The units are older but they are working on renovating for a newer look and feel along with new appliances, the price is still a little high for what you get. (This might be more of a complaint for Austin though.) The staff is excellent and courteous, they do their best to make living in this community worthwhile. I had no issue with pests for the two years I was there, the buildings get a visit from pest control every month. Repairs were taken care of as soon as they could be, the bigger issue was the crew being understaffed and overworked. Unfortunately the actions and attitude of other tenants do not make up for the staff efforts. Most people here do not care about anyone around them. There is always trash thrown around, the staff have a hard time keeping up with it. People leave large items around the dumpsters that don't get picked up by the normal garbage truck and will sit for weeks before they can be removed. Some tenants will leave full garbage bags outside of their door for days until animals rip into them, this happened at three different units. People with pets do not clean up after them at all, either avoid the grass at all costs or wear shoes you won't bring inside. Glass bottles are smashed all over the parking lot every single weekend and beer cans left thrown everywhere. Tenants parking in No Parking spots and filling visitor spots instead of paying for the extra parking permit. Broken and unused vehicles sit in spots for months at a time before finally getting towed. Vandalism is constant, the mailboxes and Fitness Center are always messed up to the point they left the latter perminently closed the last month I was there. People who complained about getting their vehicles towed ignored the countless letters and emails explaining the parking guidelines. Parking is out of control and the staff need to do something, towing is part of that something. You can't ignore your lease agreement then whine when it gets enforced. If you're thinking of moving here my advice would be to make a visit late Saturday night and early Sunday morning before the grounds crew gets a chance to clean up on Monday morning. A visit around the time you'd get home from work might be a good idea to see what parking is like before you're in a situation where you have to park half way across the complex every night just for that empty spot.

I have lived in the apartments for almost 5 years and we have not had a Management as bad As Valiant management. Let’s first start off with how they just rig everything and don’t really actually fix it. My first complaint about rigging is of course the mailbox because it has been broken since February and they just rig it close but I can guarantee you after two days of them rigging it back broken Stolen mail is a federal offense so you would think they’d be on top of fixing it Or at least holding the mail in the office like past leasing managers would do This is the first time that we’ve had a problem with the mailbox and it hadn’t been completely fixed to where we get new mail keys. It’s gotten so bad that they took the lock off or someone stole the lock. being aware of this, they still do nothing on top of that. I had put a work order in because my wall has water damage and my shower rack fell off the wall. All they did was drill hole higher than the original shower rack holes and put the shower rack there, but they left holes in my wall that I ended up having to cover myself as a long-term resident, I wish they would take these situation more serious than they do with the parking. I have been waiting on my drivers license for two months and have been back-and-forth to my mailbox and the USPS office and now I’m scared because of them not fixing the mailbox Someone is walking around with my drivers license.

Moving to the gym which I think has been useable maybe 1-2 months of the 2 years I’ve been here. They have it “open” now after someone must have broke in and completely destroyed it and stole most of the equipment.. so now that it is “open” there is only the heaviest weights available, only one treadmill works and no air conditioning or fans.. So in 100 plus degree weather outside, it’s like working out in a sauna.. sure would be a shame if someone passed out and hurt themselves.. they say that there is new management but nothings changed and it’s still disgusting and I’m still paying for amenities that I can’t even use... but hey at least they repainted the parking lines… 🙄

If you value your property, your money, and peace and quiet, do not move to this apartment complex.

In no particular order are issues with this complex:

One of the biggest problems is that this complex never bothers to answer the phone. It just rings and rings and goes to voicemail most of the day.

The pool hasn't been open in over a year. When you call the office and ask when the pool will be open, you get no answer. That is, if the office actually answers the phone.

