
If your looking for something long term & family oriented, this may not be the property for you. The property its self is very nice & well kept. I moved during covid & the pics i seen online were amazing! However, once i got here pretty basic. Older with fresh paint. Not the best lighting. Also cracks along the wall, from the floor to the ceiling. ALOT of dogs, normally well behaved but means lots of dog mess in the yards. My issues came at the end of my lease when I received a non renewal notice. I was shocked by this cause I spent about 30 mins speaking with the assistant office manager about renewing my lease and possibly switching to another apartment. She even put me on the waiting list for a yard told me id be getting my renewal next Friday and even the expected increase amount. I didn't get it but thought maybe they were just behind. Well a week later on a Friday evening I left to run an errand & located the non renewal notice on my door, no knock no conversation. First they said its cause they needed to do work in this area where my apt was. I had to call multiple times to get a generic answer of doing work in the area of my apt. But then they finally told me they didn't offer me another apartment cause I had 3 late fees during the last year(my only yr here). She was very uninterested in the conversation. Her email conversation was as if she was arguing to make a point when that wasn't what we discussed on the phone. And she didn't take responsibility for telling me otherwise. I was mad & extremely upset. This last year was the mid and highest point of the pandemic. My 2 yr old son was hospitalized in ICU for 2 weeks and caused me to miss alot of work. The prior office staff knew about this!! However my rent was paid as soon as I could still with in the same mnth just the following check. It took me a few mnths to play catch up. But I always paid my rent in full & the late fee (which is 10%) of your rent. The note on the door was super unprofessional especially when they call me about everything else! But I guess thats just how they do business. I did want to appeal it cause the reasoning & i had proper documentation. But why would i force my kids to live somewhere they aren't wanted ? The property I dnt think is kid friendly. My neighbor(whos lived here for years!) below me constantly complained about my son I guess being loud (whos 2 & weighs 40lbs; which shows how thin the floors are. So if you have kids this may not be the property for you if you cannot get on the first floor. I think it was very wrong of them to handle it that way and very inconsiderate. I will never do business with this company again nor would I refer anyone to live at any of their properties. We were in a whole world that was unpredictable. My icu stay was unpredictable with my toddler and out of my hands. But of course as a business they were all about their money which is fine. But as a tenant & a good one they put me and my kids in a bad situation at a short notice. She knew(asst manager) when we had our conversation about the switching apt that I didn't qualify cause my 3 late payments if thats REALLY their policy she could've mentioned it then to me. And when I asked her to show me in the lease where that was listed she couldn't. Im sure their were ppl who went months without paying rent. I know cause they have sent out several mass emails! So for the comment below telling people to read the lease ... also the management should be familiar as well!
I called and sent an email asking if they could let me out of my lease early (about 2 weeks) and they told me "no sorry we require you to finish the full lease" which i found hilarious. I wanted to take it the legal route at one point and even call the local news. Mid pandemic; with little to no time to prepare but i didnt . I left it alone. What I have found from the Reserve is an average apartment for better or worse. To my understanding the complex is under new management, but I was never around to see how things were before now. The Office when I first arrived was just running out of one of the apartments, their office still being renovated. Perhaps due to this, the office had a tenancy to loose things. They claimed I received documents I did not, and lost the copies I had signed previously. It happens, but it was rather note worthy that in just a handful of times I visited the office they had a couple instances of misplacing things/general unorganized office. They were always friendly and worked to get the issue sorted out, so the team seems to be filled with strong members, and I'll give them the benefit of the doubt of changing office locations a couple times lead to some rough days.
