – Every morning, they blast music while working in the yard. – A karaoke bar 160 meters away plays music so loud that the windows shake. – A 90-year-old woman living in the house constantly watches everything you do. I couldn’t even inspect a parcel without her hovering. – The host’s family turns on the TV loudly at 2 or 5 AM. There’s constant noise outside the room — dancing, stomping. – They sometimes invite neighbors and party downstairs. – No sound insulation — everything is heard clearly. I never slept properly. – Taxis often refuse to drive into the narrow alley. – Ants are everywhere: in empty dishes, in the kettle, on the toilet. I had to wash the kettle with water and dry it before using it. I was afraid ants would crawl into the kitchen from the toilet. – Occasional power outages. – Anyone can enter the house — the entrance is not secured. – In the bathroom, water leaks from a lamp under electrical power. – Geckos live in the room; there are dogs in the house too. One of the most stressful and uncomfortable stays I’ve had. Would not recommend to anyone who values peace, privacy, or basic respect.

I was worried when I saw a previous review saying it was near noisy karaoke bars and construction, and I looked through many reviews saying it was very quiet, I tried it and I had a very good night's sleep on a very comfortable bed, really quiet in the morning. Small kitchen and also washing machine to use. Good location, a quiet local street and easy walk/drive to the old town. Great value Phuong was also very kind, always asking and bringing me fruit. And finally I stayed here for 2 weeks, definitely recommend it I will definitely come back

The lovely vacation 10 days stayed here. Good location. It is not far to the old town but far away from the hustle and bustle. Relatively close to the beach as well. We were provided with free bicycles which was super useful. The room is very clean. Owner and the staffs were lovely people, enthusiastic and attentive, they try to meet the requests and do customers service the best satisfaction. Thank you for making our stay excellent. 🥰🥰🥰🥰

I was worried when I saw a previous review saying it was near noisy karaoke bars and construction, and I looked through many reviews saying it was very quiet, I tried it and I had a very good night's sleep on a very comfortable bed, really quiet in the morning. Small kitchen and also washing machine to use. Good location, a quiet local street and easy walk/drive to the old town. Great value Phuong was also very kind, always asking and bringing me fruit. And finally I stayed here for 2 weeks, definitely recommend it I will definitely come back

The lovely vacation 10 days stayed here. Good location. It is not far to the old town but far away from the hustle and bustle. Relatively close to the beach as well. I've stayed here for over a week and have really enjoyed my time here. I've had no issues whatsoever. I'm in one of the bigger rooms and there is a lot of space and natural light. There is a small kitchen, plenty of storage space, desk space and space to sit and eat meals. I liked it so much that I have extended my time. You see some family members from time to time doing normal house stuff but everyone is very friendly and always there to help! They also have some cute dogs :) You can also do laundry for free here and get a big 20L water bottle for 50,000 which is super handy. All in all, you get so much for the price.

The negative reviews are written by the same person (you can tell they are repeating the same issues in each review), please ignore those reviews. Just someone whose ego has been hurt and feels they need to leave fake...

Perfect! Great location, quiet residential street, easy walking/cycling to both the old town and beach, free bike available at the property. Large room, high ceilings in the living/kitchen/bedroom area along with great a/c provided a very cool, comfortable, spacious relaxing/sleeping environment. Super comfy bed - had my best nights sleep yet on my 6 months travel! Super clean, all facilities I needed for my 7 night stay including use of washing machine. Incredibly helpful host - organised tours/tips on HoiAn/onward travel - such a lovely, welcoming lady. I needed some chilled downtime and Homeland Villa HoiAn enabled me to relax and recharge while enjoying all that HoiAn had to offer. Highly, highly,...