Second, they've been "fixing" the side gate for almost a year now. Before last thanksgiving, for some unexplained reason, they bolted the side gate of the complex shut, and claimed it is being fixed and is damaged. It isn't, they arbitrarily closed it, making it more difficult to exit the complex. THIS IS A BIG PROBLEM if you walk or own pets you need to walk, because there is NO SAFE PEDESTRAIAN GATE TO EXIT THIS COMLEX!! The pedestrian gate they have is very dangerous, you have to walk across an uphill grass area and then attempt to open the gate (if it is working) and it is a rough step to get over. The only way to exit the complex on foot without the useless pedestrian gate they have is through the very steep front driveway.

People also drive like bats out of hell through this complex. I've nearly been hit by fast-moving cars trying to enter and exit the gate. No one obeys the posted speed limits.

Further, the vendor they use for lawn care has no care for people's private property or their vehicles. My vehicle has been damaged two times by their lawn crew, once because one of the crew members directly blew rocks at my vehicle while I was driving by. Of course both the complex and their management office in Dallas are useless in assisting with this, claiming they have no responsibility for the vendor (a lie and not in harmony with Texas law). This vendor has caused over $1,000 damage to my truck on two occasions. The damage is so bad the almost brand new vehicle needs repainted.

Finally, there is loud music playing almost 24-7 in this complex. They have no security, and there is no one on site to call with these issues.

Finally, the dumpsters are constantly overflowing. Beer bottles and trash cover the grounds from Fridays through Mondays.

Additionally, because the management fails to secure the door on the mail room, the mail room is frequently robbed.

Additionally, the laundry services, for those who may need to use them, are only open 9-430. I found this out yesterday while trying to wash my dog's bedding. HOW DO THEY EXPECT WORKING PEOPLE TO USE THE LAUNDRY FACILITIES if they are only open during working hours.

We pay rent for a gym, pool, and laundry rooms we don't even get to use because they are never open.

Everyone who lives in this complex should be refunded $100 for every month the pool has been closed. My lease says I'm paying for pool access I don't have. Ridiculous. Every resident living here should sue Valiant and Terrace Cove for failing to uphold their end of the lease by not having ANY Of the amenities mentioned in the lease EVER available.

DISCLAIMER⚠️‼️DO NOT MOVE HERE‼️ HORRIBLE take a moment to review the other 1-3 star reviews to get a better understanding of the concerns and issues raised by other residents. move-in experience. Front office told us we could move in at 1 PM, but we didn't get access until 6 PM. The apartment was still being steam cleaned, and we had to move our belongings into a wet space that took 3 days to fully dry. Upon move-in, we found numerous dead roaches and roach fecal matter in cabinets and on the floor. We reported the issue to maintenance, but they took 2 days to respond and didn't thoroughly clean the area, leaving behind a persistent problem. Unreliable water service. Management would shut off water . without notice, then send delayed emails claiming it would be restored by 4 pm. In reality, water often wasn't restored until 7-8 pm, disrupting weekday routines. At one point, water was shut off multiple days in a row. Parking is a major issue. Insufficient spaces lead to people blocking others' cars. Carports are available, but at an extra monthly cost and are largely unused. Meanwhile, maintenance problems persist, making it feel like priorities are misplaced. Understaffed and unprofessional maintenance. With only one maintenance person, tasks are often neglected. Instead of addressing appliance issues, he's often socializing & drinking alcohol with tenants or delegating tasks to the elderly housekeeping staff. Frequently seen riding around in a golf cart, his priorities seem misaligned. A hazardous cable installation posed a significant risk. A cable technician improperly secured an orange electrical cord with zip ties to a water gauntlet and a tree branch, between two buildings. The cord frequently fell to the ground, causing 2 times of tripping hazards and, after heavy rain, laying submerged in water, raising concerns of electrocution. Our mailbox and mailroom keypad have been broken since January 2025. Despite the inconvenience, management hasn't fixed them. This forces me to make unnecessary trips to the mailbox room and USPS to collect my mail, causing frustration and wasted time. I've been without AC for 2 months despite multiple requests for repair. The front office consistently promises maintenance will fix the issue, but no one shows up. We've called up to 6 times in one day with no response or follow-up. This has left us without AC on hot days and struggling to cope with the...