Some of the apartments are being renovated and modernized, what this really boils down to is a new coat of paint in modern colors and replacing the floors with a linoleum to bring a modern clean vibe into the apartments for the late 2010's era of design. At first glance it took my breath away. I was greeted with grey walls with a hint of blue. charcoal and white fake wood linoleum floors. and a fake marble linoleum counter tops (i could have sworn their ads say stone countertops? but maybe that just some units). After spending a few days in my new apartment the cheapness of the renovation started to show up. the Linoleum isn't well laid, it sticks up in many places as perhaps the grooves are not properly aligned. this is especially true around tricky areas such as the toilet and the cramped entryway into the apartment. The Toilet Paper holder in the wall came out of the wall, not having been installed correctly and took me a couple minutes to stick the joint back in the wall and installing it correctly, but once again an example of the team that was hired to renovate isn't doing a great job. The fridge door when opened leans against a corner of the wall, and is damaging the wall. I'm not sure why they didn't install a bumper of sorts to protect the wall from the fridge. I ended up changing out the air-rator in my sink because turning on the water often sent the water out with such force it would get every where.
Current I've called maintenance TWICE for water leaking out from around the base of the toilet. often this is later in the day so maintenance isn't able to get there when it happens. they are unable to see the toilet doing it, they are unable to replicate the issue, so they leave and tell us to call next time. That still means I have potentially gross water leaking out from around the toilet every few weeks.
Parking is awful, there isn't enough spots around my building, so if i work late one night I'm literally parking in the back of the complex to walk all the way to the front of the complex to get home. They did send out an email with new rules for parking that will take effect 20 July 2019, so lets see what that does.
Not everything is bad, its a good sized apartment for about $1300, I'm getting what I would expect. The Gym is open now and its convenient even if half the equipment isn't working properly (I'm looking at you treadmill that says its going 6mps when its really going about half that speed and wont change its incline). The office spent a lot of money in its new lounge area, which is cool- but I personally don't have any sort of use for. maybe a ping pong or pool table would have been a nice way to give that room more values.

As soon As they took over this property started squeezing money from tenants with new policies like valet trash and reserved parking, they don't bother about what trouble it may cause for existing tenants. they should have ask for existing tenants opinion before implementing new policies. I wonder why we have to pay for reserve parking which is not covered. if they provide valet trash as complimentary since they took over this property newly it make seance. Instead they made it as mandatory. for some people it is just few steps away still they have to pay for valet trash charges. i have ordered some birthday decoration items from wish, i received text message from leasing office my packet is arrived at leasing office, when i went there my packet is missing. explanation given by manager and assistant manger is may be by mistake they have sent text message, they are not sure if they texted me really by mistake or my packet given to some one else, no regrades on top it show stupid attitude. I wonder how Roscoe property owners selected this both ladies as manger and assistant manger who knows only two answers for every question. Answer 1: sorry we can't help you. Answer 2: sorry we can't do it. Answer 2 of assistant manager / front desk : I don't know. coming to new rule by Roscoe when extending lease, till now i have seen 2 property owners got changed this is third both previous management provided complimentary services during lease renewal but this ladies removed saying Roscoe don't provide complimentary services for renewal, if you want you can continue or else give us notice 2 months prior. such a stupid attitude. Roscoe owners if you want to keep existing tenants please replace manager and especially assistant manger with some friendly people. if you see referral amount you can guess how many people vacated in this couple of months. one more bad incident today 4/15/2019 is, I have changed my rental insurance from Progressive to AAA and provided hard copy twice today again i have received email saying my progressive insurance is about to expire. from April 1st i got same email 3 times and i have submitted 3 times, they cannot even keep a rental insurance copy safe how can these manager keep entire property safe...? after i received third email i sent replay saying that i have submitted 2 times already then i received assistant manager email saying that my rental insurance is about to expire send proof of rental insurance, no apology mentioned in email for missing rental insurance copy. you can see two emails from JASMINE in PIC one is April 1st and one is April 15th. lastly not a place to live with peace of mind you can expect any kind of surprise charges when you check your emails early in the morning. I can get good referral money but i don't want to refer any of my friend to this place until manager and assistant manager changes. Complimentary from Roscoe No emergency services during weekend. I guess manager and Assistant manager dont want to see people in leasing office that is the reason they are making every thing online, i wonder why they both are required if every thing is online only front desk person is enough to walk throw apartment planning for guests. Roscoe if you like you can implement this only front desk person is enough you can save some money by removing manager and assistant manger, use it on community development program or you can use it for providing complementary services for lease extend's.
