Location: the location is in proximity to a lot of stuff in Atlanta, but at the same time you only have a couple things within walking distance. Most of the stuff that you’d actually be going to, you need to drive or Uber to. Also living above sprouts and living near this intersection means that leaving the apartment building means you need to add an extra 5-10 minute buffer time for just traffics or even the lights that take 5 minutes to change. Living above sprouts is nice, but driving around sprouts customers is not nice. Starbucks is across the street, but they close their store to walk ins half the time, so you would have to use their drive through if you want coffee THAT bad. Kind of disappointing that they are charging a midtown price for somewhere you have to Uber everywhere for anyways.
Parking: There is a parking garage which is $25/month. However they recently took a bunch of spots and labeled them as reserved but I never got told how to get a “reserved” spot. They also only allow you to get parking spots for people on the lease. Parking for your guests is SO INCONVENIENT. The parking system in the sprouts garage is pay by hour from 10pm-6am, and you can only start paying AT 10pm. Instead of just paying for an overnight spot and calling it a night.
Elevators: Using the call box to let delivery drivers in is tricky because the elevators do not label the floors accurately to tell people how to exit, so often times people get stuck in the parking garages because they look the same as the sprouts garage and you need a key to get back into the building, to get to the sprouts floor.
Management: I loved the management company that was here before, but this new management, not very impressed.
Amenities: I don’t really use a lot of the public amenities, but some are nice. Would be nice if the pool wasn’t closed for the first half of the summer. There’s some patio areas, but people just walk their dogs there and it smells like dog pee. Some residents even use their patios to let their dogs outside so you’ll see people with poop on their patio. They have a couple package rooms with lockers. The package room smells like a dead body. The lockers are 50% of the time full, so Amazon just leaves stuff in a bin, but I’ve never gotten stuff stolen.
Trash: Taking out trash is easy, but taking broken down cardboard to recycling is a marathon. It’s on one side of the entire building and very difficult to get to.
Costs: fees fees and more fees. Whatever company they send utilities through is ridiculous with how much our costs waiver. This is the first place I’ve ever been charged for sewage. They also split some of the utilities between the whole complex and not what you used.
Apartment: Bathroom: Poorly ventilated. The fans in the bathrooms don’t actually ventilate any air out, making it really easy for moisture to stay stuck in their and mildew will grow in your shower and toilet DAILY. There are no drawers in the vanity, so storage in the bathroom is very limited to installing your own little organizers. Water pressure in the shower is great though! Bedroom: INQUIRE ABOUT CEILING FANS. The master bedroom had a ceiling fan, but the second bedroom didn’t. This was not discussed and we had to install our own ceiling fan. Living space: No real complaints. Decent open concept space, chillin one the floor plan you best like. In unit laundry is a plus. However I was told we’d Kitchen: Decent. Fridge has an ice maker. Island is moveable, which is nice. Overall, I think the apartment is good, but I think pricing could be more considerate of the fact that the location isn’t as amazing as something you’d find in the heart of midtown. Read morePros: My two-year stay at the apartment complex was mostly enjoyable. The amenities are pretty nice. The gym is nice and the lounge and lobby are pretty nice as well. The maintenance staff, notably the maintenance guy, was not only nice but also pretty responsive. I didn't have many issues but those I did have were consistently addressed within a day or 2. The overall cleanliness of the grounds was good, though some stairways could use more attention. I only saw one person cleaning what seemed like the entire place by herself. Maybe there were others I didn't see in other parts of the building. The facility is adequately secured, with multiple secured entry points. However, the parking garage doors' sensors could be finicky and occasionally malfunction which can be a pain. Being on Piedmont Rd, the complex was is in a convenient location. Having a Sprouts in the complex and easy access to the Beltline and various restaurants was pretty nice and convenient.
