After nearly two years living on this property, the only positive thing I can say is the convenience of the city. Beyond that, this place is an absolute disaster. • Maintenance: The building is NOT kept up, and BLACK MOLD seems like a permanent resident. Stairways smell like piss, weed and mold! People playfully pull the fire alarm ALOT! Jammed doors and busted glass is normal! • HOA Issues: The HOA is a complete joke, stealing money from residents and harassing them. The leadership is unprofessional and questionable at best. • Cleanliness: The cleaners attempt to cover the smell with Fabuloso, but it’s just a mask for the deeper problems. • Creepy HOA Behavior: The HOA manager is a creep, constantly watching residents at all hours (and yes, it does give off predatory vibes). • Legal Troubles: There are MULTIPLE lawsuits against this property for everything from missing dues to the mold issue. Constantly asking for money or trying to implement fees to line their pockets, nothing to show for where the money goes! It vanishes!

• Amenities: Don’t let the listings fool you—there are NO real amenities. No pool, no clubhouse, no fully functioning gym. The elevators frequently break down, leaving residents stranded. • Safety: This is NOT a secure building. There’s no security, and anyone can walk right in. Car thefts are common—I’ve personally had three cars stolen! It’s also not uncommon for people fleeing the police to run inside.

And if you have children, especially at Hollis, prepare for extra frustration. They’ve purposely removed the pedestrian gate, so you’re forced to either jump the gate or walk all the way around the building.

If you’re considering a home here, do yourself a favor and look at the townhouses instead. This condo will only bring you regret.

My first day here, I Parked in a spot right in front of my window, woke up to a tow driver ATTEMPTING to tow my car. I say attempting because I ran downstairs screaming and he drove away. I don’t even think his truck had writing on it. Probably trying to steal my car. Week later Someone busted my friends window. Pool is out of commission, elevator is always broken, someone stole the treadmill cords out of the Gym, busted the window out of the gym door, the gates and doors to all the entrances are always broken and random vagrants are constantly coming in to vandalize and destroy peoples property. Caught a homeless guy “washing up” in the stairwell. This place is gross af. It has so much potential, but it’s severely ghetto. And management gives you the run around. It took me three weeks to get the key card. And I’ve been here months now and still haven’t received a gate remote. They truly don’t give a damn about...

Don't be surprised by the area this is a growing community that is also going through a transition. There are very dedicated homeowners and also concerned renters. The condo does allow airbnbs. It is conveniently located in walking distance to the Walmart and the Chick-fil-A and one of the best soul food restaurants in Atlanta busy Bee and a great stir-fry place known as Mr everything and a local vegetarian spot called local green Atlanta. It is also located around the corner from the original Bonner Brothers building famous for their hair care products. It is also connected to the MARTA and one stop away from the Mercedes-Benz stadium. There are two communities in this area there is a high-rise apartment complex as well as a townhouse community.
