Pros: Convenient Location: The complex is located near a variety of stores, supermarkets, and restaurants.
Safety: We like it here because it does feel safe. Our packages are delivered, and no one steals them. Also, no one is robbing our DoorDash! Oh, and if you lose something in the parking lot or elsewhere, thereâs a good chance someone will bring the item(s) to the leasing office, and the entire complex will be notified.
Communication: Janice, the property manager, is very nice. While weâre not sure if sheâs texting directly, there are mass texts that go out to notify residents about important updatesâlike when the water will be shut off, if someone is parked in a spot they shouldn't be etc.
Snow Removal: One thing we really appreciate is that the snow is consistently cleared.
Cons: Bugs Galore: Carpet beetles, centipedes, stink bugs, silverfish, spiders, and so many other critters will be in your house with you, and they donât even pay rent! Granted, they do have someone come in and spray, but my husband and I have been there when they spray, and no exaggerationâthey only spray 2 spots! Itâs a spritz near the heater and a random spray in the bathroom. Thatâs it! What is that supposed to do? Of course, we live near a forest, so there will naturally be all types of critters, but I believe a better job could be done to prevent them from coming inside and lounging on the couch with my family and me to watch the newest movie.
Maintenance: They do a good job picking up trash around the complex, but when itâs time to come inside the apartment, theyâre nowhere to be found. Now, if you do manage to find them and they enter, it takes a very long time to complete the work. My husband and I have had to handle things on our own (thanks, YouTube!). Also, when you call the hotline, they always ask if they can enter without you being home, and we say NO. Well, one day when I left for work, I had to circle back quickly, and who do I see coming out of our apartment after I said NO!? Yup, maintenance. I was so upset and felt that our privacy was violated! I wonât go into assumptions about maintenance because it could lead down a rabbit hole, but Iâll stick to the facts and what weâve experienced. What I would say is: put a Ring camera in your apartment, tucked away somewhere. My husband and I donât bother calling for help anymore.
Heat: Now, I donât know about anyone elseâs apartment, but for some reason, we canât seem to heat the whole apartment properly. When the heat is set to 72°F or higher, we can only feel it in the bedrooms when the doors are closed. Crazy enough, there are times when the doors are closed and itâs still coldâthe bed sheets themselves are cold and we are just shivering. In the living area, kitchen, and bathroomâforget about itâitâs not warm! To prove I wasnât going crazy, I turned the heat up to 78°F thinking I cracked the code. Well, jokes on us!
Slugs and Mushrooms: No, this isnât a Shrek movie! Legitimately, weâve had slugs come up from the floor and mushrooms grow near my tub because of a leak. The leak caused mold, and it became gross. Iâm not exaggeratingâmultiple slugs and mushrooms!
Online Photos vs. Reality: The pictures online are beautiful, and the place we were shown was nice too. But once we moved in and settled, it was terrible. The rent is going up, and my husband and I decided itâs time to move. We can spend $1,550 or $1,600 on a much nicer, cleaner place, or a house! If you do move in here, just be mindful and check every nook and cranny! I see so many positive reviews, so maybe theyâve gotten upgraded apartments or things are simply working better for them, which is great! But for us, after 4.5 years of living here for work, itâs time...
Read moreI have lived in Hidden Forest for two years now, and having received my lease renewal notice, I have decided to leave this review.
The Good: I live in an upgraded appliance, one bedroom apartment on the second floor. It's warm in the winter(radiant heat) and has a gas range. Washer and dryer stacked units next to the bathroom and two ceiling fans. I have been fortunate to have windows facing east, so there's a ton of natural light coming into the living area during the day. I've never had a single issue with any of the residents or staff at the complex. I have two small closets and a spacious closet in the bedroom which is divided between two sets of doors. Maintenance is fairly timely and has fixed every issue I've ever had at the complex. It seems that the majority of renters are long-term, which builds a sense of community.
The Bad(Under New Management): Now, here are a few reasons why I will not give this complex more than three stars. I've done some number crunching and my rent will be increasing almost 10% per month due to new fees and additional rent increases from last year.
Fees/Utilities: There are quite a few fees that swell the rent at this complex. *Online Utility Admin Fee: for online payments(per bill) *Water *Trash(High) *Sewer(High)
New Fees: (New Management) *Gas used to be partial, now will be in full(New) *Pool Fee(New) *Parking Fee or VIP Parking Fee(New)
Utilities: -Pets: If you have a dog bigger than 25 lbs, you will not be able to keep it here per the pet policy. They also will not allow you to dog sit family/friend's pets for any period of time, like if they were to go on vacation.
Air Conditioners: -The wall air conditioners work well, but are loud. It can be difficult to sleep having to choose between air conditioning and the noise.
Partial Year Lease/Month to month: (New Management) -For a 6 month lease, it's your current rent, plus nearly 10% per month. -For a month-month, it's your current rent, plus nearly 20% per month.
Honestly, I really have enjoyed my time staying at Hidden Forest, but the new fees and increases in bills/rent are having me...
Read moreAs of February 2017 I have been living at Hidden Fore I was not disappointed. My easy first floor entrance led to a largest apartments in Fairless Hills. In all fairness my family helped in my decision. I relied on them for location availability and close proximity to my daughter son-in-law and grandchildren. In a matter of a few weeks I was well on my way to my new home. Except for a few photos this was all sight unseen. My easy first floor entrance led to a large living room with a large closet and dining area. On the outside wall is a triple set of windows which made things bright with natural light. Across from the dining area is a small kitchen which is fitted with a good size range large sink garbage disposal dishwasher and a microwave by the way I bought my own but some apartments already have one. A small hallway leads to the bedroom which I easily spread my queen size four poster bed two nightstands a lingerie chest and a chest of drawers that almost reaches the ceiling. One wall contains two large closets with sliding doors. The opposite wall has a double window which lets in more natural light. In the small hallway between the living room and bedroom is a huge storage closet a stackable apartment size washer dryer and a bathroom shower in tub. The leasing manager and maintenance crew are all friendly and helpful. Any questions or service are handled promptly and professionally. I am never disappointed! There is also a lovely pool available to the residence and guests during the summer months. Since hidden Forest is a pet friendly community complex it provides bags to scoop your pets undesirable droppings that is unless of course you don't mind finds up to $200. We like a clean walking area for a...