Cons: Despite security measures, the parking garage doors can be a hassle due to finicky sensors and occasional malfunctions, and when that happens, anybody can get into the garage. The unsecured areas of the parking deck where the public parks to shop are susceptible to break-ins, adding a security concern if you have guests parking out there. The complex's congestion during move-ins and outs, especially for those on the north side, is a big challenge. The loading dock is on the south side of the building, so you either have to park out on the street or in front of the office to load things if you don't want to walk the length of the building to use the loading dock. NOISE!!! Units facing the north side are subjected to 24/7 noise from the adjacent Tokyo Valentino, an adult establishment. I was not aware or made aware of this prior to moving in, and before I knew what was there, I looked out my window one day and could see "toys" in the building next door. Cars, arguments, etc. all night every night. While my unit remained pest-free, there were occasional roaches in common areas, particularly in the courtyard. I grew up in the country, so these didn't bother me though they made it into my unit from time to time, as I was on the ground floor. With that, I only saw maybe 2-3 of the smaller ones that I would have attributed to unsanitary conditions during my entire 2 years. The thin walls and creaky floors were annoying, though I find that to be more of a norm in "luxury" mid-rise apartments nowadays. The staff was nice and helpful, but I feel like the experience is a bit tainted by frequent turnover, resulting in a revolving door of new faces in the office and sometimes delays in assistance. The apartments are slightly overpriced in my opinion, but at the same time, i feel it aligns with the prevailing pricing trends in Atlanta. I personally feel that this place is best suited for small families and remote workers... basically those who don't require a lot of space and would not need to move around the area frequently. With that, the noise and congestion, particularly from the club outside the window, impacted my overall experience. This is subjective though, as I opted to move out of the city.
Overall Opinion: Overall, as long as you know what to expect, I don't think there is anything egregiously bad about this complex, and I would say the biggest upside is convenience. Read moreEdit 8/11: All 3 garage doors are still broken and more car break-ins have occurred with no response from management. They are lying to tenants saying that they've hired overnight security while the gates are broken but all they've done is have APD park an unoccupied police car in the garage and no one patrolling the area. I'm also adding in a photo of a flyer that someone left in the elevators complaining about the management team. So glad I'm getting out of here soon.
Edit 7/14: fire alarms are still a HUGE issue (going off in the middle of the night) and the garage doors are STILL broken causing a big car break in a couple of weeks ago (10+ cars). You'd think the building would care more about resolving the fire alarm issue considering it is illegal to have constant false fire alarms (unsafe). They’ve also closed our pool “until further notice” in the dead of summer.
Edit 3/23: the fire alarm issue has not been resolved and the parking garage door has been broken for 2+ months (we pay for the parking..).
I’ve lived at this property since August 2024, and unfortunately, my experience has been incredibly frustrating due to ongoing issues that have been consistently ignored until they escalated to critical levels. The management here has shown a complete lack of urgency when it comes to maintaining basic safety and security standards.
For months, we’ve dealt with false fire alarms—most recently, there were three alarms overnight at 12am, 4am, and 6am. As a parent with a baby, these alarms have caused unnecessary stress and disruption, especially when combined with having to evacuate in the cold and rain. The fire safety issues were so severe that I had to file a complaint with the Atlanta Fire Marshal for faulty systems, expired elevator inspections, and broken stairwell door latches that allowed homeless individuals into the building (all of which are illegal).
The elevator inspections expired in May 2024, and it’s concerning that residents were expected to continue using elevators that hadn’t been inspected since April 2023. Similarly, the stairwell door latches remain unreliable, and I’ve witnessed firsthand the security risks they create, including finding homeless people sleeping in the stairwells, human feces, and someone walking around the communal area with a knife. The fact that I can't rely on the basic infrastructure of the building—whether it’s the stairs or the elevators—shows just how poorly this property is being managed.
What’s worse is that we pay $25/month for a parking space, yet the garage doors are frequently broken, leaving the garage unsecured. We also pay $30/month for a "lifestyle fee," which, at this point, seems like a joke. When your safety and basic amenities are consistently compromised, this fee feels like a ripoff.
I reached out to upper management requesting a refund for the parking and lifestyle fees, given these ongoing issues, and was told that since they are "working on resolving them," they would not be giving a refund.
I highly advise anyone looking at this property to reconsider. The lack of accountability, and concern for residents' safety is beyond disappointing.
