This place is okay for the most part. Though there are a lot of things that could be fixed for sure. The number one thing is the fact that October through almost May the apartment temperature fluctuated between 75-85 for those months. 85 is way to hot. I understand that there are some older folks that live here but that doesn't mean that almost 350+ people should suffocate. Yes my heat was turned off but it was still way too hot. The apartment windows only open about 3-5' for safety reason. Which I get but it doesn't get (barely) any air in. It could be 85 for 3-5 days then it will change back down to 75. Which 75 is a normal temperature for most places. Upon asking they said that it was a law which I get they need to turn the heat on, but 85?! Seriously fix it. The website to which I found this place fibs with their parking. Yes there is a small parking lot that can hold up to about maybe 15-20 cars? I'm not sure I don't actually count. There is no garage, no assigned parking spot. It was on a third party website truily? Something like that. Do not advertise it as so. The elevators sometimes work for the most part. They turned off the power for 3 hours no warning. They were switching from breaker to fuse. They typically will put notices in elevators but there was nothing. Only a couple floors have laundry and they are smallest machines. However since moving in November 2 floors have yet to work. Once my lease is up I will be finding a new place. For my first place it was okay at best. However not worthy enough to sign on for another year. Only two small dumpsters for almost 350+ people. Gets full very fast and then trash is left all over. Please consider getting at least a 3rd one. I had a leak in my ceiling. Mind you these are paper like ceilings. The apartment above me AC/Heater was leaking and no one knew. It created this giant leak marks. I put a request in and even told the staff. It got fixed 7 days later but NOT before the ceiling BROKE and I was left with a hole in my ceiling. I had left several buckets around to catch the water. They finally fixed it after I nearly yelled at them that my cat could have eaten whatever it was and gotten sick. Don't worry it still happened not the breaking the leakage. At that point they hadn't figured that the upstairs was leaking. They did fix it the next day or so and explained why it was leaking. ONLY after I asked. The guy was nice and had no issues with him. Just the building.
Pro: Friendly staff packages are left with them and you have to sign them out. They will also call you (most of the time mostly during the weekday) They have carts if you need to haul something from your car to your room. Mini mart on the first floor. The friendly boardwalk cat that they haven't kicked out yet. Has a fairly modern look to it. Faces either the ocean or the city so that's nice. They once called me to move my car before it was going...
Ā Ā Ā Read moreA hot mess. Yes, great views. Heat and electric included. Concierge to store pkgs. But many, many leaks. Maintainance does respond in a timely manner. But do not look to mgmt for help . It is a minus a thousand stars. Have a neighbor who has her dog defecate and urinate on her terrace area and does NOT clean it for days. The smell is horrendous ( which btw is shared with 3 tenants). As a tenant my rights are violated. I can't even open my window because of not wanting to inhale airborne fecal material and the horrific odor. Besides other disgusting habits, the feces and urine is a healthy issue. Even management has posted signs about tenants having their dogs relieving themselves on the building grounds but appears to accept this hazardous behavior by a tenant in spite of many emails, talks and photos. The windows are nice but in each room , they only open from the top a few inches. Very little air can pass through when it's hot and it is in the winter. Even if you turn off the convector, residual heat passes through. Heat is very good in the winter. There are some very nice tenants but many, many drug addicts and mentally ill tenants. I was in the elevator and a tenant had a syringe š with needle exposed. She was screaming at me in some unintelligible words. Apparently she saw my address in a box that I picked up and was harassing me at my apartment but would hide when I went to the door. Physical fights occur and so many other things. Makes the most run down NYC projects look like Buckingham Palace !!! So if you want a ocean view, you got it !!! If you are interested in a safe , healthy environment for you or your family, you better...

Cons Very limited washer and dryers/each floor does not have a fully equipped laundry room No Gym You have to pay to park outside right in front of the building and to park in the garage is even more expensive Surveillance cameras CAN NOT play back camera footage, so if something happens to you or your car- you're screwed! Carpets in the hallway do not get deep cleaned. There is not enough staff to consistently keep the building clean. Scummy and rusty elevator walls, dirty floors, etc. Complaints or concerns constantly get brushed off by the property managers. There is always an excuse for everything. I wish there was more action, less talk. Weird and smelly residents 8 The Front Desk security is not the best 9 No rent adjustments for times we go weeks without heat/air conditioning. We don't get compensated for the countless inconveniences, but I guess that's not my shot to call Very thin walls so you can hear what your neighbor is saying/doing Some apartments are renovated, others aren't. I have carpet in my bathroom!
I could write a cons list up to 100 if I wanted to. Before you think about moving here, please look elsewhere. Let the Ocean at 101 be your very LAST...
