Magnolia Park Apartments was my home for about five years and I do wish that I had more nice things to say about the complex, but I simply cannot find a thing. First, the mold rumors are true. I know of at least a neighbor or two who also had mold in their apartments. When brought to the complex’s attention, a maintenance worker came with spray paint and covered it and left. I WITNESSED THIS.

There are multiple ā€œparty buildingsā€ on the property that regularly have groups of people outside of them smoking, drinking, playing music from their cars, grilling, etc. There were about five incidents while staying there that I can remember where someone was stabbed by their girlfriend(which resulted in me waking to blood on my door because I guess the person was looking for help SN: it took the complex a full day to come clean the blood off my door), multiple shootings, an apartment upstairs absolutely flooding into the apartment below due to a bursted pipe, multiple break ins, etc. My apartment personally was broken into back in April which resulted in my final decision to move from the complex. While I am happy to be safe and that my dogs are safe, intervention should have been in place years ago when it comes to safety in this complex.

There is a gate all the way around the complex that does not close in the front which the complex said was being fixed as early as December of 2022 and as of April 2023 still hadn’t happened. There are no cameras or security on the property even though the complex is fully aware of the danger inside. The complex has switched property managers about five times in the five years I had been there which gives you an idea of the disfunction.

Rent was cheap which is why I was there so long but it was slowly rising every year. When I moved in rent in my apartment was 795 and at move out it had gone up to 1055. The pool closed in 2020 and has not been open since, there is no laundry facility, no fitness center, and the garbage bins regularly overflow onto the ground. It is very hard getting maintenance requests filled if your apartment is not flooding, has fire damage, or any other dramatic circumstance.

I can say though that the leasing office staff are mostly nice. A lot of them have been there for quite a while and treat you like family. Due to location, this complex has so much potential but my advice would be to fix up the apartments themselves first and make the residents you have already happy then try to work on getting more money because the complex is simply not worth what they are currently charging. Lastly, on a personal tip, I moved out in April and it took them a month to even inspect my unit and another month for them to call me and let me know how much of my security deposit I would be getting back. Here three months later and I still have not received a cent so do not expect your security deposit back or at the very least in a timely manner at all.

We are giving our 30 day notice today and I couldn’t be more happy. The only good things i have to say about these apartments is that i like the floor plan and the location is convenient.. Im not even going to list ALL of the problems with the community itself but ill give some. Bad kids running everywhere, trash, shooting, yelling all day, police everywhere etc.. I felt like i was in Compton during a riot.

Management is the problem here! Everyone knows it. They are dismissive, unprofessional, don’t care about keeping up maintenance etc. Honestly, they are just simply ghetto. Our apartment was flooded 7 MONTHS ago and nothing has been repaired since. We have literally called and went up there 50 + times and NOTHING has yet to be done. The list of damages ranges from the carpet, the ceiling, plugs don’t work, lighting fixtures don’t work, holes in ceiling, mold from the flood, no working smoke detector etc. Sounds beautiful right?

Oh, and lets not mention how we litterally went a month without hot water! The maintenance team must be a team of crackheads because they dont fix anything. How do you allow such a thing WHILE DEMANDING full rent?

The ā€œComplience managerā€ was given a list of all the dames several weeks ago from me. She pretended to have no idea about any of the damage. However, i definitely told each staff member 10 times. When you are calm and have class (like myself) nothing gets done. Maybe you have to take the rude, weave snatching approach to get your point across. Funny part is that nothing has been fixed even after telling her again! Go figure.

These are the projects reincarnated as ā€œMagnolia parkā€ which is a fitting name because im sure they are simular to the Magnolia of New Orleans.

LEASE AT YOUR OWN RISK! if you have a quick temper, easily provoked, etc then don’t come or you might end up in jail! Leaving the leasing office in cuffs! Best wishes and happy New...

This place is horrible. It started okay back in 2011 when my wife and I moved into building 776/208. Before the multiple changes of management.

Even then we heard gunshots at night, kids outside all times of night and pulling fire alarms waking everyone up. The gate was fixed only for a week before being broken again and it's been broken years ever since.

I was in a bad spot financially and couldn't afford better. We moved to a 2 bedroom so my son can have his own room, that's when more problems occurred. We WERE NOT in the back, we were still upfront, we moved to 792/108 and more gunshots, neighbors in the building across from us are ALWAYS outside! ALWAYS. I went to work at 5am once, they were there. I went outside at 1am to take some trash out, they were there. The only exceptions were when a break in or robbery occurred. Why wouldn't someone rather be inside than outside when you pay rent?

They mysteriously vanish and are nowhere to be found at that point. Coincidence? I think not.

It would be quite Injudicious to go anywhere on property or just outside of the property without a firearm, so if you insist on living here, please make sure you have a gun permit!

Neighbors had cars broken into. My truck was broken into. I've caught someone in my home trying to steal my computer, they were promptly shot of course. Someone tried to rob me in front of my front door January 15 2015, he was also shot. Neighbors car was stolen. Did I mention the gate doesn't work!?!?

Maintenance is super slow! Takes them forever to get anything done.

AC units go out it takes them weeks to service them.
