Village at Broadstone Station is a fantastic community to live in. The office staff and maintenance are always on top of problems before they occur and any service requests are completed within 48 hrs of submission every time. The amenities are well-taken care of and maintained. The grounds are always pristine and they regularly have grounds keepers trimming grass, planting flowers, and clearing walkways and common spaces. Preventative maintenance at this complex is regularly scheduled and completed seasonally. The apartments themselves are spacious and quiet. I've lived here almost 4 years and love it!
Update - March 2025:
The new property management company that took over for Pegasus is awful. They have added valet trash service, complete with an absurd $25/mo fee that you can't opt out of. Noisy neighbors are the new norm. My last one underneath me was an absolute nightmare to deal with for the entire year she and her kids lived there. My new neighbors are no better and play music late into the night, well past quiet hours (10pm - 6am).
Valet trash service has been added to this complex, so now your walkways are permanently disgusting with garbage juice from the valet trash workers dragging trash bags through the buildings and down the stairs. So the stairs look absolutely disgusting year round and, while Pegasus used to power wash yearly after the spring pollen. This new property management company has power washed the walkways only (not the buildings) one time and the contractor they chose did a terrible job. Stairs and walkways still looked as disgusting after the power wash as they did before it.
There's some resident in the building next to me who has FOUR vehicles parked in the parking lot, all next to each other with car covers, security cameras, and even traffic cones put up on either side of the 4 cars to prevent anyone from parking next to them. This has been going on for months without intervention from property management aside from "tsk tsk!" emails asking for people to be "courteous to their neighbors."
You can complain to the office staff only if you go in person because no one answers their office phone anymore. It just rings and rings. I called in at 2pm on a Tuesday, twice, and got no answer. I had to leave a message and no one has called back yet.
If you do get to talk to a person, don't worry, they will not do anything about your complaint. The only other time I made a noise complaint in 5 years of living here, I was told that I needed to "record it next time" because "we need proof".
So my only option is to call the cops on my brand new neighbors because I work 2 jobs and have to be up at 5:30 am every day. I can't be up till 11:30 pm every night because management doesn't feel like doing anything about rude, loud neighbors.

The other reviews have to be bots or fake because no one who lives here would actually have anything positive to say. The apartments are covered in mold and myself as well as my neighbors have had a lot of bug problems. Your appliances will break A LOT. Donât even worry about calling the front office because they are passive aggressive, rude, and not helpful at all. After living there for two years, being good tenants, and paying on time every month they still have the nerve to charge us hundreds of dollars in âcleaning feesâ when the apartment was left as clean as we possibly could. There is mold growing from inside the walls and contributed greatly to my chronic migraines, when I moved out they immediately started to get better. They have the nerve to slap a coat of paint on the outside of the buildings and start calling it âluxuryâ when itâs just like any other broken down dirty apartment complex. Also! donât bet on having a pool for most of the summer because both years I lived there it opened mid july and would close randomly. Everything in the gym is also broken and theyâve been claiming to be remodeling it for months and all they did was paint. The trash compactor is always broken and overfilling and the exit gate is broken down and unnecessary. Safe to say I will never live in an apartment again and the front office has been no help at all. When they do respond you get a generic corporate answer with no empathy towards your issue. They wonât be getting another cent from me and I hope everyone reading this does the same.
UPDATE: They responded to my review and I can assure you the issue was never resolved but the pictures speak for themselves. They tried to give me a pity settlement for half of the fees and did not try to hear me out at all. They are leeches with nothing better to do than prey on people and take advantage of them for their money. Absolutely disgusting company. The issue was not attended to properly the first few times and it got to a point of frustration where making another work order was exhausting so I started to clean it off myself every time it grew back. I am a single female in my mid twenties, living alone, so finding a mold free, roach free, affordable apartment in a safe neighborhood was my biggest concern. During my search I read reviews for apartments all over the raleigh-durham, cary apex area and most of them were atrocious (roaches and mold). However, the same night i came across VAB on apartments.com i drove around the neighborhood and was astonished at how quiet and peaceful it is. After months of searching, (and giving up), i scheduled a tour the next day and signed my lease a few days after. I've been here a month and i love it so far. Safe, clean, quiet (on the outside). Lovely office staff - Jen, Harris and Richard have all been wonderful any time i've interacted with them. As with any place, there are cons, which I knew to expect from the reviews, and none of these were deal breakers for me. I live near the trash compactors - sometimes they do get very full (like around christmas) but i honestly don't care about that because I spend my time in my apartment, not at the trash dump.After Christmas, the excess trash was removed very quickly. You can occasionally smell a faint gassy scent from the power plant, but it's nothing too offensive, and I often don't notice it. Biggest con is the walls are VERY THIN as mentioned here before. I'm currently listening to my neighbors music as I type this and if it wasn't in spanish i'd be able to sing along with it. Can occasionally hear baby crying, dog barking, muffled conversations. I'm on the second floor and the people above me either have a dog or children because i do hear stomps and occasional loud THUDS. But that's not something management has control over. Knowing this, i try to walk lightly for whoever is below me. In summation, i love where I stay and feel safe and unbothered here, especially when I come home at night. Also, you're close to EVERYTHING. 10 - 30 minutes away from all the best shopping centers, restaurants and malls in the 919.
