Great location and fair price, but several details need improvement
I stayed at Kin Hotel Dong Du for a few nights during my trip to Ho Chi Minh City. The absolute highlight is the perfect location in District 1—walking distance from the Opera House, restaurants, bars, and main attractions.
The staff was polite and courteous, though not particularly proactive—no local tips, recommendations, or assistance were offered during our stay. However, they did allow us to check out one hour later without any extra fees, which was appreciated.
The room was small but nicely furnished, cozy, and the bed was very comfortable. That said, cleanliness was lacking: after shaving, hair trimmings behind the sink remained for days, and crumbs were left on the floor and never cleaned. I also reported a slow-draining shower, but despite being told it would be fixed, nothing was done.
The breakfast was another weak point: it’s served at a restaurant downstairs, but the options were very limited, especially in terms of drinks—only black coffee and tea. The breakfast hours are also quite inconvenient, from 6:30 to 9:00 AM, and they stop service strictly at 9:00, with no flexibility.
One strange issue: the air conditioning would automatically reduce itself overnight, not maintaining the set temperature. It would only return to normal function around 8:00 AM.
Despite these shortcomings, the price makes it a tolerable option. With more attention to cleanliness, maintenance, and service, this hotel could become a much stronger choice.

✅ Pros: • Excellent location in District 1 • Comfortable bed and well-furnished room • Fair price • Free late check-out upon request
❌ Cons: • Poor cleaning and unresolved maintenance issues • Unengaged, passive staff • Basic breakfast with limited options and strict hours • Air conditioning reduces automatically at night

Read moreThis is a new hotel that feels like it’s still finding its footing. More style over substance. Everything from the lobby to the rooms themselves seem to be good quality and quite new but the vibes are just…off.
Example - the breakfast is good but is served in a small restaurant downstairs from the hotel that only has seating for about 12. They can prepare eggs made-to-order and noodle dishes but nobody actually takes your order or offers you this, I only figured it out after seeing them brought out to another guest.
No staff at any point asked me about my stay or if I had anything planned for my visit or offered recommendations. This may be a language barrier issue, it seemed like all of the staff spoke only limited English, which is fine, but reinforced my impression the hotel mainly caters to a Korean business traveler clientele (despite all of the signage and literature in the hotel being in English). I asked if they could help me rent a motorbike and it turned into a confusing back-and-forth for 10 minutes before I gave up and opted to figure it out myself. The day before I checked out, I asked if I could get a later checkout because my flight was rescheduled. They told me the latest they could accommodate was 1pm, which I was grateful for, only to be informed the next day at noon by another staff member they had no record of this and I needed to be out of the room no later than 12:30. A late checkout is obviously a courtesy and not an expectation but this just speaks to the lack of communication.
It’s also weird that the lobby is basically a tailor showroom but they don’t actually provide any information about the tailor, so it’s just a bit of a weird elephant-in-the-room.
Overall I had a fine stay. The location is fantastic. The bed in particular was very comfortable, and I think the hotel will...
Read moreCozy and Convenient Stay at Kin Hotel Dong Du : We had a pleasant stay at Kin Hotel during our time in Ho Chi Minh City and honestly, booking this place was the best decision we made. We actually canceled another hotel to stay here, and we’re so glad we did. To our surprise, the staff kindly upgraded our room, and we were given a beautiful space on the 9th floor. While the elevator only goes up to the 8th floor, it’s just a short flight of stairs up, and totally worth it. The room was spacious, clean, and featured a large, relaxing bathtub, perfect after a long day of exploring the city. The hotel itself is stylish and clean, with a cozy, modern vibe. The staff speak very good English and were incredibly helpful and respectful throughout our stay. They even took the time to show us how the record player in the room worked, which added a really charming touch to the experience. One small downside was that our room was right next to a storage area, which made it a bit noisy at times in the afternoon. Still, it wasn’t a major issue and didn’t take away from our overall experience. Breakfast is served in the restaurant just below the hotel, and we were happy to find that they offer both vegan and vegetarian options, a big plus for plant based travelers like us. The location is also a big plus, quiet at night, but still very convenient for getting around. Local markets, cafés, and street food spots are all nearby. Overall, Kin Hotel is a great option for travelers looking for a quiet, clean, and affordable stay in Ho Chi Minh City. We’ll definitely come back next time...
