If I could give negative stars, I would. Our stay at Grace Residences Tower 3 in Taguig was a total disaster.. beyond disappointing! We’re a family of four with two kids (ages 16 and 10), and what was supposed to be a relaxing visit turned into a frustrating mess.
First of all, the condo was dirty. You cannot sleep because of the flying airplane noises. Worst of all, its not just a little dusty, we’re talking cockroaches crawling around! It’s disgusting and completely unacceptable, especially when you’re paying good money and expecting basic cleanliness.
Now let’s talk about their ridiculous pool rules. Since it's such a hot & humid day, after exploring BGC the whole day, my son was really looking forward to swimming in the pool. You’d think after a long day of sightseeing, we could just unwind and let the kids enjoy a quick swim.. but no. Apparently, you need to get “free” pool tickets from an office located on the 7th floor of a different building and that’s only open from 9am to 6pm and waiting time takes forever (we were 3rd in line and had to wait for 45mins just to get these tickets). Who thought that made any sense for tourists? We leave early to explore the city and come back late to rest. What tourist is going to waste time during the day just to line up for a useless piece of paper? To make it worse, the pool security guard was beyond inconsiderate! It didn’t matter that we were actual guests, that nobody was swimming in the pool, or that the tickets were free and was included in our stay! Even after showing messages on my phone from the condo owner he refused to let us swim just because we didn’t have the magic tickets, not even caring that the kids were upset and my son teary eyed. Common sense? Zero!! Hospitality? NONE!!! He didn’t even bother to lift a finger or check with management, it's like, actually helping guests must be too much to ask. Really frustrating!
You can tell the system is broken when staff are more interested in enforcing nonsense rules than actually making guests feel welcome. This place is definitely NOT tourist-friendly!! It’s not family-friendly. It’s not even human-friendly. Avoid Grace Residences, specially Tower 3 if you want a clean, flexible, and enjoyable stay in Taguig. We’ll never be coming back.

First is yung location, it is NOT strategically place somewhere nearby supermarkets, groceries and all things you need to live. Kawawa din if you're a commuter kasi there's no jeep sa area. Plus FLOODED din yung labas na part near city hall so kawawa talaga if you don't have a car. Second, mahirap magbook ng Grab, Angkas or any kasi ayaw nila accept yung place because sobrang traffic and need mo mag U-turn ng napakalayo before makapunta sa condo. So in short - NO WAY OUT, TRUST ME. I worked in BGC and rented here para di ma hassle pero its the other way around!!!! Third, walang signal dito Globe, TNT etc. so no choice but to get a Wi-fi and hirap tumawag or text dito. Last, is the staff. I don't want to write about them pero they are not so helpful kapag may mga dala ka or nagpapatulong to lift things they'll just stare at you at sasabihin "Mam di namin trabaho yan" :( Sad to say pero please DO NOT RENT HERE.

We’re extremely disappointed with our recent stay. One of the main reasons we chose this hotel was for the pool—but unfortunately, we never got to use it due to the hotel’s poorly thought-out policy.
To access the pool, guests are required to secure a day pass, which is only available until 6:00 PM. The issue? We’re on vacation and typically spend our days out exploring. We return between 8:00 and 9:00 PM, only to find that pool passes are no longer available, and the pool is completely empty.
Despite explaining the situation to the guard on duty, there was zero flexibility or consideration, especially for kids who just wanted a short swim before bedtime. It's incredibly frustrating to be denied access to an amenity we expected to enjoy—especially when there was no one else using it.
This lack of basic guest consideration made our stay feel more restrictive than relaxing. We won’t be staying here again, and we don’t recommend it to anyone who values guest experience or...
