I’ve been living at The Quarterns now for approximately 9 months. The amenities are great, the shuttle service is pretty good (the app is not great, though) and the apartments themselves are very nice. We hardly have had any issues- other than a touchy fire alarm- in terms of any appliance or anything in our apartment.
The 1 star comes from the fact that the apartments are SO expensive for the fact that you will hardly ever have a place to park. I, just myself, pay $700 in rent after the valet trash service (not optional) is charged to my account every month. $700 is a very expensive rent amount for a three person apartment. To be clear, that makes our rent $2100/ mo for a fairly small 3 bedroom. We have to pay an extra $40 if we want a garage pass (even though in the garages there are loads of empty spots) and if you don’t want that, there are literally hardly any spots open past 6 pm. You may see some open spots, but never fear, they are labeled for one of the small businesses that The Quarters has attached to their buildings and you risk being towed if you park there.
Last night, I got home from visiting a family member in the hospital, and it was very late. I drove around the entire apartment complex at the very least 10 times and realized there was not a single spot open. I pulled into a spot where I wasn’t allowed to park and waited for over HALF AN HOUR to see if any cars would leave and I drove around again to no avail. I finally decided to park in a spot meant for one of the businesses and to just move my car before the sun would even rise, so that it wouldn’t be a problem for any businesses at all. It was after midnight when I parked and when I woke up at 7 am to move my car, it had been towed overnight. It was the only car parked in a row of approximately 30 empty parking spaces (so it was clearly taking parking away from customers... that were there at 7 in the morning... right?). It frustrates me to no end that we pay such an expensive rate here to not have a guaranteed spot; it’s even worse that when The Quarters advertises their apartments, on their shuttle buses for example, they advertise that they have garage parking!!! Yes, it’s available for a fee, but when I saw that for the first time, I assumed it was an included thing.

The Quarters is much too expensive for you to not have a guaranteed place to park every single night. It is so frustrating to come home after a long day of class, work, or anything else, and drive around for an hour, just to have literally no other option, and still get towed anyway. There is literally nothing more upsetting to me; like I mentioned before, all amenities are great and apartments themselves are great... but not worth it because of the lack of parking. I would never sign a lease to live here again, even if my life depended on it, and I would never recommend to anyone that they live...

My first year was actually solid — three shuttles, clean property, friendly staff, and a manager who cared. But by my second year, things went downhill. The pool didn’t open until the end of summer, staff turnover became constant, and management started becoming unreliable.
Now in my third year, it’s embarrassing how bad this place has gotten. There’s only one shuttle for hundreds of residents, the property is dirty, and the manager is flat-out rude. The staff can’t keep consistent communication, and many of them gossip about residents behind their backs. The most ridiculous part? If you call with an issue and ask for the manager, staff will literally say, “the manager isn’t here right now” — meanwhile, you can look right out the window and see the manager sitting in the office. It’s honestly hilarious that they go out of their way to avoid doing their jobs, but also sad because it shows how little they care about residents.
And then there’s the pricing scam. They push renewal season like it’s “Black Friday,” pressuring you to sign early, then in July right before school starts they drop the rent by $300 to fill empty units. Garage parking jumped from $30 to $50 with no improvements whatsoever, and rent keeps climbing even though nothing about the units or amenities has gotten better. Why am I paying $300 more this year for the same exact apartment, while service and conditions keep getting worse? The economy didn’t rise that fast — it’s just greed.
The only reason I renewed was because I’m a senior and didn’t want the hassle of moving in and out for my last year at IU. If I wasn’t graduating, I would have left a long time ago.
This place is overpriced, unprofessional, and poorly managed. The staff avoid responsibility, the manager is rude, and the property is in decline. Save yourself the stress, The Quarters Bloomington is not worth it.

Read moreWhen touring The Quarters apartments it looks like an awesome place, but since living here all I have had is problems. I did roommate matching, there was a survey, however they placed me with someone who completely didn't work with me and when I expressed that they said they would try to fix it, but months later, it isn't fixed. Also, one of the biggest reasons I chose this place was not only because they had shuttles, but they also had free parking, one of the shuttles has since been crashed into and even though they have rentals, only the remaining bus can be tracked. Not only that, but the buses are very slow & it's not just because of traffic. They offer free permit parking for residents, however, they keep filling up all the spots with callnet parking, leaving hardly any space for the residents unless they pay for the garage parking. Also, the elevator has been broken for over 3 weeks already, I've heard other talk about having the same problem in other buildings/during other years and it is ridiculous, until it's fixed my disabled relative literally cannot visit me because she can't get up all the stairs. I will say, the apartment managers and staff are very nice people, but nothing seems to actually be done about all of the issues arising.
Update: if you want continuous problems that never seem to be fixed no matter how hard you try, this is the place for you! I've been trying to get out of my lease (a lease they broke) to no avail. Not only that, they're also failing to advertise my room as open even though it has been for over a month, but since I prepaid, they're just taking MY money, with zero efforts to fill my old room or give me a refund that I very rightfully deserve after reaching out so many times and literally never getting help with any issue I had.
